Been a problem new white manager and leasing personal real fake and nasty heaters don’t live here firts they lie I been having problems with mi air conditioner and washer refrigerator and leaks and they say parts been order for 3 months I been dealing with heat and bad manager very fake rude person is why all the maintenance walk away Maintenace looking for parts in different units to accomplish work and I see few days a new maintenance very nice person and respectful and he speak good inglish and he keeps the property very clean except I see few times lighting a heavy refrigerator all the way to the 3 floor I fell sorry for this person how can be only x this entire property and no help I hope he don’t quit and Managment please remove the leasing a manager very rud and smell tabaco big time no good environment and bldgs need cleaning and wash mail boxes all broke down sense I leave here no parts ridiculously how Managment move owner money or take care the property it was nice and clean now cops everyday shutting people hanging in parking areas and staircases drinking and security sorry person he got free apartments and we never see this person car been park in the front he almost got spider nets on it bad property Managment sorry soon I will move to better place amén for y’all resiente they should call city Houston and complaint the roach infested units and mi units I have to

The good, the bad and the ugly, it's all here. If you live here be prepared to have your car broken into, and if you have a decent pair of rims, stay away, you will be one of many people that find their car on bricks when they wake up. Doors have gotten kicked in the past. Roaches are such a problem I would open my door and find them crawling all over it and the sidewalk, even on the grass. No matter how hard you try the roaches make it inside your apartment and keep coming back. Speaking of the grass, stay off of it, it's also full of fleas and dog feces. In addition to rent you have to pay a cable bill, even if you don't want, you will still be charged for it. They also charge for water and sewer but you don't get a bill based on your usage, you get a "prorated" bill so even if just you and your husband, if you neighbor has 20 kids, guess what? You're helping your neighbor pay their water bill, too. Parking can get pretty bad and if you want a reserved parking spot you have to pay for that too, if you don't you just drive around until one opens up. The complex tries to monitor parking by having a tow truck come but sometimes that results in residents who forgot their stickers getting their cars towed. If that happens, even if you live here, you still have to pay to get your car out. I speak from experience. Stray dogs roam the property chasing cars, and sometimes people. This is not the first time this happens yet nothing is done to remove them from the property. Just be careful when you walk around here. The walls are paper thin, so if your neighbor screams every five minutes, you hear it. If their kids run around the unit, up and down the stairs, you hear it. There's really no option as the property has no where for them to play so they run around the property, so be careful when you drive. The front gates are constantly breaking even when it's fixed there's a side door that is supposed to have a code but people keep jamming to keep open. Because of this it's hard to accept this is "gated community." Security guards don't seem to last, there are periods when you don't see any and when you do before you know it they are not around anymore. The complex does send out community guidelines but I don't think they enforce them. For example, they had one where they told people to stop loitering and to pick up after their dogs but I still saw people smoking weed, drinking, etc. outside and fresh dog poop on the grass. It's not all bad though, the have nice, friendly people that live here and will look out for you the best they can. It's convenient to have a washer and dryer, you dont' have to worry about using it too much as water is prorated. The complex seems pretty lax about pets and I don't think they enforce pet deposits or having people who aren't listed on your lease stay with you. Maintenance can be a little slow but if you call and remind them they don't get angry or get an attitude about it. They try their best but I think the complex might just be old so obviously things break down a lot. The biggest problem here are the car break-ins and the roaches if you prepare for that it's not a bad place. My other pet peeve is the rent isn't what your quoted as your also charged for the cable, water, sewer, trash, pest control (residents have warned me not to use it because they say it makes the roaches worst), and a charge from whoever prepares the monthly bills. All in all it's about $100-$120 more in addition to your set rent depending on how many people live in your building and how much water they use. If you prepare for all of the above and take the time to speak to your neighbors, it's an okay place to live until something better comes along.

When I first moved in the apartments were being renovated. I just renewed my lease and realized how fast the complex has went down. My a/c doesn't work during the day, the halls are filthy, there's always people standing out on the stairs, there's no where safe for kids to ride their bikes, cars are constantly speeding throughout the complex, the gate is always broken, & ever since Freddie was transferred to another location it seems like they allow any & everyone to get approved for an apartment. The complex has great potential to be a really nice complex if it was managed a bit better. The pricing & location is decent to say the least.

Recently I renewed m lease at this place. It is close to my job and I am saving for a house. I have lived here for four years and have seen it all. The worse thing about the place is that I feel the office puts too many trashy people to live here. I hear my neighbors always complaining about the office but at the same time they throw trash all over the place and their kids are the worse. You cannot ;make everyone happy but if the office puts people who know how to live in an apartment and know how to take care of a place they will stop complaining. Apartment renters think maintenance is their personal maid service. My downstairs neighbor complained about his roaches but when I visited him before he was thrown out this apartment was horrible. His kids had food all in the floors and several bags of trash not taken our for weeks with beer cans everywhere. You have to rent to people who care and you will see a change. Everyone that has complained in my building are trouble makers and are the problems that they complain about. Parking is horrible and the building hallways need to be cleaned. i sweep my hall but the kids next door always pouring soda and leaving candy wrappers all over. I have never understood why kids and adults just drop trash everywhere. The office staff is good and I see them working hard to maintain this place but it starts with kicking out the problems. I have several friends that I recommended here and they tell their neighbors are trashy as hell. There are some good people here but be careful. My friends car was broken into and it was his neighbors cousin that was visiting. You don't make friends in any apartments because these are the people that are watching your every move.

Apartments are really nice and spacious. I love the set up in and assigned parking. Biggest pet peeve about the outer appearance of my building. After moving in I was told the buildings would get pressure washed. The building was pressure washed but the hallways are horrible. I was told they cannot pressure wash the hallways leading to your front door because the water would get in the apartments. My a/c doesn't work during the day and maintenance comes to take a look it at, but nothing has changed. When there is an issue in the office never tell the new girl because the issue wont get fixed. Dodie and Freddie always go above and beyond to make sure things get done. Overall I would recommend this property to others. It's not as bad as I expected it to be. There's been major changes the last few months and I love it!!

I'm starting to love my apartment as I get settled in. The leasing office and maintenance has been great so far. When I have a problem maintenance comes right away. As far as the property itself there is a lot of work that needs to be done. I was told that they are remodeling the whole property and I do see them working on units when I leave for work in the morning. The property grounds are not well kept, the tenants litter a lot, often times I see neighbors hanging on the stairs of their buildings, but it's not bad enough for me to report it to anyone. I was nervous about this property because I work crazy hours but one night I was getting off work and it was after 2 am I was scared to get out my car until I saw security walking around. That made me extremely happy. My biggest and only complaint is the hallways getting to your door. As I said earlier the property is not well kept that includes the halls and stairways to get to your front door. I will be so happy when they pressure wash the buildings, get the speed bumps for the gates to close, and fix the fences. There are always stray dogs running around so if you have pets I suggest you to get flea preventives for them. NO ROACH INFESTATION!!! =) The property is actually quiet and closure to the city than I expected

I love my apartment is very spacious.I was scared to move in because of all the horrible comments and reviews but was anxious to get my own place with my child and had to move in here.in another note my neighbors are awesome and friendly the front office have been wonderful and understanding,they work with you when you need extra time but of course keep in mind about the late fees. The maintaice staff are very professional and friendly as well.I do have to say when I move in back in September there was always something wrong with my a/c but maintance always came in a timely manner.I haven't seen the roach infestation that everyone is talking about like I said ever since I moved in I have only seen 2 or 3 roaches and set up a work order for pest control.Now about the gate yhea it is always open and the wood fence on the side has a lot of gaps wich I've seen a lot of dogs and people come in and out.Back in October my car was broken into and my front light was broken and stolen and a few months later my car was scratched badly and my neighbors car was keyed as well

The leasing office assistant, assistant property manager and property manager are a JOKE. They do nothing to help the tenants. They will ignore your phones calls and can be extremely rude. Nothing ever gets fixed. This apartments a/c units are always broken. You can walk around the apartment complex and see that some units have a/c window units in them. This isn't a 'gated' community. The front gate never closes and the gates surrounding the property has so many gaps in it, that is ridiculous. There are stray dogs that roam and bark at you. This place is covered with fleas, roaches and ants. The maintenance men are not maintenance men. They do not know how to fix anything nor do they really speak English. This is just a horrible place to live. Your apartment and car will get broken into. A person I know a few buildings down had her apartment broken into and when the other tenants called to report it to the office, the staff refused to do anything. The staff indicated that the other tenants were lying and that her apartment was never broken into. If you want to be mistreated, live with roaches, fleas, be tormented by dogs when you walk around the apartment and have your a/c go out at the drop of a dime, then this is the place for you.

Cars and apartments get broken into, even with the security guard that is now patrolling the complex. Stray dogs roam the complex, fleas are a problem. You can literally see roaches on the sidewalk and stairs. The front gates NEVER work, the side fence is LITERALLY FALLING DOWN. Save yourself the drama.
