“My husband signed our lease at The Meritage and was scheduled to move in on July 19th, 2024. But when he arrived to collect the keys that morning, the leasing staff informed him that the apartment wasn’t ready until the 20th July. After discussing the situation with the leasing officer, he was told to keep all receipts and that we could receive compensation for the additional moving costs. As a result, my husband had to find a place to stay for the night and rent a storage unit for our belongings. He also had to pay the movers for an extra day, since they couldn’t complete their work on July 19th. On Monday, July 22nd, he dropped off all receipts to the leasing office, only to be told to email them to the accounting team instead — which he did that same day. Despite four follow-up attempts, all we’ve ever been told is that they’re “working on it.â€� As of November 2025, we still haven’t received any compensation. Fast forward to September 2024 — I moved in with my husband and submitted an application to be added to the lease. I dropped off the paperwork and paid the application fee in early September. After a few days with no update, I stopped by the office to check on it and was told it was still “being processed.â€� A week later, still nothing. When I went back again, I was informed they couldn’t find my application and that I’d need to redo it. So I resubmitted it online, only to be told shortly after that they’d “foundâ€� my original paper application and would use that one instead. The level of disorganization was astounding. Fast forward again to July 2025, when we decided to move out. I completed the security deposit refund paperwork two weeks before our move-out date to give them plenty of time to process it. On move-out day, my husband personally handed the keys to the leasing officer and asked if there was anything else he needed to do. She said no. Then came the waiting game. August came and went with no update about our deposit. I called repeatedly — the voicemail box was full (of course), so I kept trying until someone answered. I finally reached someone, who said the refund was “still being processed.â€� Two weeks later, she said she’d follow up with the manager. In mid-September, I finally received a call from the manager, who told me our refund was only $46. Considering we paid a $500 deposit, I was extremely confused. When I asked for a breakdown, she said we were charged $150 for keys (which my husband had handed directly to the leasing officer) and $150 for painting. The paint charge was never mentioned in the lease, but apparently, if you stay for one year or less, you’re charged $150 for a paint job. The problem? We lived there from July 18th, 2024, to July 30th, 2025 — that’s more than 12 months. So if they prorated our July rent for the extra days, how are we somehow under a year for paint fees? The math only ever seems to work in their favor. I met with the manager in person because I couldn’t believe they were claiming the keys weren’t returned — or that we owed for paint. She said she’d review the camera footage to confirm the key drop-off and check photos of the apartment. Two weeks passed with no update. Then I began my weekly follow up and I got an email from the manager saying their phones weren’t working, but she was “looking into it.â€� Finally, on November 6th at 4:54 PM, I received a call saying the refund check was ready for pickup (because at this point, I absolutely didn’t trust them to mail it). I drove down the next day and finally collected the check.”

Tori appears inexperienced and lacks the knowledge needed to assist residents effectively. On the bright side, Titiona is fantastic and the only staff member who provides excellent service at this property. Submitting work orders is a nightmare. Nothing gets resolved unless you escalate the issue directly to the supervisor. Despite the lack of support, they strictly enforce rent deadlines and are quick to add late fees for the entire month the very next day if payments are even a day late. I only wish they showed the same urgency when it came to repairs in the apartments. It is true what they say you get what you pay for!”

In the first month after I moved in, a catalytic converter was being sawed off a Toyota Prius under bedroom window at 3:00am. I woke up at 5:00am this month to discover thieves on my patio stealing my property. Another neighbor also had his brand-new Toyota Tundra's catalytic convertor sawed off this month. Three days later a gang came drove into the property and were stealing wheels off of of my neighbors Honda accord. We also now have a noisy bar and a pot-bong shop across the street, selling crack pipes and bongs. I feel like my life is in danger living here now. I can't wait until my lease is up so I can have some peace someplace else.”

There have been zero maintenance issues. It is quiet. The grounds are beautifully kept. My girls love swimming in the pool. The fitness center has just the right amount of things in it to get a good workout in. I would highly recommend.”

This is a fantastic community; it’s generally quiet, the apartment is modern and up-to-date, and it’s conveniently located near I-10, which is a huge plus. The neighbors in my building keep to themselves for the most part; therefore, I just recently signed a new lease. However, I did have a very inconsiderate and rude neighbor for the first two years of living here, and nothing was done to rectify that situation until the new management team came on board—thank goodness. It is noteworthy that this will be the third management team to work in the office since I moved in—something I understand is fairly typical for apartment living. However, I can say that, unlike the previous management team, this team has been exceptionally approachable, attentive, and visible on property which has made a significant difference. I'm beginning to realize that most problems in apartment buildings are not management problems per se but rather human problems (noisy people, unpleasant people, pet-negligent people, disruptive people, inconsiderate people, or I don't respect my lease people, for example). When living in an apartment complex, the best policy is always to treat your neighbors as you would like to be treated.”

No follow up, they do not answer the phone or return emails in a timely manner. I applied and was denied. Please be aware there is a non-refundable deposit attached to your application that is used as your security deposit IF you are accepted. If you are denied the deposit will not be refunded there is no resolution at the corporate level. The deposit is being used as a “look and lease” incentive for applicants that move in. A bad experience for me I would not recommend. They are a pig with lipstick be very cautious if you are looking for something and have a tight deadline check the recent reviews before spending any money. She is very rude and seems to only come to work to get a paycheck. This complex have only one maintenance man and no cart for them to drive so they walk every where. They never come out when you call the emergency line. They have mold build up through these apartments which lead to many sicknesses. I called the office to request a work order and the Latina Assistant Frieda told me to stop calling and that she did not have time to input a work order. The office manager TORI came out of her office stating I need to try fixing the problems my self which left me APPALLED. These units have painted tubs so you will have to get you tub painted yearly or it will peel.Save your time and do not move here. I’ll make another post showing pictures of mold and unpainted tubs”

— 18108 S PARK VIEW DR UNIT # 321 · Houston“Let me start off by saying that I was a long-term resident of Vizcaya. We moved in December 2015 and gratefully departed the end of April 2023. Cortland Vizcaya is an awful place to live. The units seem nice for the price; however, the crime is horrendous. During my time there, we experienced extreme crime that gradually became worse over time. Vehicle break ins (personally happened to me 4 times), tires stolen off vehicles, gun shots, random people kicking at doors in the middle of the night, just to name a few. The gun shots, by the way, have happened at all times of day. From the middle of the night through just a few moments before kids got off the school bus. Now, you would think that all these crimes would spark the complex to get security, security cameras and do everything they can to make their residents feel safe, right? WRONG! As a matter of fact, it took me bringing in a police report with my car window being smashed before they would even have security come overnight- and this is despite knowing that cars were being broken into. This complex also has an issue with parking. They will tow your car yet will allow unauthorized vehicles on premises to take up space (broken down cars will sit for months). I was hit by an unauthorized, uninsured vehicle on property March 2021. He was an unauthorized resident on property that the property manager personally knew of and allowed him to stay. It wasn’t until I reported the incident to Cortland headquarters that he was asked to leave. Property management lacks professionalism, shows unnecessary favoritism and will “nickel and dime” you for every possible fee and charge.”

If you want to use amenities or expect good customer service, this is not the place for you.”

I can think of several reasons to not lease here, but the main one is due to the safety of the residents. If you live here, you are immediately put in danger. Actually let me rephrase that… If you live here, or even if you are visiting someone here, your life is in danger. Several residents have been robbed at gunpoint in broad daylight and inside the parking garage. The parking garage is the most targeted spot in the apartment complex. It is almost like the people harming others and vandalizing property are in on it with the management company or at least with current residents that HWE has allowed to move in. There is no other logical explanation for the amount of cars/trucks being stolen or vandalized. There is a privacy gate and cameras in the garage, but nothing is ever solved after the crime. The privacy gate does break every now and then, which could be another cause, but several times that cars have been vandalized and stolen, the gate was working. The criminals either live on property, or they are following people inside the garage. Cars are either vandalized or stolen almost every single day. Don’t even get me started about the residents who have had their apartment broken into, along with their dogs stolen… This place is a complete joke of a rental property. The price may be appealing, but that is only because they are BEGGING for leases.”

When I asked her why did she lie she immediately started yelling and being disrespectful!!! What she doesn’t know is I have her on a recording saying I did not owe a balance and this would not be on my report. As a property manager she was very unprofessional and also a LIER!!! How could 5th Avenue hire someone so ------? I will be taking this situation further and have all the documents and recordings I need. As far as employees 5th Avenue needs to do way better. I am currently still in the industry and would NEVER recommend this property with the management it has. DO NOT MOVE HERE!!!!!!!”

This is the third time in ix months. Each one has cost me $315 to retrieve. That’s $945 in tows in six months FROM MY OWN HOME!!!! Each one has cost me to miss work at a phenomenal job where this is becoming a problem for management above me. EACH ONE HAS COST ME A LOAD OF MENTAL STRIFE LEADING TO A TRUE MANIC EPISODE. I have no doubt that their towing policies punish their own tenants FAR more than they do anything to deter anyone not living here or the guest of someone living here. I’m willing to bet another $945 that 9/10 vehicle tows happening here are this building’s own paying tenants or their actual families/guests. Parking is not an issue here. I my 3yrs here it never has been! No matter how late i come home I always find a spot not too far from my door. My last building left warning stickers before tows. I did the same when I myself managed an entire complex almost entirely on my own (tow company was instructed to NEVER tow before leaving a warning sticker). In said six months I have experienced the worst luck with vehicles as I hydroplaned and crashed my car on My way to the airport to say good bye to my dying father in Atlanta Thanksgiving weekend 2022. He didn’t make it. The crash was for no reason at all. I’ve been incredibly depressed and struggling with mental true tangible mental health issues ever since. Instead of being totaled my insurance insisted on repairs. The car was returned to me a total lemon and since then it had been in and out of shops every 2-3 weeks with me needing to borrow vehicles from family members or hold on to loaners. Since then I’ve moved on from that vehicle to a new (3yo used) car. My luck is horrific as, despite going over the CarFacts thoroughly, having this car inspected by a third party (not the selling dealership) before AND immediately after purchase by the car’s manufacturer (Volvo), I purchased a vehicle that is quantifiably more of a lemon than the lemon it replaced. Of the 2.5 months of owners ship this replacement vehicle has spent 4-5 weeks at a Volvo mechanic. Cortland Vizcaya towed my loaner because their guest pass fell from the rear view mirror down to the center console just behind the shifter. I came out to discover that my own management had my loaner towed the day of a well earned company retreat to a two night all expense paid trip to the Golden Nugget in Louisiana. This morning, on a super stormy and rainy day similar to the night before my fathers death when I crashed setting off six months of nonstop vehicle related NIGHTMARES I found myself wondering around the parking lot where I in the pouring rain looking for my car knowing that, with every passing minute, I was going to miss my employers luxury charter buss destined for a trip I had looked forward to for months. The car was towed. I’m soaking wet having to call my boss to tell them that my spot in the bus and two night hotel suite reservation would be a total waste of company dollars. Sent an email to Cortland management asking for help. No response. They didn’t help 2 of the three other times either. To get help that ONE time I had to go through a total meltdown and mental psychotic break in the leasing office parking lot after being told that a new parking pass/LAMINATED PIECE OF PAPER WOULD COST ME $200 literally minutes after I’d shelled out $315 to get my car back for them to help me by handing me another temp pass. It was only after that viable manic depressive episode, truly tragic enough for them to have to contact my mother (my on record emergency contact), that management decide to help…. Not with waiving the $200 for a full temp pass, but with a far lesser version with an expiration date. These people are cold and this degree of parking enforcement is just beyond unnecessary. NOOOOOOO…. When a tenant has to switch cars 7-8 times in the span of just six months it is NOT POSSIBLE to keep track of a $200 5x7” piece of paper!!! (Though again, my temp parking pass was in the car but had simply fallen from the RV mirror down to the center console area!!!) This has to change!!!!”

The apartment staff seemed unsurprised about this as if this was a usual scene. They were like it happens all the time in Houston and they can’t offer protection against theft happens inside their two storied gated garage. What a shame! If you care your personal property this is not the place for you! Due to this issue, I wanted an early termination but the regional office still wanted me to pay re-letting fees in-spite of extenuating circumstances.”

However, its not much of a community, I don't really see people out on weekends, at the pool, gym, by the lake, etc. Its a very quiet complex, usually. Which can be good or bad depending on what you're looking for. Personally, I prefer a sense of community. The staff can be hard to get ahold of when it comes to calling or emailing, you basically have to find the time to go talk to them in-person at their office. They're friendly and helpful when you do get ahold of them, though. I would say the rent is fair for what you get. The contracting job is kind of cheap and half-assed, but thats typically with apartments, especially in this price range. Its not horrible by any means. The appliances are ancient, but they'll function. Its an older complex and given the price range that is to be expected. Haven't seen much crime here, personally. Overall, it seems like a safe place to stay, and again very quiet. Lots of families and older folks. I'd recommend it.”

I moved in at the beginning of january 2021, at first everything was okay! but now that i’m 7 months in… not so much anymore. first off, the roads are absolutely ridiculous, and full of pot holes! if you expect to get valet trash just because you pay for it, i promise it’s a waste of money! the roaches are literally your roommate that won’t pay their half in rent; the compressor on my fridge went out because of roaches being inside it! i called and told office management to put me on the list to have my house sprayed for pest control… ya know since i do have to pay for it every month even if they don’t come spray. the dumpsters are always so full that people have to put their trash on the ground, and that causes it to get all over to driveway. during the freeze of 2021 my building was the ONLY building left without power and when i finally was able to call the office about it they told me it was my responsibility to call center point to have them come turn the ENTIRE buildings power back on! and to top it all off… if you expect to have a hot shower or even running water HAHA look elsewhere, because we repeatedly have water shut off due to “a pipe burst” or “a problem with the sprinkler system”. i’ve lived here for 7 months and i can count on ONE hand the amount of times i’ve had a HOT shower… RIDICULOUS!!! now for the last two weeks i’ve had a problem with my sinks (bathroom AND kitchen) not draining, my toilet not flushing and continuously overflowing, and my tub not wanting to drain either, i contacted my office management and let them know about the problem and requested that i were to be called before any maintenance person entered as i work nights and sleep during the day, and also let my dogs roam about my apartment. the lady i talked to told me that since i’ve requested these specific instructions that my work order would be pushed back, and could possibly be taken care of in a lengthy amount of time from now as they have “back orders” on other maintenance tickets… moral of the story… save your money!! unless you like overpriced one bedroom boxes with roaches! and not to mention the amount of suspicious activity… the guy on the bottom floor of my building constantly has people pulling guns on him, just a few weeks ago someone broke his sliding glass door, and robbed his apartment… nowhere on my lease did it say i was moving into a gun range and insect farm at the same time!”

They do not clean the halls and elevators correctly. They mop the floors with old mop water that smells like dog urine. With all the money they collect from renters they should make sure the community is nice and clean always. Please do not move here. Yes, the location is great BUT you want to feel respected and safe where you live and you will not feel that way living here.”

Shocking sound when neighbors(next door, across, upstairs) slam the door. Noise from upstairs and downstairs. This apartment look nice but not worth.”

The first night the water in the bathroom smelled like sewer. When I complained in the morning, I was asked to let the water run for half an hour. I was not told where to create an online portal so I could pay the rent online. Then after a month, I was told about it. I don't want to name the people at the front desk since I don't want to call them out publicly. We still don't have our blinds fixed in the bedroom. The management said they will take the measurements and order it. But 3 months and nothing yet. Then we were not told we could raise a raise request online, I always emailed the person at the front desk. Our dryer has a cringing sound everything it operates. The service guys said the service was completed when they hadn't even fixed the problem. When I called and complained, they were like there is a part missing and because of coronavirus, they can't fix it. I have raised a ticket three times for the dryer issue even before the coronovirus pandemic started. The management has a habit of not completing any service task. Honestly, they could have told me a part is missing and once we order it we will complete it. I am sure they haven't even ordered the part. You order the part online, pandemic might slow the shipping, but at least the management should still do their job of ordering the part. Do you think it takes more than a month for the part to be shipped? I was supposed to get the third month free because of some special but my account showed full balance and I paid for it. It was only when I called, they credited that amount for the next month. This is the only apartment that has issues updating payments and stuff. Water and sewer bill gets updated only on the first, so if you are paying before you cannot change the amount to pay. This is the only place where you have to pay for the key fob( remote) and even though I paid for two before even moving, I wasn't given because they were in shortage. There are certain areas which they weren't able to fix but I have emailed them the photo so when I move out I have proof. Isn't this the management's job to get everything ready before a resident moves in? Even the one key fob which they gave wasn't working for the gates but would work only in the gym area. They charge you extra if you don't pick up your package within 3 days. Today I received an email about placing the old valet trash bin outside so they can replace it with a new one or there is $15 fine. Guess what we were not even given one when we would in but we pay about maybe $35 a month for the service. When we move in usually they place a bottle of wine on the counter table but there wasn't even one for us. We had to mention to get one. My next-door neighbors are so loud. They fight late in the night, really early morning. The neighbors downstairs talk to each other from the balcony in the evening are loud. I forgot I was also given the wrong keys for the mailbox. They had to get a new one from the mailman which was after a month. Honestly, I would not recommend this place to anyone for the price that I am paying. It seems like I am living in a shady neighborhood. 4/15/2021 Today's update. This GM "J" is the worst manager I have ever seen in my life. We had scheduled a walkthrough of the apartment today. We were told Thursday walkthrough and Friday Hand over the keys. Then when I reach the office "J" tells me where are the keys? She is like we don't do walkthroughs if you don't turn in the keys. And then she is saying my husband lied when her staff is not communicating the right information. J" the business managers excuses are as follows: 1. She is a temporary employee. (ISN'T SHE THE MANAGER? ISN'T SHE RESPONSIBLE FOR HER STAFFS) 2. I had replied to an emailed the property had sent on April 1st, 2021. And she is like you are complaining about a month-old issue. (If she was a good manager she would talk all this into account). The water bill is always over $50 whether you use it or don't. My advice to new renters: RUN RUN RUN from this place. RUN as fast as you can. During the winter storm, the apartment didn't have water for a week and the bill was still $48. this place is a rip-off”

Ms. Angela was amazing, but when she left and they got a new management, everything went down the drain. First off, roaches! No matter how many times they hire extermination, the roaches always come back. Our neighbors get them too. Second, rent increases what feels like every month. It's supposed to be an apartment for low income people but you're probably better off at the luxury apartment next to us because they are now about the same price. Pet deposit is also $600 which I think is ridiculous. I have lived in 2 other apartments and their pet deposit would be half of that at the most. Next is car towing. You cannot have people over after 8pm because they will tow their car. They are on top of that. I wished maintenance were on top of their game too. They either fix things the same day, or the next few months. Mail - the office will not receive packages. If you need a package signed for and no one is home, you ain't getting your package. Also, the apartment gives a set of keys and remotes for your garage and the gate. When your remote batteries die, YOU need to pay THEM to replace the battery of the remote they gave you. I told the staff and gave me options, either I can choose to have a post control come over or they can get me a new apartment. I asked them if we can do both, if I would move I wanted to make sure I wasn't taking the fleas with me. Staff said they would call me to let me know if I can get a new place. They did get past control and fumigated the place, I vacuumed again and still found fleas. I emailed the front office on February 27 but haven't had a response. In the email I also let them know that there was a leak and did not come to fix it till March 2. I also did tell them about the leak in person but nothing happened for 2 weeks. My husband made his own work order on there application and came the next day. Since the fleas are still sticking around we do not really stay but slowly I have noticed that the light bulbs are burning out. Not a big issue, I got my own light bulbs but for some reason the next night the light bulbs went out as well. Today, March 3 2020, I got curious and opened a small closet which holds the heating unit, I believe, and found bones, some white dust, left over screws, trash, and a rat. I am hoping I get some recognition from the owner to solve these continues problems. I have a 2 year old and when she sits on the carpet I find fleas on her!! I have been back and forth from my inlaws to come back here hoping everything will be okay. Now that I found these things today is horrifying.”

My leasing agent was Miss Lirio, but I was also assisted by Miss Ashley, and Miss Devona when she was not available. I thank these ladies tremendously for all of their help and hard work for get my application submitted and approved, getting my family moved in, and taking care of my every need. They have been patient and worked with me from the very start. I showed up to the office really late after I finally received my approval and they all stayed after hours to help me get set up and sign my lease. It was almost 9pm when I finished paperwork and received my keys, but the dedication they showed me to help me get in my home brought tears to my eyes. They knew nothing about my situation but I am blessed that they cared enough to take the time to make sure I was well taken care of and my son and I finally had somewhere to lay our head as "HOME!" Everything was not perfect upon move in, but that's life and some things are just not in their control. The concerns that I did have I reached out to the office and they assured me it would be taken care in a timely manner AND it was. Again, I thank these ladies for doing their best for their residents and being dedicated to their jobs. We have been leaving in this complex for almost a year and already I can't wait to move out. As I can see the positive comments are from people who are not current residents and just took a tour, this place is dirty and not safe at all. The gates are never working one of the gate doors hit my car two days ago. There are residents who never put their dogs on leashes, even though I have complained twice after seeing people and dogs being attacked. They told me we can't do anything about it because we don't know the apartment number where the person with the dog lives. The pool area has been closed half of the summer because there's always an issue with the pool or they're cleaning it every time I would like to use it. On Memorial Day when everyone wants to cook there was no gas for the bbq grill on the pool area, only one of the grills were working and we had to wait for 6 families to cook their food since they were there before us. By the time we sat to eat we got kicked out of the pool because it closes at 10 pm. The restrooms at the pool area close at 6pm as soon as the office closes, we live on the fourth floor and have to go upstairs everytime. I've seen so many people using the pool as a restroom. Disgusting! Vandalized cars. Three cars got broken into 7 months ago and 4 cars were left on bricks with no tires. Two days later they sent an email saying they're going to install cameras so residents will feel safer. Well , we are still waiting for the cameras. There's so much more to say about this nasty trashy place. For the price you will be paying it is not worth it at all.”

Well no hot water is urgent to me Luckily I like the property because I know other residents that live here. I also liked the property because of the amenities that were supposed to be complete in 2 weeks. Well I have been in the apartment 2 weeks and still no progress on that pool...”

I've complained at least three times, called the cops, and sent emails but have gotten no response from the office. They go over your lease before you move in but they definitely don't tell you about the hidden fees. The list on my rent bill got longer and longer the first 3 months I was here. Gun shots and people fighting every night. Pizza Hut won't even deliver here because there's too much crime. I'm just ready to go and would NEVER recommend these apartments to anyone. I could be paying the same amount in a much nicer place.”

Small thing I learned recently, pizza hut don't deliver here at nights anymore for safety reasons. Don't trust any of the vending machines and don't trust their washer/dryers, both steal money. From the electrical box being labeled improperly, to the never ending roaches, to the daily crime, to the poor management. I haven never in my life had roaches I always clean after cooking and before bed. They were so bad that I would bomb weekly because pest control only seemed to make them worst. They would crawl on my headboard of my bed and sometimes get into my bed. It got so bad the office would take money off of my rent for the amount of money I spent on bombs and bug spray. Work orders take forever to be fixed. When they finally do come to fix things they never complete it. And the workers always say they can only fix one certain thing then you have to wait for someone else to come fix the rest of the issues. One day I came home and found the workers sitting Indian Style on a sheet having a picnic. Nothing was completed that day. Whenever I would speak with Mary (manager) she was rude and unable to assist with anything. Terri Hampton was just as bad. My ceiling leaked from the time I moved in to the time I moved out and the only thing they would do was replace the Sheetrock and not the cause of the leak. That caused mold to produce. And they refused to fix it. I had to have the microwave replaced and when it was replaced the new one had roaches harvesting in it. On several occasions roaches would fall out of the bottom vent into my food whole cooking. The crime rate is just as bad as the living conditions. On two occasions I woke up to the something like the swat team over a megaphone telling someone to come out with their hands up. There was also a dead body found in the back yard. After it would rain there would be standing water with sewage in it. I could write a book about how horrible it was staying here. But to sum it up Horrible living conditions horrible management save yourself the trouble and please don't move here.”

Once you have signed your lease to live here, the staff doesn't care about you anymore. The parking here is absolutely AWFUL and is the number one reason I am moving next month when my lease is up. They don't have enough parking spots for everyone living here, so they have recently made major changes when it comes to parking. My roommate and I both have cars with only ONE assigned spot. There are unnumbered spots, but they are few and far between. If I was lucky enough to find an unnumbered spot, I would feel stranded and stuck here for the rest of the day because I wouldn't want to lose my unnumbered spot. Even if you only have one car, the visitor parking is basically nonexistent, so it's stressful to have friends/family come over. I have had to tell my visitors to park at Walgreens, and then I would go pick them up from there. I could go on and on about how awful the whole situation is. The staff knows about the issue, but since they claim they can't do anything about it, they resort to being rude, unhelpful, and acting clueless. I promise you can find a better place to live!”

And what really sucks is if you live in building 8 or 9 you're screwed if you have more than 1 vehicle on your lease. I can't wait until my lease is up so we can move.”

When I contacted the community a hour later Pam answered the phone stating she would give her the message to return my call. No call was returned that day. Pam informed me she would have Shelia contact me and not to worry because she was out on the property and seemed bothered that I called. The third day went by no call. I contacted the office on the 4th day and Pam answered and I asked for an email for Shelia since I felt perturbed by the situation since it was not being handled in a timely manner. When I asked for a email she inquired who I was and I informed her I had called several days without being able to reach Shelia. She put me on hold and Shelia was available. When Shelia came to the phone she inquired if I completed an application on indeed and asked the position I was applying for. I informed her the management position that was posted and she said she "possibly already filled the position but would let me know and would forward my resume". I informed her that was very unfortunate since I had contacted her for several days in a row with no avail. Shelia then informed me the position was filled a week ago. Please keep in mind this had only gone on for 4 days. I asked her, " so the position was filled before you contacted me?" Shelia then stuttered and said she was unsure of when she hired the individual but now the position was definitely filled and she would forward my resume. When I asked her for the property management company name she refused to give me this information then told me have a good day while talking over me and hung up in my face. I am posting this so maybe someone at Greater Costal Management Co., LLC will see this review and want to better the company as I had high hopes in doing at this complex and get someone with a higher level of professionalism in the office. I can only hope the other properties in the Houston area that are run by this management company are more professional in this industry.”

Let me start by saying the maintenance crew are excellent. My air went out one night after business hours, and I called the main line to report it as an emergency because I have little kids in my home and to my surprise I received a knock at the door 10 minutes later. In no time at all my air was up and running. During the summer there are a lot of activities the office host for the kids and senior citizens. They have bingo night and activity night for the children. All through the summer they also provided free lunch for the children. If your trying to lose weight they have a fitness room with work out equipment. If your anything like me and need that extra motivation you can sign up for the work out classes they offer as well. I can honestly say I am counting the months until I can get a home for me and my children but until then I wouldn't mind Brookside a little while longer. They make it comfortable for me to take my time and look for a nice House instead of having to rush and get out . I have lived in apartments before were I just couldn't take it but Brookside is far from it. It really is a nice place.”

We downsized from a home and were attempting to downsize from the large town home we had acquired while building our dream home. When we first spoke with Juanita she was very friendly and personable. When we came to meet the staff and view the property, the office was quite busy but they seemed to handle the traffic well. We discussed (with Juanita) that our current lease would not expire until the end of September but we would like to move in sometime in August. Juanita told us that they would work with us as far as 'logistics' in transitioning from the old place to the new place. We have a great relationship with our current landlord. Ms. Juanita stated that we must provide a zero balance in order to move in in August. We told her this would not be a problem as we would just compensate both places at the end of the month as usual. We filled out the subsequent forms and provided them to her office. We have never been offered a tour of the unit as we were told the units are 'not ready'. After our initial meeting, contacting the office proved difficult as the ladies are pulled in many directions and seem flustered when you finally get them on the phone. When calling today, July 18, 2016, Juanita was EXTREMELY rude and repeatedly spoke to us both (conference call) in a condescending manner. We were calling to gain clarification on move-in date and to finalizing our application. There was a simple miscommunication about the zero balance. We did not know WHEN the balance had to be 'zero'. Before move-in or after, so we called. We currently pay 1800.00 a month, Copper's largest unit is 915.00 a month. Financially, there wasn't an issue. Ms. Juanita explained to me that it would have to be zero balance prior to move in. This was not a problem. It just changed the date by two weeks in which we need to provide Copper with proper documenation. The problem that my husband and I have is the MANNER in which she explained this. Many people have questions during the application process. There was no reason for her to be aggressive, rude or condescending because we had simple questions. We called and told them to CANCEL our application (after approval) solely because of the way my husband and I were spoken to by Juanita. She fails to recall what she says to people and when you gently remind her she gets verbally aggitated. When faxing my employment verification she became verbally combative with my HR department, who also called her with questions. I apologized to HR on her behalf because I was embarrassed. When faxing our rental history she became verbally aggressive to our current landlord. Although we remained completely pleasant she would not allow us to speak and basically called us 'liars' by telling us she did not use certain words. Again, we just needed clarification. Moving is stressful and dates are important. We were not calling to complain, we were just calling to 'gain clarification' of our move in date and further requirements. I ended the conversation with her because she was extremely aggressive and at that point there was no need to continue the conversation because we probably would have ended up yelling at her. We remained calm and pleasant while after being verbally whip-lashed by her. After talking to my husband about how we were spoken to we decided to change our minds about leasing at Copper Cove. The other staff members seem to defer to her when we had questions. If this is how the office is run for people moving in, what is it like to live there? Beware and good luck in your search. The complex looks rather nice but the office should be run in a more professional manner. In the future, I hope that Ms. Juanita takes a moment to remind herself that she is working with adults--not children and also to respect them. Most adults are not going to verbally 'spar' with her. They are going to hang up the phone and move on. Decided to stay in our current lease while we continue to build! Hope this helps someone!”

They're unfriendly, and act like you're doing them a disservice when you need to have maintenance come to your apartment, have them check the back for a package, or even to renew your lease. If your out of town and God forbid you get towed, the complex doesn't even give you a courtesy call to inform, instead you come back to find out that you have outrageous tow fees. And the office could care less, they just give you a smug attitude. So if you're trying to live at the DMV then this is your place. Next problem is the residents. I've lived here over a year and I've seen a change in the people moving in. Note: more people move out than in here. I guess they're reading the reviews all over different sites, and the word is getting out how all around bad of a complex this is. Back to my point. When I moved in it was a quiet complex, quiet neighbors. However in the last year the quality of residents has gone completely down hill. There's more garbage thrown on ground throughout the complex. You can smell weed throughout the apartments when you go outside. Residents are noisy, speed through the parking lots, and play there car stereos ridiculously loud when they're parked outside. I've been fortunate enough to have vampires move in above me. Anywhere from midnight to 7 am I wake up to the reenactment of a Blade rave going on above me. The bass of this techno crap is erratic and near impossible to sleep through. I have to grab my broom and bang on the ceiling and yell expletives in order for it to stop. Also the pool has become a disaster. It looks nice on the website, however going to it is a completely different thing. Half the time it's cloudy due to kids grabbing the landscaping rocks and throwing them into the pool, not to mention just throwing them period. Also they now have security at the pool because the occupants are so courtesyous and great residents. You have teenagers rough housing and throwing each other with no concern to young children trying to swim and play. Enough on the residents, I could keep going all day. Like I've said I've lived here a year, paid my rent and water early every month, been polite to the staff through all their nonsense, yet they don't care, you're just another body filling one of their units. So don't let the exterior of the apartments or the staff fool you. This is by far the worse complex I've ever lived in. I can't wait for my lease to end and I'm out! They could offer me a million dollar referral fee, and I still would never refer someone to move in here, it would weigh too heavy on my conscience. Sorry for the one star, I wish they had negative stars to rate this place.”

Chelsea her tiny assistant who is Angela's second eye when she is not available and Mary a consultant that also works in the office are a powerful team. The apartments are huge in the inside and well kept. As far as roaches, they have an awesome exterminating team that tackles the problem A.S.A.P...just call the office and they are on the spot. Angela Mason has done a wonderful job in turning Sugar Creek around since she has been in office. For all the negative reviews, let us remember that Rome was not built over night. I did notice my detached garage would be open after I closed it the night before several times but after calling Sears garage dept upon their advice I was able to re-program my garage remote watching you tube videos I have not had any issues since. Michaela is a hard worker, a diamond in the rough, and yes her attitude is improving. Customer service in the office is more genuine and improving in general and overall with new employees who seem to have a higher customer service standard which you can hear over the phone and see in person. Mail service in the office is great and when I forgot my water and walked to the gym the other day the office gave me a cold bottled water upon my request. The gym is nice we have free weights, a small weight bench, treadmills, stationary bikes, stair climbers, bicep, hamstring, upper back and chest press weight machines. The best part about Queenston Manor is The Queenston Grill which has recently opened my son and I checked it out tonight the food and service is amazing. I ordered the shrimp po boy which was perfect I think adding remoulade would turn it up even more...the bread is perfect. My son ordered the burger with bacon it did not dissappoint ...sheer perfection. Queenston Manor apt homes have gorgeous wood laminate flooring, black appliances and detached garages all the things I look for in an apartment home. There is a goodwill 2 minutes away on fm 529, Sprouts is 5 minutes away on Hwy 6. Aldi and .99 cent only, Family Thrift Center, the new Burlington Coat Factory are all less than 10 minutes away. The apartments are quiet and the grounds beautifully kept. Yes sometimes you can hear traffic noise but you don't need earplugs I bought some and have not used them yet. I love my balcony and sometimes use earbuds listening to music when I am on it if I feel I need more peace and quiet. Maintenance is friendly and will chat with you if you like. Also Queenston Manor offers guest of residents rooms for rent for overnight stays at a rate of $75 /per night. I am growing to love my new home more and more every day it has gotten better since I moved in and I am hoping to stay here for as long as I can. I was a homeowner for 10 years when I decided to sell my home and move here. Now when I see the maintenance guys Jose etc I smile and wave because I no longer have to mow a huge yard the grounds here are beautifully maintained. Generally high office staff to field staff ratio. The roach situation can be tempered, but you have to be diligent. Use roach gel on a bi-monthly basis. Set roach traps and lay down boric acid. Don't put food in the cabinets. Keep everything inside plastic containers. Don't use the lower cabinets for anything - keep them empty. Don't leave food out. Throw your trash out every day... In summary: good considering the price if you do your own pest control.”

Most of the time, I felt safe, which was my main concern since I lived alone with my small child. HOWEVER, now, I can not say the same. My apartment was burglarized several times this year and I even had one of the neighbor's guests rush through my door threatening us because he was impaired beyond control. I had spoken with the office regarding the break- ins, told them who I thought was responsible and in return they made me feel like I was the criminal! Every time I called or went in to speak with -------, who is the property manager, she was conveniently "unavailable". So, if you are comfortable living next to a bunch of low- life thugs who break in and steal all the things you work hard to get, then this is the place for you. If they continue to allow these types of people to live on their property they can expect to be considered the next Haverstock. Also, with a call to the local precinct I was told that the number of car jackings has also risen quite a bit. Definitely not a good place to live until they rid the property of the mass amounts of criminals that hang out there all the time. FYI - their busted a** rent- a- cop that thinks she is top flight security, is a complete joke. A lot of the residents don't care about there kids and leave them unattended at the pool and playground. These kids are horrible and go around destroying everything.The staff is always fixing stuff. I will be calling Housing about screening all of there clients porperI y cuz baby they are ripen the government off and we paying for them to live for FREE.I feel sick to my stomach when I see someone driving a Mercedes Benz and have all of their baby daddy's living there with them and committing fraud. For all of you out their on housing and scamming the government better watch out cuz you about to be reported. Never enough parking close to where you live, cars getting broken into, as well as apartments. I've asked the management several times to ride the property at night to see what we go through yet has she taken any advice. The apartment units are nice and well maintained, maintenance responses fast, as well as management to some issues. The building I live in is quiet. There aren't a lot of kids running around nor is there noise or people hanging out too often. The main issue I have is with the trash. It is unbelievable the amount of trash that piles up daily. There isn't necessarily trash on the grounds but near the compactor. It is sickening to see people walk to the compactor and still through trash all over the ground. At times the smell is unreal. It's tough because as a resident that wants to keep the property nice, you can't even walk to the compactor because there is a mountain (literally) of trash. Management has recently made an effort to control the problem but I am not sure how well it will work.”

The other office staff personal is just as worst with tatoos all over her body (showing) and she has her kids in the office on a constant. In addition, they allow men to come in and out the office and lotter around. This is a business establishment to them and a home to others. The one positive thing i can say is the grounds/maintience man is very hard-working. infact over worked!!! While he cleans the parking lot for it only to be back a total mess by the time he finishes. He does answer calls within a 24 hour time period and always has a kind and friendly attitude. The inside of the apartments are beautiful! but it's only if you can deal with the insect problem. This place is infested with roaches. I have had my apartment exterminated every month since i have moved in, in addition to adding conbats and spraying Raid, but nothing has helps partly, because the roaches are in the air vents and pipes. Another thing that i have noticed is that they have a cheap paint job on the walls so if you have small children this is not the place for you. If anything touches the walls than they are ruined althought i secrectly feel this is their way of keeping your security deposit--good plot. While I have lived in these apartments i have also noticed serveral kids hanging out and running around freely and loudly at all times of the day/night (especially during the summer time) without any parental supervsion, the neighbors are too busy sitting on the stairways smoking, play beauty shop, drinking, and doing unlawful trasactions. THE STAFF DOES NOTHING TO CONTROL THIS!!! While living in these apartments they have accidently placed other people "housing/rent" letters on my door in error, also there has been a few times they have messed up on my billing and i have had to bring in copies of my checks/monry orders and show proof. One thing that really made me mad is my car was broken into while staying here and the office staff wouldn't even acknowledge it just told me i should be sure to keep insurance and laughed it off. Lastly and most importantly, while living in these apartments my neighbor was shot and killed in broad daylight--CHECK THE HPD PROPERTY CRIME RECORDS BEFORE MOVING HERE!!! The location is awesome regards to taking leisure walks and enjoying your community in general. I sit on my patio and have my quite time meditating on life.My neighbors are respectful of others , the kids have a place to go when they come home after school, with Mr. Adams the activity director that help the kids and adults with things such as school work , scholarships for college foe those in that category, recreation for the whole cummunity if you desire to participate , a business center , and secure indoor gym and washerteria for the residents ,that require an code . the maintenance crew is pleasant to deal with and on task regards to work orders being done on time , Now to the crem- dela -crem the office staff is AWESOME< GREAT , SINCERE , COMPASSIONATE , and will not allow their residents to suffer unnessary harrasement by anyone or anything that will take away from the cummuinty as a whole they are not looking to make money as their first priority but looking to build longterm relatinoships with families. and that in itself is what success in in life as a whole no matter what. Ms. Angela is very thorough in verifying paper work and information as to applicants ,that was a winner for me , Kelly is Angela's apprentice and is demonstrating here skills proficiently in completing and verifying and weeding out the undesirables from nesting here. I feel secure knowing that I have two active officers living on site that interact with the residents. David Murral is a good guy , oh that one of our officers onsite , he has his family here too and wants a safe environment for his family as well. Reading all of the other reviews did make me very cautious in my decision to move to this complex, however when I came in to view the property I was immediately greeted and welcomed by the friendly staff Chynai and Angela. I love where my apartment is located and I couldn't be happier with it. I have only had one minor maintenance issue since moving it, and it was fixed within a very timely manner after having called the office to report it. I have a strong feeling that the bad reviews of this property are from disgruntled former tenants who probably broke the terms of there lease and were forced to move. All I know is that my children and I love our new home and I would recommend this property to anyone of my friends.”

This created a breeding ground for roaches and rats could be seen in the area at night. In the one year we lived there we were without water at least 4 times! The msg you would get on the office VM was that it was out of their control due to local construction. Water is included in your rent so I would expect a discount for those days we were inconvenienced and had to stay at a hotel just to be able to shower. NO SUCH LUCK!Getting a hold of management or maintenance after hours was often a problem. Once there was a fire on the 3rd floor in my complex on a holiday weekend and I was concerned because I didn't know if I should use any electrical appliances because the water the fire dept used to put out the fire was running down the walls in my neighbors apt. I called several times before the only maint. man on duty called me back and he said he couldn't reach management and was dealing with the aftermath of the fire by HIMSELF! I complained to Lincoln Property about that incident and never received a call back.For the most part everyone kept to themselves and I didn't really have any issues with noise. There were a few cars broken in to while we lived there, but that happens everywhere. Constables patrol the grounds occasionally. Safety did become a concern after my downstairs neighbor was robbed during the day when her daughter was home (she hid in the closet) and the apts never made any mention of it. Our lease was up the next month and we were glad to get out!”

I am afraid to come in late, and for my daughter to come in late as well. I pay $885 in rent and I have to look at trash all over the ground by the dumpster and the grounds keepers never sweep the trash from the walkways and management dont seem to take things serious. We don't even have the option of using the drop box anymore due to some thieves gaining access to the box. They have made no attempt to work with their tenants. I even think they have started taking housing! But, I guess that's easy money huh? I am so ready to move out so that I don't have to listen for every little noise”

I will say this, there are a lot of tenants living here that do not deserve to. I want better residents around here. What I like about Sugar Creek, firstly, is how committed to the community the managers and staff are. They, every month, post out a calendar to every door, featuring the month's community services. This includes Homework help for the kids, a cook-out, raffles, etc. I do have a problem with roaches in my kitchen. I would like to see some better pest control. There is not much green around here, virtually no plant life at all. It is very urban at Sugar Creek, and it's unsettling to see as many unsupervised children and teenagers as I do. I've had to shoo them away from the corner where I live a few times. The noise is occasionally unbearable. Like I said, we need better tenants. There are families living here, too, just trying to make it work. Those families, I think, rely a lot on living inside their homes and ignoring what is outside. I recommend Sugar Creek to anyone who is hard on their luck with a growing family, and who wants to put in that effort to making a better life. If there were more of those people living here, the standard and quality of living would definitely rise.”

I moved to H-Town after Hurricane Katrina and I lived in the other apartments for six years and two months before moving here. I have only lived here three months thus far. The staff consist of: Angela Mason (Assistant Manger), Shera Chynai Angel (Leasing Consultant), Edmundo Sanchez (Maintenance Supervisor), Carlos Cortez (Assistant Maintenance), and Dilma Celeya (Housekeeper). All of these individuals are very helpful, polite and courteous beyond measure. They all have sweet humble spirits and treats you like family upon your first encounter. The minor maintenance issues were resolved quickly (thirty minutes). The families here seem to very nice and quiet people. The children here polite and courteous. When I first moved in they offered their assistance with bring in my groceries. Being that I am a person with a disability and very independent, it is refreshing to see kids with home training in this day and times.”

Edmundo and Carlos are our maintenace persons.They see to it that the grounds are well kept (and they do a very good job of it) also anything that needs to be repaired. I don't think there is a thing they can not do). Last but not least is Dilma that makes sure that your apt is nice and clean when you get there. Also she takes care of the offices and reception room. Another beautiful look is the accent walls; well I decided I wanted a new look, an accent wall in my bedroom; my accent wall is beautiful sage green and I love it. We have a beautiful swimming pool with a nice water fall cinerary, a playground for the children, a large computer media area, a business meeting room, fitness room, on sight laundry room and personal business literature display buffet. The apartment complex is not just what you make of it, it's also what the management will allow. The manager here is pretty good at getting rid of troublesome tenants if given proper notice. Make sure yo give 30 days notice and clean up as much as possible. They tow your car even if yu followed the rules that they change every week. People had a shoot out last week and they still live there even though they say you will be kicked out. Its new but roach filled. I am a neat freak and had to bomb it myself and call the exterminators all the time. It finally got down to a roach only when the doors or windows had been open for several hours. They raised the rent and its not worth it at all. The cabinets are stripped and they put the cheapest paint on them. The walls are thin you can hear people when they sing in the shower. They keep the grounds cut only in the summer and every 3 weeks becuase the lawn people quit alot. The pool still isn't open. Its already July!! They let all kinds of people move in. Just don't move into apartments that accept Section 8 casue thats the treatment you'll get. No one works and they always loud. They made you pay full rent when I ke happened even though other complexes only charged 2 weeks rent. The lights were off in my buliding for 1 month while the other 13 were out for only 2 weeks.”

Soon after, things turned for the worse. I should have known when the old lady downstairs from me moved out, that was a sign to pack my bags as well. I gave the apartments the benefit of the doubt and decided to stay. My apartment has been broken into with the theives stealing my sofa, love seat, and tv, a few months prior, my boyfriends 22 inch rims and tires were stolen right there in the complex with his car left sitting on 4 jacks, prior to that event, they broke in his car and stole his audio. One evening while returning home, and officer was checking vehichles to see where stolen items had come from because he apprehended some theives. He said he wouldn't want his worse enemy to live here. Soon after, there was a murder, more stolen rims, stolen vehicles, more break in, huge RATS, thrash left unattended, poor maintenance, paper thin walls, people working on their vehicles in the parking lot, FECES SMEARED ON THE WALLS NEAR THE POOL AREA, this place is like a zoo. My lease is up in July and I will be moving away from people who don't know how to appreciate anything because they've never been exposed to a better lifestyle. They keep the ------ mentality they have and bring down their environment.”

There has been a few burglaries, but the staff is very good at alerting residents of everything. Mr.Robert who is the best maintenance guy, fixes things on time and is pleasant. As for some residents, they're the problem! They send there children to drop the trash off and of course they just leave the trash wherever. Mr.Robert work hard to remove trash from the property everyday! Its quiet at night but there are alot of people who roomate here and are of a younger generation and have drama every now and then but you complain enough to the staff and they will evict trouble makers, believe b/c i've had a couple of people evicted. The staff is professional and try hard to remedy problems. There are activities weekly for children, resident mtgs monthly, self defense classes, personal trainers who come out 3days a week to train residents. A few residents' guests constantly break the gate late night to get in, but two wks tops is how long it takes to get the gate fixed. I personally never had any issues here.”

They didn't damage it just took CDs and an empty purse. Its loud and the kids have no training. The staff is horrible. The new girl seems ok, but Monique and Jennifer are ridiculous. They are rude for no reason and always gotta call you back but never do. The maintenance take forever to come and fix anything. People are always in and out. The gates are always broken which is convenient but its still broke. Parking is a war. I say keepto yourself and lock everything. Try to know your neighbors. The price is good.”

As far as the crime rate you have to watch your kids 24/7 because every time you look up someone has a gun. Also you can not leave your apartment without a gun in fears of getting killed or car jacked. As for maintenance they came to your unit even when they were not called turning on your air and chilling like they live there or pay rent. If you value your life do not move here. When I moved in I have been scared as a young black woman the things that were happening around the community. The first month there was a shooting in the building nest to me and one guy got shot and the other guy was shot and killed. What woke me was the police cars that were in front of my window flashing there lights and yellow tape everywhere. A letter was sent out at that time and it is always that person didn't live here, but it happened here. The gates or not secured at all. People break the gated and come in the back all the time. Trash is out awful and when they put the trash on the cars the trash falls down and they leave it there for everyone to run right over it. The guy who lives above me walks 24/7 and I have walked up there and spoke to him and then I went to the office and the officers went to the door to talk to him. After that my car was scratched and then I saw the guy who lived above me outside coming home from work and he just smiled. I left him along because he kept walking and walking. I have had several azures there and in the six month or so I have been in the hospital and did not know what was going on. I also suffer for anxiety as well and on meds for both. This is not healthy for me and the health of my daughter who is pregnant for fear of our lives. My daughter, when she comes she has to call me to the front door because she is pregnant and I have to get out the bed to let her in and she has to fun to the door and look it. She and her friends have been chased to her door by some guys that live in building 10 and the first thing that comes out the managers CHRIS mouth was you know you are not to come thru the back gate. Well at that point I didn t think that was important at the time. No one should be chased to their apartment because we want talk to know one. You don t know who is friendly here and you don t want to get close to anyone because you can t trust anyone. Well it is constantly open and broke all the time she did it one time and the whole complex does it. I have never did it and I told my daughter to go around and not be like these others around here that never get caught The trash compactor is ridiculous and would cause rats and rodents to the property. I pay $678.00 per month but for my safety I would pay more. I I am just scared here for me and my children and cars are being broken into and doors kicked in. There has been several knocking on my door and Officer Mike told me that he think he got the people that was doing it. He also attempted to go up stairs to talk to the people for all the walking. I should not have to turn my TV up just to block the stomping. I have a sheet up in front of my window because you feel that someone is looking into window. I have talked to several people around the complex and the things that I heard or sad. Friday January 9, 2009 a guy driving a old grey car was yelling at me when I got out of my car around 8:00pm saying hey baby and I rushed to my apartment with bags from the store. Wednesday January 7th a guy approached me and asked me about my car and I asked why, he said that he heard some guys talking about it. I a summed it was him and I asked where did he live and he stated that he live over there. Which he pointed toward the 10 building and Locked my door and cut my alarm on. When you are afraid to walk out of your apartment whether it is day or night there is a problem. Since them four apartments doors have been kicked in, in December. Cars and truck tires are being broken into and stolen. In Saturday around 8:30pm and 9:00pm January 9th coming home there were 3 cars that were waiting to get into to the complex through the gate. They were not at the phone to call someone. Back gate always open and someone is always holding it up with a stick. People waiting at the back gate to get in so they want have to go around. I know that crime happens everywhere but not ever week and more than on. I have been advised by my Attorney to do the following things. So I am mailing and sending a certified letter to you. My move out date is February 18th and would like to be prorated for that.”

The Neighbors are horrible and there is drugs going through there and she won't do anything about it because she will not have any occupants left. (her words) So she is fully aware of what goes on. There are too many people in small apartments. The complex is in a great neighborhood but if the apartments continue to be that way then that won't stay the nice. Not recommended for anyone with a family. It has become more like a drug complex.”

They take forever to come and fix anything. The extermination team drops notes but never exterminates. I am a clean person but fro mthe doors being open during Hurricane Ike all kinds of things got in. 2 buildings out of the 14 didn't have power for a whole month. Did management say anything or some time of care. Hell NO!! Monique is so rude and quick to run you off the phone. Jennifer stays on vacation and when she is there she's bitchin about something. One thing I can say my neighbors try to watch out for each other and are considerate working people. Managment are unprofessional to say the least.”

The maintenance staff is ill-equipped and seem to be un-intelligent on how to properly repair appliances and keep the grounds clean. The manager is seen frequenting certain tenants apartments throughout the day and night; and she doesn't handle too much of the business work. (The assistant manager and leasing agent does majority of the work). For the price, this place is okay; but for the experience COMPLETELY NOT WORTH IT!!”

These people here are crazy, their can't control their children, they bang music in the parking lots and dont know how to be nice to people driving through the parking lot. In the summer oh... its the worst, have you ever heard of summer programs, summer activities something hell no... we can just send their A** outside to be a thug or a HOE and then when i feel like been a parent Ill call them in. The apartment staff tries to hard to feel our pain of not having a fence and the security been a issue but they have not done a thang not a thing but a thang! This place is of the chin you can never been on the low here ex/ you buy a tv and you try not to be so loud with you by coming in last please these ------ still out side it dont matter what time. Thing here dont calm down til about 2pm in the morning which should be sooner then that but not. The apartment tried a curfew for 10pm and tried to scare them by saying if caught out after the police can kick you out. Well that ain't going to work with ------ that will work with people but not ------ they ain't scared. That curfew went out the window where these people need to go. Please if you want better for you or you and family dont move her but it you that ------ that Im speaking about which mo' then likely you not because ------ dont read or be on the internet. But some do so again if you are that ----- who likes to hang out and not in the house watching your t.v., your children or reading a book this is the place for you. The grounds are a mess people dont but trash cans and every other day you have somebody throwing out a couch that sets in the dumper for days and then people start a new trash place on the side of the dumper. maintainance are not cool they dont do anything sadly you have to harass”

My apt. door was pried open at 2:00 am in the morning I was home alone with my four year old child. It was the most terrifying ordeal of my life I thought my life was going to be over and all I could think of is what if they get in? What are they going to do to my child? Crime is going to happen wether you live in a house or an apt. in River Oaks. There is nothing you can do to prevent that. And as for the topic on roaches, clean your apt. I haven't had a roach problem that entire time I have been here. This is the first complex that I have lived in and the office staff doesn't change on a moonthly basis. To all those bitter residents that have nothing else to do, but gripe.. Get A Life!! I would recommend this place to anyone looking for a great place to live.”
