Unit 313 Pros: Nice amenities and large apartments. The super is incredible. Cons: There are leaks everywhere, fixtures break off from the wall easily, etc. Advice to landlord: Stop cutting corners!

Unit 403 Pros: Gorgeous facade, parking lot, laundry room, garden. Cons: Building has some serious issues, despite (or because of) being new. Leaks are widespread, and as a result, some units have serious mold issues, and the landlord delays addressing them. A pregnant tenant was in one of the units with serious mold and had to move because it was not remediated. Nice amenities but swiftly falling apart. The black side of the building gets extremely hot in the summer, doors and windows are not sealed properly so heat and cold escapes, escalating utility costs. Gym AC does not work. Property Manager lies at every convenience and is terrible at her job. OUR UNIT WAS RENT STABILIZED AND IT WAS KEPT A SECRET. WE WERE OVER CHARGED FOR YEARS. Advice to landlord: Things will only get worse if you don't address damages now

Unit PH1 Pros: Darien, the super, is the saving grace of the building. The building is poorly managed, emails do not get responded to and construction to improve facilities are not done in a timely manner. But Darien keeps the building clean, is friendly and goes above and beyond when it comes to helping the tenants out. Cons: Building management sucks. Christina cherry picks who she wants to. She also lies & has messed with peoples personal property. Advice to landlord: Get a new building manager.

Unit 100 Pros: Leaving the premises Cons: Big cleaning guy was not doing anything all day. Building smells like trash Front glass was filthy not to mention carpet inside of building was disgusting as if the place never got vacuumed. Cleaning person seamed very Slow and Lazy. Advice to landlord: Get a New Super

Pros: Incredible blend of preserving the original 1888 industrial building charm with all the modern benefits. Great proximity to the L. Cons: Management was slow to respond to service requests. There is no visibility into electrical as a private company is being used with no customer service in place of ConEd. Advice to landlord: Be more responsive

Pros: Close to the subway, great views. Big units for price and location. Cons: Overcharged for electricity and nothing was done about it. Seems there is too much work and they don't have enough staff to maintain the building. Everyone seems to be fed up with the way the property is managed. Also, packages get stolen often and the building doesn't feel secure.

Pros: Nice aesthetic, on-site maintenance staff is wonderful. Cons: Management is ignorant and/or incompetent. Building is a target for theft and vagrancy and very little done to remedy this issue. Amenities are either a lie or in disarray.

Unit Penthouse Pros: Darien (super) gets everything done and actually cares. The building manager absolutely ghosts everyone, but upper management still keeps her placed. Cons: $3800-4100 for 2BRs and you get very poor service. One neighbor got mold in the walls after months of complaining about leaks went unfixed, according to our neighbors. Our other neighbor has a broken patio door that they refuse to replace. It’s the only window as well. In our case, our AC/heating unit tested positive for allergenic mold internally and externally. It took us a month just to get someone scheduled because all ASH staff (except the super) completely ghosted us until we put together legal action. With a newborn on the way, we may again have to rely on legal action just to get the heater installed. It’s absolutely mind blowing how they handle tenants here. A note about the area: Bushwick used to be in its way to being cleaned up. But it’s taken a few steps backward with the loss of Graffiti cleanup, theft, and locals shooting up in front of the building. Advice to landlord: Not sure why you don’t care. If money is your motivation for your jobs, then remember that money flow is built on good relationships and reputation.

Pros: The lobby and rooftop were always clean and maintained. The virtual doorman was great, and made building access safe and easy. Trash room was cleaned and emptied regularly. Cons: The package room got disorganized sometimes, and it could be difficult to find packages. Advice to landlord: I really appreciated how this building is maintained.

Pros: Nice layout to our apartment, outside space, laundry in building, super is amazing and uses how own time and money to help tenants Cons: Elevator frequently out of service so limited accessibility, building management shut down the gym that was there when we moved in and did not plan to replace it, took over a year to get repairs done in our unit, you have to pay 50% more for electric thanks to some third party app the building uses, windows are 100% unsealed and leak air and water Advice to landlord: Please restore the gym and invest to make the building more energy efficient; surcharge on electricity is offensive
