I am so surprised about agent Tony's serive at this building. I guess he is making enough from other customers so he doesn't have to serive customers? I think it's really bad energy~!

I never made it past filling out forms with this building. I make well over 180 grand a year, because I have an income from NY and another state, which means I travel back and forth. The leasing agent refused to rent to me because he didn't like that I am not in NY full time. ????? I thought this is New York City??? Cultured, worldly....not afraid of traveling to another state for work???I think the management belongs in Arkansas, where people believe in sticking with their own kind...or something. The apartments I saw were huge, but I saw LOTS of college kids looking to turn 1 bedrooms into shares by putting up tension walls. This may be why the leasing agent wouldn't deal with a grown up with a grown up job- he is all too used to dealing with irresponsible college kids. Glad I didn't end up at this building- I am too old for a college dorm.

Has anyone tried to negotiate a rent reduction. I have the same problem as a previous poster. I lived in the building a long time and pay $3200 for a studio, whilst the same apartment is now renting for $2495. I would like to ask management to reduce the rent to the market value. It seems they treat their new tenants better than long time loyal tenants.

This is the worst possible place to live. Here's why: 1. The building is constructed directly above the 2,3 subway line. That means that every time the subway passes by, the entire building will rumble and shake. I am not kidding. It sounds absurd, but you've got to experience it to believe it. I should have known better and should have caught this before I signed the lease, but I didn't. 2. The management is horrible and there are no provisions in the lease that allow you to break the lease early. The only way out is if you find someone to take over your lease. I'm a lawyer and briefly researched this issue, and it looks like in New York, such leases are not valid. Way to go, Rockrose. 3. There is absolutely no sunlight on the lower floors. 4. Rockrose mails the rent check later and later each month -- are they TRYING their best to get their tenants to pay late fees?! Stay as far away from this place as possible. I started living here in 2008 and CANNOT WAIT TO GET THE HELL OUT.

I have been living here since May 2005. Building is beautiful & fast elevators. Valet services, Maid is superb & you get your dry cleaning fast & it gets delivered to the doorman if you can't pick it up. MAITENANCE is quick with work orders!! The building has its own garage. Doorman is very professional & nice. Close to all trains - 2/3, 4/5, J/M/Z, R/W... Make sure you can cover 45 times the monthly rent! Rent is usually $2k and over

The management sucks!!!!!!! My apartment was burglarized on the night I moved in. There were items missing from the apartment including a laptop. There were no broken locks which narrow down the possible suspects to the building staff that have keys from each and every apartment. I brought it up to the management and requested access to the video records taken by the cameras placed in the building. Strange enough the management refused to give access to these recordings. Do not be impressed by fake and pretended professionalism of the management staff. Among the trustworthy ones there are truly perpetrators that will not hesitate to come into your apartment and steal without shame or fear of being caught. I deeply regret choosing to live here!! Shame on the Management of Rockrose Development Corporation at 45 Wall Street for failing to protect its tenants and for the lack of cooperation in solving the matter!

Pros: 1. Close to lots of subway lines. 2. Extremely wonderful and helpful doormen. 3. Beautiful rooftop gym. 4. Super safe. 24 hour guard. 5. If you like shopping, there's a Tiffany's, Hermes, and a BMW dealership in a 2-block radius. Also multiple Chase ATMs. Cons: 1. The lobby consistently smells funny. Like throw up. 2. Hallways are dingy and reminiscent of the hotel in The Shining. 3. High rent but low quality rooms. 4. Tenant demographics have recently tilted towards the early 20's range, making the building on a Saturday night seem like a college house. 5. Loud - you can hear street noise as well as construction from William Beaver House. 6. 2 laundry rooms to serve the entire building. Come on now, really Rockrose?

Really like the building and loved the size of the apartments compared to other luxury buildings around. Fun building and area has grown a lot in last year. Downtown is the new uptown except the buildings are way nicer. Tony the building manager was nothing but great to me. I guess sometimes he can be a ----, but to me he was great and very informing. I wasn't left with many questions and he was very upfront which I liked. Love the building and recommend for people to move there.

45 Wall is awesome. The rooftop terrace is fun, you can smoke herb from there and no one cares since there's bunch of other young people like myself. The top floor (close to the top) is basically where the terrace, lounge, and gym is. The gym has AWESOME views. I loved running there at midday when no one was around. The lounge is clean and has comfy couches with reliable wi-fi. The place was CLEAN, BEAUTIFUL, well-built, friendly, and had all the fantasy of Wall St. Since it was an old office building the construction is excellent, and I NEVER heard me neighbors. Just a note: if you're looking try not to get a place next to the elevators because you will hear the machines running, I sorta liked it cause it wasn't too bad and sometimes pleasant since my apartment was DEAD QUIET.
