Unit 12-W Pros: - Friendliest staff! - Very clean building and nice appliances - Secure package system (I never lost a delivery the entire time) - Steps away from the West Side Highway bike path, and the 1/R/W/4/5... I felt like I could get almost anywhere in Manhattan very quickly Cons: - Laundry is expensive ($3.50 for washer and $3.50 for dryer, and my clothes were never dry after one load) - Lounge/gym area closes at night

Pros: -Great doormen/cleaning/maintenance staff, maintenance guy would always follow up on any repairs when I saw him in the hallway -great location, nice views, easy to get around the city -packages can be retrieved anytime from the doorman -apartments are pretty spacious for the price -maintenance requests are tended to pretty quickly, esp if it’s a pressing issue -laundry in each floor -lived here for two years during college, great for Pace students -easy online rent payment system -some cute cafes around -They just built a Whole Foods 4 blocks away which is super convenient. Cons: THE BIGGEST CON: management. Good luck trying to contact them. Even for pressing issues, you need to email them 5 times and call them 10 times to get a response. They never answer the phone (the 1 west extension does so I would call them and they would have to ask the 90 Washington management to respond to me). This was incredibly frustrating, issues would often take weeks to resolve or even get an answer. -heating system is always broken and maintenance can’t fix it. It needs to be reset all the time which is annoying -constant construction (based on other reviews it has been up going for years) which results in noise throughout the day -terrace was open my first summer here, last summer it was closed. Still had to pay amenity fee -high rent increases upon renewal but I was able to negotiate -laundry is incredibly expensive ($3.50 a cycle), the washing machines are dirty and small, and the dryer almost never dried my clothes in 1 cycle. No option for larger machines to wash bedding or bigger items. -Gym is pretty nice but the hours are 6am to 9pm. I wish it was open longer, especially since after 6pm it gets super crowded with everyone trying to workout before it closes. Not sure why it can’t be open 24/7. -no ventilation in the bathroom so it gets really steamy after a shower -hot water is down sometimes, but they will email before it happens -I have had 2 water leaks in the time I’ve lived here from the ceiling. Maintenance doesn’t know how to fix it so they just painted over it. My windows leaked when there was heavy rain. -electric bill was incredibly expensive (over $200/month in the summer when A/C was in use) Advice to landlord: Please please please hire some more management staff that can respond to emails and phone calls.

Unit 11E Pros: Spacious apartments. Good location with lots of train access. Close to the water. Very kind doormen and staff. Cons: The trash chute has been closed for months. In the time since it closed I’ve developed an infestation of baby roaches (HUNDREDS of them) in my pantry. I also have concerns of severe mold exposure in my apartment as I have had a chronic cough for a year and a half now. Bathtub is constantly chipping and I had a severe water damage issue in my shower due to a shoddy tiling job. Pieces of the parquet floors come up often. Most of the equipment in the gym is often broken and the roof has been closed for a year (I am still charged a monthly amenity fee, mind you…) Scaffolding has been in place outside of the building for years with no end in sight. On top of all of this I received a nearly 100% rent renewal increase (98.8% increase, to be exact.) Advice to landlord: Put effort into actually fixing issues with the units for the long term as opposed to short term bandaid fixes.

Unit 26M Pros: Great space, amazing location - close to trains, battery park, wall street, etc. View of the harbor & Governors island. Doormen are amazing. Lobby is nice and spacious. Laundry room on each floor Easy to get anywhere in the city from here. Cons: The shared outdoor space has been under construction for over 2 years with no indication when it would be completed. We were told a couple months when we moved in. Got a deal during covid, rent is now doubled. Water pressure is a little low, but not bad Outside windows have never been cleaned and do not open enough to clean them myself. Some parts of our apartment need replaced, but are not broken enough to have management fix it. Advice to landlord: Apartments need improvement

Pros: All of the staff, and other tenants, are very polite Cons: The building manager couldn’t possibly do less. The roof has not been open in 6 years Advice to landlord: Be more transparent

Pros: Building servicemen are responsive Cons: Continuous construction so the terrace is open only a few months a year, if that. Scaffolding has been around for years

Pros: Pretty nice building overall Units are quite spacious for the price, relatively clean, and some have great water views Front desk staff is pretty cool/helpful Cons: WORST management ever. It is simply impossible to contact them, even for time-sensitive issues. I don't think they have ever picked up the phone when I have called. My lease was expiring and I requested a call back to discuss my renewal and availability of other units. They took 3 MONTHS to return my call and of course by then I had long moved into a new unit so it was a pointless conversation. If you ever email them, they will often take weeks to respond (if at all) and give a cryptic and unhelpful reply. So, you then have to try to email them again and the cycle repeats. I'm convinced that I will never see my security deposit every again. Good luck getting that back. Management will also happily raise rents to astronomical levels out of nowhere. They raised my rent on the renewal by $1,200. Advice to landlord: Nice building, but dealing with management really kills the vibe
