“Why is the utilities bill so high and increases every single month?? All they say in the office is 'I knowwwww'. That's an inadequate explanation. I moved here in July, alone, in a two bedroom and one bed & bath I don't even use. The utility bill was $67.00 in July. Now six months later, it's $133.00? This is fraud because there's no freaking way I've used anywhere near that amount of utilities. Soon it will be the same as the rent! This is ridiculous and they need to do better. All the complaints about that and the manager are very very true so beware! I don't know exactly who that manager lady is, but she is the rudest witch ever. How she's in that position I have no clue, but these apartments are going downhill fast.”

It’s nice and spacious in comparison to other apartments in the area. That said, it’s incredibly unsafe and very dirty. Numerous types of pests and allegerns( cockroaches, roaches, possums, dust because of poor ventilation, and mold ).Residents sometimes leave their garbage bags outside for days at a time. This is even after complaining to the leasing office about this. Someone was mudered here, another robbed at gunpoint, some residents used to sell drugs from their cars/apartments, and before they found out and evicted him a sex offender was able to secure a lease here. Endangering the many women and children who live here. All of these violent crimes have taken place from 2021-now. Despite this nothing has been done to improve security. No cameras installed, some buildings are partially submerged in darkness because of a lack of exterior lighting, and the gate is almost always broken. Leasing staff will try to make you think this is all perfectly normal and it’s out of their control. But it’s not they can take steps to improve safety by fixing all the issues I just mentioned. they just choose not to. You get a decent amount of space for your money but that comes at a great cost to your physical safety. They are quick to collect their money for rent, but it doesn’t appear that any part of it is going towards maintaining the property, amenities( there are none here), and most importantly it’s not being used to keep anyone who lives here safe. Rent here at your own risk”

My rent was paid I had the records to show I had gotten sick ended up have emergency surgery to remove my gallbladder and this dirty sorry excuse for a human filed eviction on my self and my child! After surgery we were homeless she didn't care. She lived in 2 apartments and she gives special treatment to her family that she allows to live on property. I am also disabled she refused to allow me too e to the first floor which was her second apartment the management company does not respond you call to complain on this unprofessional POS and they refer all calls back to her. While I was living there I made her aware of a drug dealer that lived in a building directly across from hers she didn't want anything to do with it I guess because he paid his rent with the drug money she turned a blind eye to.... This place is not the place you want to move to if you want rest and piece of mind. Move somewhere else I'm sure they would have more care and concern for you than the leasing manager. That property is garbage as long as she is there running it. Oh the 5 star reviews are requested by the manager when you first move in before they screw over you!!!! So yes they are faked ???”

If you live here be prepared to have your car broken into, and if you have a decent pair of rims, stay away, you will be one of many people that find their car on bricks when they wake up. Doors have gotten kicked in the past. Roaches are such a problem I would open my door and find them crawling all over it and the sidewalk, even on the grass. No matter how hard you try the roaches make it inside your apartment and keep coming back. Speaking of the grass, stay off of it, it's also full of fleas and dog feces. In addition to rent you have to pay a cable bill, even if you don't want, you will still be charged for it. They also charge for water and sewer but you don't get a bill based on your usage, you get a "prorated" bill so even if just you and your husband, if you neighbor has 20 kids, guess what? You're helping your neighbor pay their water bill, too. Parking can get pretty bad and if you want a reserved parking spot you have to pay for that too, if you don't you just drive around until one opens up. The complex tries to monitor parking by having a tow truck come but sometimes that results in residents who forgot their stickers getting their cars towed. If that happens, even if you live here, you still have to pay to get your car out. I speak from experience. Stray dogs roam the property chasing cars, and sometimes people. This is not the first time this happens yet nothing is done to remove them from the property. Just be careful when you walk around here. The walls are paper thin, so if your neighbor screams every five minutes, you hear it. If their kids run around the unit, up and down the stairs, you hear it. There's really no option as the property has no where for them to play so they run around the property, so be careful when you drive. The front gates are constantly breaking even when it's fixed there's a side door that is supposed to have a code but people keep jamming to keep open. Because of this it's hard to accept this is "gated community." Security guards don't seem to last, there are periods when you don't see any and when you do before you know it they are not around anymore. The complex does send out community guidelines but I don't think they enforce them. For example, they had one where they told people to stop loitering and to pick up after their dogs but I still saw people smoking weed, drinking, etc. outside and fresh dog poop on the grass. It's not all bad though, the have nice, friendly people that live here and will look out for you the best they can. It's convenient to have a washer and dryer, you dont' have to worry about using it too much as water is prorated. The complex seems pretty lax about pets and I don't think they enforce pet deposits or having people who aren't listed on your lease stay with you. Maintenance can be a little slow but if you call and remind them they don't get angry or get an attitude about it. They try their best but I think the complex might just be old so obviously things break down a lot. The biggest problem here are the car break-ins and the roaches if you prepare for that it's not a bad place. My other pet peeve is the rent isn't what your quoted as your also charged for the cable, water, sewer, trash, pest control (residents have warned me not to use it because they say it makes the roaches worst), and a charge from whoever prepares the monthly bills. All in all it's about $100-$120 more in addition to your set rent depending on how many people live in your building and how much water they use. If you prepare for all of the above and take the time to speak to your neighbors, it's an okay place to live until something better comes along.”

The grounds could be a little more kept, but I do not blame maintenance. I blame adults with no consideration of their neighbors. Neighbors leave furniture and bags of trash outside their doors which allows animals to rummage through them and cause a mess in the breezeway. It would be nice for the kids to have a nice little safe area to play without the fear of cars zooming in the parking lot with out any consideration of others safety. It would be nice to have a new security gate as well. I don't blame management for this either, because when it is working properly someone always knocks it off track because they either don't have the code to properly gain access or simply just hit the gate trying to beat it from closing completely. Their could also be brighter lights in the breezeway's as well. The current ones are a little dim and people do tend to lurk around at night. Overall, the community is great, reasonable rent considering the alarming rapid rate increase of Houston's housing cost, speedy maintenance response, and reasonable parking if you pay the little extra to have a reserved parking spot.”

You cannot beat the spacioisness of the apartments compared to rent given the rising cost of renting in Houston. Bar the Best Value, Location and Price Overall. Easily accessible to the Beltway, Highway 59, and to 610 loop off of Braeswood or Bellfort. The grounds could be better kept, but ALOT of tenants are not responsible for their trash. The staff picks up trash DAILY behind grown folks who just refuse to take their trash to the trash bin or allow bags that burst to remain in the parking lot. They need assigned parking and ask their towing company to be reasonable(towed a brand new car, in which the complex got it back; towed a second time in the back of the complex when they passed multiple cars out of code in the front)The apartment could use a kid-friendly space or easier access to the park next to the complex. Maintenance is timely and courteous, even working on things when you're not present. I wish they would go back to regular exterminations, have noticed a slight increase in roaches compared to when we first moved in and there were NONE! The front gate always breaks, could benefit from buying another one instead of fixing the current one. Front office staff is cool. I've mainly worked with Ms. Collette and she is always willing to go above and beyond for the tenants. Definitely a value buy for a family or single person on a budget wanting space and close proximity to the Southwest side of Houston.”

My a/c doesn't work during the day, the halls are filthy, there's always people standing out on the stairs, there's no where safe for kids to ride their bikes, cars are constantly speeding throughout the complex, the gate is always broken, & ever since Freddie was transferred to another location it seems like they allow any & everyone to get approved for an apartment. The complex has great potential to be a really nice complex if it was managed a bit better. The pricing & location is decent to say the least.”

— 10965 S GESSNER RD · Houston“visitors beware!! my vehicle was towed without warning because (according to the very unprofessional woman in the leasing office) everyone knows that they should have a permit or park in the designated visitor parking. i asked for documentation & figured it would be easy to find as "everyone knows this" she was unable to produce any documentation. i was told that the visitor parking is located in the back of the complex. there is no lighting & due to the overgrown brush, the tiny sign is barely visible in the day let alone night. needless to say, i won't be visiting this trash box again”

The worse thing about the place is that I feel the office puts too many trashy people to live here. I hear my neighbors always complaining about the office but at the same time they throw trash all over the place and their kids are the worse. You cannot ;make everyone happy but if the office puts people who know how to live in an apartment and know how to take care of a place they will stop complaining. Apartment renters think maintenance is their personal maid service. My downstairs neighbor complained about his roaches but when I visited him before he was thrown out this apartment was horrible. His kids had food all in the floors and several bags of trash not taken our for weeks with beer cans everywhere. You have to rent to people who care and you will see a change. Everyone that has complained in my building are trouble makers and are the problems that they complain about. Parking is horrible and the building hallways need to be cleaned. i sweep my hall but the kids next door always pouring soda and leaving candy wrappers all over. I have never understood why kids and adults just drop trash everywhere. The office staff is good and I see them working hard to maintain this place but it starts with kicking out the problems. I have several friends that I recommended here and they tell their neighbors are trashy as hell. There are some good people here but be careful. My friends car was broken into and it was his neighbors cousin that was visiting. You don't make friends in any apartments because these are the people that are watching your every move.”

After moving in I was told the buildings would get pressure washed. The building was pressure washed but the hallways are horrible. I was told they cannot pressure wash the hallways leading to your front door because the water would get in the apartments. My a/c doesn't work during the day and maintenance comes to take a look it at, but nothing has changed. When there is an issue in the office never tell the new girl because the issue wont get fixed. Dodie and Freddie always go above and beyond to make sure things get done. Overall I would recommend this property to others. It's not as bad as I expected it to be. There's been major changes the last few months and I love it!!”

As far as the property itself there is a lot of work that needs to be done. I was told that they are remodeling the whole property and I do see them working on units when I leave for work in the morning. The property grounds are not well kept, the tenants litter a lot, often times I see neighbors hanging on the stairs of their buildings, but it's not bad enough for me to report it to anyone. I was nervous about this property because I work crazy hours but one night I was getting off work and it was after 2 am I was scared to get out my car until I saw security walking around. That made me extremely happy. My biggest and only complaint is the hallways getting to your door. As I said earlier the property is not well kept that includes the halls and stairways to get to your front door. I will be so happy when they pressure wash the buildings, get the speed bumps for the gates to close, and fix the fences. There are always stray dogs running around so if you have pets I suggest you to get flea preventives for them. NO ROACH INFESTATION!!! =) The property is actually quiet and closure to the city than I expected”

The maintaice staff are very professional and friendly as well.I do have to say when I move in back in September there was always something wrong with my a/c but maintance always came in a timely manner.I haven't seen the roach infestation that everyone is talking about like I said ever since I moved in I have only seen 2 or 3 roaches and set up a work order for pest control.Now about the gate yhea it is always open and the wood fence on the side has a lot of gaps wich I've seen a lot of dogs and people come in and out.Back in October my car was broken into and my front light was broken and stolen and a few months later my car was scratched badly and my neighbors car was keyed as well”

They will ignore your phones calls and can be extremely rude. Nothing ever gets fixed. This apartments a/c units are always broken. You can walk around the apartment complex and see that some units have a/c window units in them. This isn't a 'gated' community. The front gate never closes and the gates surrounding the property has so many gaps in it, that is ridiculous. There are stray dogs that roam and bark at you. This place is covered with fleas, roaches and ants. The maintenance men are not maintenance men. They do not know how to fix anything nor do they really speak English. This is just a horrible place to live. Your apartment and car will get broken into. A person I know a few buildings down had her apartment broken into and when the other tenants called to report it to the office, the staff refused to do anything. The staff indicated that the other tenants were lying and that her apartment was never broken into. If you want to be mistreated, live with roaches, fleas, be tormented by dogs when you walk around the apartment and have your a/c go out at the drop of a dime, then this is the place for you.”

They have had to fix the water pipes so many times. And they dont let u know about turning off the water until the night bfore. Also this upgrade they did. Yea the apts look a little better but no one likes moving. They have u either choose an apt that is completed or do a temporary move out for more than a week. So all ur stuff either gets put in storage which they wont pay for. Or if youre lucky enough to have people to let u keep all your stuff at their place. Until your apt is ready. -now that the apt is upgraded the went rent up. And little by little they are sneaking more and more payments for this and that. Making the rent higher than what you were told. -they should jus give up on the gate. That thing is never going to work. -the really really really really need to clean the outside of the apts. These apt would look so nice if it wasnt for that. -never seen the security that they supposedly have. I dont recommend this place only because you can easily tell they are trying to find more reason to raise up the bill. And because i jus hateeee how they dont give heads up ahead of time. Very inconvinient.”

Initially I was skeptical due to the reviews and by my surprise I haven't experienced any of such. The office personal have been nothing short of pleasant and professional. I've had to call only twice once because my water pressure was low and the other time was of my mailbox key wouldn't work, well the day I called about the water pressure I spoke with Audrey and she had someone at my door within a matter of minutes, the mailbox issue I reported to Collette and it was repaired the very next day. Upon moving in my apartment it was vey nice with new carpet, the only negative is I live in the back and it's next to a nasty gated area fill with disgusting trash and its been cleaned but somehow or another trash is still being placed back here which calls for stray cats,dogs, bugs,and it smells horrible and its not on the property but nextto the prproperty ,not a good look but I can guarantee if the lady Audrey could do something about this she would as I can tell she's thorough and cares about the property. I'm moving because of the trash and I don't like being in the back,but if I were in the front with a better scenery I would definitely stay as I really like the apartments and the promptness. I totally recommended this property.”

When I attempted to walk the apartment prior to move in they would always tell me it isn't ready and finally said that it would nt be until the day before I was scheduled to move. When I came to walk the apartment during that time people were still there cleaning, it was no where near ready (come to find out it never could be!) I left and gave them more hours, still they weren't finished after putting me off for weeks!!*keep reading it gets better* Well, that evening when things were quiet and I walked around I was shocked. The condition of the apartment was nothing short or atrocious. I told them that the apartment was in unlivable condition and that I would not be moving in. The management never apologized, offered another unit, nor considered my inconveniences. Instead they found a way to somehow blame me and attempted to file this on my credit as a broken lease. I should ve listened to all of the neighbors that always complained about how unprofessional the workers are in the office and how nothing gets fixed! So to caption the pictures: The hallway and front door looked like we were walking into a haunted house! The dishwasher was indescribably nasty and broken, the stove dirty and broken, looked like someone took a bat to the side of the fridge, the kitchen sink was severely scratched and nasty and shall I mention the AC? It was broken along with the washing machine. I was told that day that when the 2 ARE working and the washing machine is running, it cuts off the AC and drips(hence the water jug underneath) and it has to be sucked out by maintenance! O and to top it all off, It WAS ROACH INFESTED!! This is just some of the story and some of the issues. I could write a book, but I just wanted to help anyone who may be looking for an apartment DO NOT MOVE HERE!! Trust me, save yourself the headache. You deserve much much better!”

Our washer and dryer never worked. I called the people in the office to send maintenance to come fix all these things it's January and nothing works. I have four kids and I can't buy food cuz it goes to waist I gotta go wash at the washateria and have to have my windows opened a lil when I gets hot in here. The heater doesn't heat. I've watched maintenance just walk around the apartments do nothing. I'm tired of this then they have the odasity to evict my family y cuz the lady in the front says I didn't pay my rent when I did. Y should I even pay my rent when nothing here works. I don't have money to blow like that to get another spot after Christmas. This place sucks I don't recommend it to anybody.”

Pest control is even worse, I have killed 3 spiders the size of my hand!! And these spiders run at you with no fear whatsoever... There are stray cats everywhere and while they friendly. They are underfed and starving. The roaches are everywhere!! The neighborhood isn't terrible but it's bad. My first week they did not lets inspect the apartment before hand. Termites were already there. My apt was close to the marsh which could explain the bugs. I have not seem crime. I wouldn't call it project worthy but it's pretty bad. It took them 3 months to get rid of the mold on the bathroom and kitchen ceiling. Constantly problems maintenance wise, toilet won't flush right, A/C goes out fast in summertime. Parking isn't bad but there are times when you may have to walk an extra 3 minutes to your apt. Im at building 9. I'll answer any questions you have.”

Audrey said my water bill jumped from approx. $50 all the way to over $100 because of this sewer problem. So I called and complained about it because it's there job to fix it. And yes, she took about $20-$30 off of 3 of the bills. Then when I called about the 4th bill being so high AGAIN, she said she couldn't do anything about it, that she has given me too many credits, and I would just have to pay it(with an attitude). Mind you, the bill is high because of the sewer problem that they have not fixed. This makes me wonder who else in these apartments are paying over $100 for water when they're really not suppose to! So eventually the sewer was fixed, yet my water bill is still over $100! Why this time? Asked the office, and no one in there can explain. All Audrey said was, "Water bills are just high here". (right) Oh and they make sure to post a sign up every month threatening to cut your water off if you don't pay in time, rudely too. 2. The gate has worked for ONLY 2 DAYS during my entire stay here! One more month makes a year! There's people walking ALL DAY AND NIGHT in and out the apts to go across the street. This not only makes the place look super ------ but it just doesn't feel safe at all. The staff here just seems to not care about a thing. 3. There's ALWAYS people of all ages(you figured it'll be just teens) hanging out on the stairway. At every single building, I guarantee you will find somebody hanging out. Once again, just annoying and ------. 4. My dryer has been working on and off. Heating only when it wants to. Maintenance came about 3 times to fix it and every time, their excuse is that there's a bird's nest in the hose! Really?! The only thing I like about this place is the large floor plan and it's so close to work and school.”

So when I stayed in the model audury came I told me that I needed to move I to my apartment The roches are gone. Note that when I picked up my keys she told me it was ready it was not still had roches. Also no screens on windows I have small childern 4,6 18months so not safe place for kids. It is imperative that residents make copies and keep records of all transactions with the office. They are prone to lose things and not recall what they have agreed to do. Their record keeping is poor. Although the management company changed, they retained all of the same personnel. I routinely submit two or three requests before maintenance completes the repair.The entry gate has been broken for more than five months. The rear gate is periodically broken for long periods of time as well. However, the office will send your a threatening note regarding your onsite utilities. Every month they send a note threaten to turn off your water, even if you've never been late with your payment before. I will look for other housing, prior to my lease expiration. This is theft since few required services are provided.”

If they have not done this in 30 days you are to send them a certified letter, I would do it with a returned receipt, demanding your monies owed. You need to list out what they are due you. If you don't hear from them in 10 days. Go down to the County Precinct for your area. You can recover your monies in small claims court. You can sue for 3 times your deposit amount, the rent they charged you for the time you could not live in your apartment (because it was deemed uninhabitable), a $100 fee, as well as court cost/fee. If you think you need an attorney you can do that as well. You don't need an attorney. You keep all your documentation because its what will stand up in court. You need to know who owns the establishment. You can find this information on the State Comptrollers Website or by going to the Harris County Appraisal District website and putting in the address of the business. All this is public knowledge. When I moved in in May, I was told that there was a new management company and they were planning renovations in the summer...summer has come and gone and it's winter-time (as much as it can be in Houston) and they haven't renovated ANYTHING. I was told that I would be getting new appliances. I haven't received anything. When it rains, there is standing water in the parking lot and the sidewalks get all muddy. I signed my lease, but it took me about 2 weeks to actually physically move into my apartment. When I got here, I was greeted with all the remains from the roach party that the previous apartment owner had. (I have pictures to prove it.) There are kids running wild throughout the complex at all hours of the day and evening. I have had grafitti sprayed on the wall outside my door, some kid put their dogs into my 4-ft fence enclosed patio, the upstairs neighbors sound like they do a hat dance several times a day. The neighbor next to me is constantly slamming the door. The "secured" gate is broken about 1-3 times a month, normally due to the kids hanging on the gate when they are playing soccer in the parking lot. Reserved parking is an option for 20.00 a month or you can park in visitors parking (even though you live here). Don't come home too late at night, you may have to park around the corner from where you live. The water bill is metered so it's around 25.00/monthly (which is generally more than water would cost you in a house). We get free cable provided by TVMax (formerly Optel).
