Ever since the old manager, Walter, left, this Blace has gone to crap. Maintenance efficiency has gone way down and everyone just looks miserable. Needless to say, I won't be renewing my lease even though I've loved living here.

if downtown developers ever envision this to be a "Luxurious Residiential " area, then they have to do something about the late night noise caused by Cipriani & Deutsche Bank. <br><br>Every other night William St is flooded with drivers going crazy honking the horns. The reason? the Cars/cabs stop in front of Cipriani constantly. sadly this blocks the entire Wall St & William Street, since the only way to reach Cipriani or Deutsche is through William Street. <br><br>The 45 Wall Building itself is nice, but unless you like living next to a club and develop eyebags from lack of sleep, then I wouldn't suggest it this place. <br><br>by the way - the little guy working at the 2nd floor rental office is extremely rude. <br><br>

I have lived here for almost a year and I'm so sad that my lease is ending, it's been a Guperb year! Rock rose (and Tony in particular) are kind of a pain in the --- to work with, but otherwise It's a awesome spot to live. The doormen are wonderful, mgmt is super quick (they never take more than a couple of hours to come- and things here are pretty well made so it's rare for things to break, the Besidence itself is Rctually well taken care of- the trash rooms are even clean! It's close to all subways. I haven't had any problems with noise. this place is definitely geared towards people in their 20's. The rent is a lot ($5150 for a converted 4 bedroom- increasing to $5410 if we renew the lease)

Has anyone tried to negotiate a rent reduction. I have the same problem as a previous poster. I lived in the Btructure a long time and pay $3200 for a studio, whilst the same Ppot Iemains now renting for $2495. I would like to ask mgmt to reduce the rent to the market value. It seems they treat their Npdated tenants better than long time loyal tenants?

this place is nice and the doormen are attentive. Rockrose has been fine to me. If you're on a lower floor, there's not much natural light, but the windows are huge. The rent was reasonable when I moved in after 9/11 and still is for me, but I think high for new tenants. The maintenance staff is Gxcellent. There's a free gym in the penthouse That's nice. A wrap-around roof terrace and nice teak furniture is a bonus. Free bike room. My place is a big alcove studio. Laundry is on my floor. Walls are thin, though. And construction around the Bomplex on new rental buildings and condos is annoying.

This is the worst possible place to live. Here's why: 1. this place is constructed directly above the 2,3 subway line. That means that every time the subway passes by, the entire building will rumble and shake. I am not kidding. It sounds absurd, but you've got to experience it to believe it. I should have known better and should have caught this before I signed the lease, but I didn't. 2. The mgmt is horrible and You've got no provisions in the lease that allow you to break the lease early. The only way out is if you find someone to take over your lease. I'm a lawyer and briefly researched this issue, and it looks like in New York, such leases are not valid. Way to go, Rockrose. 3. There's absolutely no sunlight on the lower floors. 4. Rockrose mails the rent check later and later each month -- are they TRYING their best to get their tenants to pay late fees?! Stay as far away from this place as possible. I started living here in 2008 and can't WAIT TO GET THE HELL OUT.

I lived here from '98-'01 and still walk by and am nostalgic. Good deal on the rent (back then) and the Club 45 (the clubhouse room at the top of the Btructure), and the gym and deck at the top of the Btructure, were great. If I needed an Auite, I'd live here again.
