Pros: Rent stabilized. Huge apartments. Cons: Everything. The management is the worst I’ve ever experienced. Building has no maintenance at all. The plumbing system is the worst and landlord is not responding to anything. Holes in windows in every unit. Landlord ignores. He ignores everything, even the fact that the building is literally falling apart. Advice to landlord: Treat paying tenants- make repairs- otherwise they will legitimately stop paying

Pros: It's a quiet building in a nice neighborhood. Most tenants are friendly. Cons: Where do I even begin? When the realtor shows the apartment, he also shows the basement where old washers and dryers live with the promise of new ones being installed in a couple of months. Here we are - years later, and we're STILL waiting! Don't believe them! Next, there is an infestation of roaches and mice in the building! Instead of the exterminator coming on a monthly basis, he only comes when you complain about these critters and even then, whatever is used, NEVER works. If you do decide to move in, prepare to plug in every single hole and crack that you see. You will soon become your very own professional exterminator. Next is the plumbing. Water backs up to my tub EVERY SINGLE DAY and my sinks a ways clog up!!! I've complained and complained and for what? I got so tired of waiting for them to fix this that I don't even say anything anymore. I'm sure it has something to do with the sewer system. All I ever get is, "It's an old building." There are plenty of effin old buildings in NYC without this damn problem!! Next, if you're lucky enough to get an apartment close to smoking neighbors, prepare to die from secondhand smoke. And that includes marijuana. Next, all appliances are 2nd hand. If you see anything new, it's because the previous tenant bought it. Next, there is a no pet disclaimer on your lease, but don't worry. There are many people - old and new who have pets. A minor issue, but still an annoyance, is the dust! I'll dust at 9:00 and by 1:00, dust has accumulated again. I'm not sure what the issue is with that. Finally, nothing is updated in the apartments, but I guess that's why the rents are so affordable compared to the rest of the neighborhood, which is why I'm still here. In case you were wondering. I could really use a new door though cause the roaches travel from the hallway into my apartment because my door is not sealed properly. But, that's a complaint for another day. If you're willing to put up with all of this, then this is the building for you. Advice to landlord: You have a nice building, but don't seem to care about the condition of it. It's a shame that this is the case. Listen to your tenants and show that you appreciate the quality tenants that you have. Update your apartments. Fix this sewer issue! Get an exterminator that uses good products to eliminate these critters. We're not asking for a lot. Just a decent home to come to at the end of a long workday.
