Pros: Fantastic location near Path train & 1/2/A/C/E/R/W/4/5/J/Z trains Friendly greeter/maintenance/appearance staff Quiet afterhours Cons: Year-round scaffolding around the building Usually only 1 elevator working for apartments. On floors 2-12; on the higher floors, only 2 of 3 elevators working Owners money hungry and proposed to increase my rent 79%, no negotiating Rooftop terrace under construction year-round Gym has older equipment and some needs WD-40

Pros: N/A, none, literally none Cons: Where to begin. Mold grows in the toilet and shower over night. Ongoing construction and majority of the year you aren’t allowed on the “rooftop deck”. Wallpaper in the hallway is peeling, holes in the horrid hallway carpet, at least one elevator is down constantly. Our internet, hot water, and AC have also been down numerous times since moving in. Management simply doesn’t respond to maintenance requests. This is truly the furthest thing from a “luxury” building - and they increased our rent by 80%. Hilarious! Advice to landlord: Quit, bulldoze the building

Pros: An okay location? Cons: Management company is a bunch of criminals who do not care about their tenants AT ALL. Advice to landlord: Care. Do your job. And stop the money grab.

Pros: Good smelling lobby Cons: Bedbugs, indian moths, floors of your apartment that literally come up in chunks and maintenance doesn’t want to deal with it, when 90w decided to send a renewal offer that was double what pay now (a extra $2,000+) for a studio apartment. Advice to landlord: How about you don’t send horribly timed renewal offers to residents who have lived with you for years? Why don’t you respond quick? Why do you not care about pest control in your building?

Pros: Gym is decent, I like the front desk and maintenance staff. Cons: Management and operations especially in relation to leasing are very non responsive and slow. Agents I worked with were also rude and not helpful. Advice to landlord: Get dedicated managers to respond to tenants
