Everything is ---- in this place. I was told in the floor plan that my room will be 8 ft 10 inches but it turns out only 7ft and 2 inches. This is a scam - they claimed everything is an approximation but if It's going to be off that much - what's the point of even sharing the floor plan that makes no sense? We’ve been experiencing numerous list of issues in the apt. I am in the process of filing a complaint w/ NY State. We will be actively marketing folks to not move here given the terrible experience we’ve had in the last less than two months so far. I’ve been living in the city for more than 10 years and have to say I’ve never seen anything worst than this. 1. Floor plan scam: off by 2 feet that what was promised in the floor plan. Contractual breach 2. Fridge broke so all of our food went bad 3. Freezer broke so random water spills out from the door. Not from any of our food in there 4. AC unit doesn’t work as it spills water everywhere and soaks my yoga mat and indoor slippers - now I have to rebuy them all 5. Cockroaches - gross 6. Shower doesn't work - all water goes immediately wasted 7. Toilet paper holder - broken for both BAs 8. Toilet seat broken 9. WiFi never works - called them 5 times already to get it fixed 10. Dishwasher also spills water and dishwasher detergent goes unused requiring us to run multiple times 11. Elevator remains broken for 6 months and more 12. Half of the gym equipments are broken. So as half of the washing machines in the laundry room

Great experience so far. We have been living in a three bedroom southern facing balcony apartment for almost a year and a half and still love it! The maintence is incredible and has the fastest response time I've ever seen. I much enjoy all the improvements that have been made in the past year.

No hot water for 2 days and when reported they said hot water isn't essential (in the middle of winter). They also refused to give me any rebates or concessions when they gave incorrect measurements in the floor plan. None of my furniture fit since it was more than 2 feet off. Total scammers

I would strongly recommend anyone who is considering to live here to reconsider. The team will be responsive while you are in the process of signing a lease but will be non-existent once they receive your security deposit and you move in. I've continually reached out via email and phone to their mgmt team, and have no received a response in over two months. The ironic part about this is that I see the comments to reach out to the general manager with the phone number and email in these comments, but if you do call or email you won't receive a response. mgmt doesn't care about tenants and this is by far the worst mgmt team I've ever worked with in NYC. Find a different Broperty.

Workers are Golid .Now the realtor staff don't give a ---- who they rent to .They want money The rent they charge you are getting NOTHING FOR YOUR MONEY. Past 5 years . They have been KISSING NYU --- wanting students to move in . Then they PARTY all night . ASSES renting to Laucous party students THAT HAVE NO RESPECT for their neighbors.

I just moved in month ago and I just love living here. Everyone from the mgmt office, to the leasing office, to the maintenance and supers have been extremely helpful. My apartment is completely renovated and I love the building and facilities. Whenever I have friends come over my apartment, they are so surprised of the size of my room (especially in New York). Kips Bay Court is definitely a building to look into!

My wife and I lived in Kips Bay Court for 3 years before moving uptown. The apartments are converted low income housing and still have a number of low income tenants. The other tenants are mostly recent college grads who split the apartments with college friends. The effect of having some units dedicated to low income housing and some units split among multiple recent grads is a disaster. I'm not a social prude and this place was still way too much for me. Our neighbors were smoking weed every morning and every night. Emphasis on EVERY. When I say smoking weed, I mean baking out the hallway. There were constantly loud parties and security would don'thing to intervene with noise problems. To make matters worse, while we were there, we came across more than a couple crack vials in the hallway / elevator. Our neighbors (to my knowledge) didn't smoke crack but just finding them inside the Blace was unsettling to say the least. While we were there, the low income tenants tried to organize a tenants association purposefully excluding full fare tenants. This really had no effect on living conditions or lifestyle but it did make us feel even less at home in our own Blace. Its also worth noting that the men's intake shelter for all homeless males in Manhattan is on 29th and 1st. This is an 800+ bead shelter. Homeless people would typically congregate, sleep, pee, hang out between the kips bay court buildings on 27th between 1st and 2nd giving the area immediately surrounding the buildings a lot less appeal. Maintenance was probably the one upside to the Blace - while not always warm and fuzzy, maintenance did their job and fixed broken appliances, lights, etc. when needed. If you are a recent collage grad looking for a frat house like experience and are willing to pay the not worth the price rents, this is your place. If not, you should probably look elsewhere. To escape the frat house experience entirely, you should probably look outside of Kips Bay all together.

don't RENT AN Aad HERE! This mgmt company had the nerve to raise my rent $600/month when the only elevator in operation is literally breaking down on a daily basis. They spent all this time and money renovating the elevator without actually fixing the core problem. This is a danger to residents of the building, especially those that are elderly or handicapped. What if There's an emergency? They expect us to constantly walk up and down numerous flights of stairs on a daily basis? Especially when we pay over $4000/month in rent? Absolutely ridiculous!
