Unit 1A Pros: The neighborhood is quiet Cons: One step above slumlord. Landlord does not give email addresses to tenants, forcing all communication to be off book; serious repair issues not properly taken care of including plumbing leaks; no improvements or upkeep to public areas of building, including laundry room and building front door left unsecured, non-working doorbells; problematic super. It is a sincere shame as the units themselves are spacious and the neighborhood is quiet.

Unit 1C Pros: I like the area. Nice path along the water near Caesar’s Bay to run/bike. Parking is typically easy without paying for the managed parking area. Close to many food joints. Building has held up relatively well. Cons: It is currently July 2022 and we are currently on the 3rd super within the past 2 and a half years in the apartment. They are typically mentioning that they have too many things to fix in other apartments. The exterminator comes every third Saturday,m. The super attempted filling holes to prevent mice that have been in our apartment, but we still have a mouse problem. We had a leak in our kitchen that was fixed by the first super. Then they quit without finishing the fixing of the ceiling. Management did not let us know about the super quitting and we had to wait for months for the 2nd super to fix our kitchen. The problem was a leak upstairs. We then had a leak in the bathroom, which the 2nd super repaired but would not finish the job until management redid the bathroom upstairs for the leak. The final paint job on the kitchen was left unfinished. The super and management did not agree on the fix, so no one would finish bathroom ceiling job, until finally management told the super he must fix the ceiling. The 2nd super patched up the ceiling but did not finished the paint job on the ceiling. The 2nd super then quit and we waited for a few months for the 3rd super who finished the paint jobs in the kitchen and bathroom. The plumber sent over to fix a leak under our apartment (not caused by our apartment) made a mess of our bathroom. Management gave us no warning or expectations of the severity of the repair. The plumber left our bathroom a complete mess, using our personal towels to clean up and damaging many of our toiletries. We had to throw away several things AND spend hours cleaning up the bathroom after the emergency repair. There was no one to file a complaint to. Advice to landlord: Try to figure how to retain the supers and not overload them with the work of maintenance. The plumber who is in your service for your buildings does NOT communicate well. Please find a better one.

Unit 1a Pros: Close to the water Cons: They never fixed anything in the apartments, they would just lie that someone will come and no one every shows up. Only if you call the city they will show you some kind of attention.. Advice to landlord: Time to start respecting people who are feeding your families! You guys would only want count the money but won’t do anything in the buildings. The cheapest landlord out there.

Pros: Good responsive super, nice size rooms, good pest control Cons: Paying rent via mail that sometimes gets lost in the management company's shuffle.

Pros: Very spacious apartment, good lawn and garbage. Fixed lights and shower same day. Cons: Very loud neighbors and alley area. Management didn't inform me when the current super left, nor when the replacement started. They also raised the price of laundry without notifying anyone. Advice to landlord: Communicate with your tenants

Pros: Nice quiet building no one bothers you or is in your business. Nice spacious apt. Nice super keeps the garbage areas clean. Cons: Building is prewar so it’s a bit outdated. Kitchen is ok but bathroom is small and outdated ceiling looks like it has leaked before. The laundromat sucks! Advice to landlord: Be good to the people that pay your rent on time and fix things accordingly.

Pros: Nice neighborhood, quiet, spacious apartment Cons: Far from everything, waterbug problem, the floors detached from the bottom of the walls, Very rude management company and landlord they do not care about your safety as a tenant, you are just a paycheck to them. We had an issue with a tenant below us, she kept complaining we made too much noise. We couldn’t even walk from one room to the other without her calling the cops. This woman even went as far as to attack me, I was also pregnant during this time as well. I feared for my life. This woman would come to my door and bang on it trying to break it down because of the “noise.” We made several complaints to management and 311 we also made a police report. According to 311, the Management company, John Psaras Realty, is supposed to do everything to try and resolve the situation whether it would be installing carpets in our apartment, moving us to another apartment, or moving them to another apartment. They were completely rude to us on the phone calling us liars and saying it was our fault to begin with. They blatantly said that they are not responsible for us and our safety even when it says that they certainly are responsible in the contract. Advice to landlord: Fix your attitude on how to deal with your tenants
