Pros: The apartment has beautiful high ceilings and is renovated with washer/dryer. The property manager is also very responsive and helpful. Cons: Not great pest control and area does not feel safe

Unit 43b Pros: Unit was spacious and had great light; apartment building location was convenient to subway and restaurants Cons: Awful smell coming into the units from the subway restaurant on the floor level; the windows needed to be replaced or soundproofed, you could literally hear every single noise off the street and it's on a major road; landlords did not clean my apartment after the last tenant left, it was filthy when I moved in; water pressure in the bathroom was truly nonexistant and they wouldn't fix it or even allow a 3rd party plumber in to measure the water pressure; security measures in the foyer are a joke because even if they catch someone stealing your package (as they did with one of my packages, because there is no secure package room in the building) they refuse to publicize it to other tenants or to help you report it to police; the landlords make plenty of money but don't invest any of it into the building at all. Advice to landlord: Put some of the money you make back into the building, beyond simply renovating units to jack up prices and get more rent.

Unit 43a Pros: Neighbors who have lived there for a long time. Cons: Building owner is Shamsy Baradarian, and managed by her son Sharone Baradarian. These folks harass their tenants constantly. I’ve heard incredibly racist things come out of both of their mouths. They refuse to make any necessary repairs, causing undo hardship on residents who aren’t in the position to fight back. They tried adding an additional security deposit fee on my lease after requesting a reasonable accommodation for my disabled mother who visited during the 4 out of 12 months the elevator was down in 2024-2025. They’ve threatened people with eviction who were stuck in the elevator multiple times in a single year. Pretty sure there’s a busted sewer line on the first floor that no one cares about, the building is filthy, the super and building staff almost all have the same nasty attitude as the landlords - and they will absolutely harass you for exercising your tenant rights. DOB will not help. Advice to landlord: Get a different job

Unit 35A Pros: Decent location right off the 2/3 train Gut renovated unit with washer/dryer Cons: Constant indoor smoking and no ventilation in the halls Filthy hallways - trash spills, cigarette/blunt butts everywhere Stolen packages every week Normal bugs but inconsistent pest control Advice to landlord: Keep it clean, reduce the smoking indoors

Pros: The management team of the building is very responsive to issues in the building. Cons: The feeling of living in a dorm room with the noise levels of the neighbors.

Unit 17B Pros: -Recently renovated rooms -Relatively chill landlord as far as they go -Close to subway, parks, grocery stores, buses, restaurants and the like -Lots of natural light -Diverse occupants; longtime Harlem residents and newcomers alike -Working elevator, if a bit slow -Attitude of landlord seems positive with improvement in mind; whether that is at the expense of current residents is yet to be seen Cons: -Package area can be a bit messy and is unguarded -Small roaches -Buzz in system a bit tricky to use -On the main drag, so there is a lot of noise at times -Not the prettiest street, though this is an issue with the city. Lots of garbage and rats on the side street, and litter on the main street. Advice to landlord: Increase the frequency of pest control to bimonthly in the summers, add a security camera or other deterrent to package area until approval for Amazon locker

Unit 16 Pros: The managers are responsive. The super is live-in and available. The porter is super nice. There was NO BROKER or BROKER FEE. The door buzzer can hook up to multiple cell phones so you can let deliveries/guests in remotely. USPS has access to a parcel locker. The hot water gets very hot. Has an elevator. Cons: Due to the short time between move-out and move-in, our apartment was only "broom clean" when we moved in. Could have probably used a deeper clean between tenants. We get some roaches. Advice to landlord: A community bulletin board would be nice for talking about stuff like trick-or-treating, advertising babysitting/petsitting, etc.

Pros: Close to the train, restaurants working elevator Cons: - Lots of packages stolen, owner does nothing to secure the mail area refuses to get cameras - No online rental payments - Building smells -No hot water atleast once a month, terrible water pressure - roach issue - Chicken spot on corner creates constant noise and activity at night - Owners have attitudes and terrible tenant communication. Advice to landlord: -Invest in better mail securement area and cameras , people pay too much rent for packages to be constantly stolen and nothing to be done about it. -fix the water pressure and hot water FOR GOOD - reply to maintenance emails - There should be laundry in this building
