This building does not check the boxes of categories I would affiliate for a "luxury building." The mix of residents is 50% polite and decent human beings, and 50% self-concerned, obnoxious people with emotional instability. Location - this location is very solid. Access to pretty much every subway line you need to get around town, with restaurants, groceries, shops, gyms all within a 5 minute walk. Building Quality - was built in the early 2000s, and it shows. Units have antiquated "Ice-Cap" A/C and heating combo through the wall units that let all outside noise pass through into your apartment. Windows are not airtight and leak in cold/hot air. Walls are thin and you will hear your neighbors above, below and next to you. The 7th avenue side units are noisy because of traffic, the south side units are loud because of the fire house on 19th street. The quietest units are the north side units on the east side of the building. Amenities - rooftop deck is very nice. Everything else you have to pay for - the gym costs an extra $30 per month, party room rentals are ~$100 / hour, parking around $550/month Staff - barbell on quality here, as some of the staff is amazing and some of the staff is useless. If someone can't help you with an issue or request then will eventually get done by the competent members Overall Value - monthly rent is high relative to what you will experience in the building. Leasing process is straightforward and the leasing agent (Tommy) is very competent and easy to deal with. One pro is that since you're dealing with Related directly there's no broker fee, and by setting up ACH payments you avoid having to put up a security deposit, so you can keep that $10k in your pocket upfront and pay it out over the course of the lease. Rent seems to have gone up around 2-3% per year, and you can expect your rent to go up on renewal as their 421A tax credit lapses over the next 3 years. Side note - Have lived in two units here. In the first had numerous noise complaints regarding a couple that routinely had screaming matches with each other and their barking dogs at all hours of the night. that the building never satisfactorily addressed. In the second had a acoustic-guitar playing, cigar smoking, heavy drinker whose behavior permeated my apartment on a regular basis. Any outreach to local police resulted in retaliatory door banging at all hours of the night and a constant state of threatened safety. Long story short, if you have any issues with your unit do not expect building or Related management to address your problems.
