URGENT: Safety and Misconduct Concerns – Woodscape Apartments To Whom It May Concern, This notice is to formally report serious safety violations and staff misconduct occurring at Woodscape Apartments. Immediate investigation and corrective action are required. 1. Registered Sex Offender Employed On-Site Eural Gibbs Mass, a registered sex offender with an open charge related to inappropriate conduct involving a minor, is currently employed at the property. Staff and management are aware of his status but continue to allow him to work on-site. Under Texas Code of Criminal Procedure Chapter 62, property management and staff have a duty to protect residents from known sex offenders. Failure to act creates significant risk. 2. Employee Misconduct During Work Hours Staff have been observed drinking alcohol, fraternizing, and partying on the job, including during events such as “Fright Night.� These same staff are aware of Eural Gibbs Mass’s status yet allow him to remain employed. This behavior violates Texas Labor Code §61.001 and professional workplace standards, endangering both residents and employees. 3. Unauthorized Recording Evidence indicates that Eural Gibbs Mass has been recording staff conversations without consent. This constitutes a violation of Texas Penal Code §16.02, prohibiting interception or recording of private communications without all parties’ consent. 4. Failure to Uphold Tenant Safety and Professional Standards Allowing a registered sex offender to work on-site, combined with staff alcohol use and fraternization, creates a hazardous environment. Under Texas Property Code §92.008, property management has a duty to maintain a safe living environment for residents. Conclusion These combined issues present a direct threat to the safety and well-being of residents and staff. Immediate corrective action is required to ensure compliance with Texas law and professional standards. This matter requires urgent attention.

Son buenos para cobrar y no arreglan me quitaron la luz y dijieron que nosotros debíamos luz cuando nosotros pagamos todo incluido muchos ratones que asta afuera se siente el olor de los ratones uno les va a decir para arreglar dicen ya van a llegar y nunca llegan mal servicio y cuando no as pagado a cada rato viene a tocar o dejar papel para que pagues pero cuando uno va a la oficina para que arreglen no dan la cara la dan con pena

I have lived here for 6 month and have told them my stove don't work and still no stove and I still have 6 more months on the lease don't move here it want there money one time but I can't cook dont do it

I have not experienced any bad events as someone who has stayed there for many years. With the new management it was even more wonderful. would strongly recommend. my neighbors are polite and helpful people.

Money order was lost paid double the rent for the month of 07 paid 952.00 all together for month of 07/18 an now there is a board over the Dropbox wasn't a problem until change of manger to Excel Property Management.

Dont move here maintenance and office the worst ever ,office is always closed the manager and leasings are rude and unprofessional ,maintenance dont fix anything they turn off the water everyday and leave you without hot water for days ,water bill excessively high, lot of roaches ,grounds are nasty trash everywhere,dark and dangerous at night .

HORRIBLE!!!! these apartments are infected with roaches. My apartment had mold in the air and coming on the outside all they did was paint over it. My kitchen sink always clogs up i been about a week with nasty water full and they never ever send someone to fix it, last time i called they hung up on me these apartments are disgusting and almost never have hot water. Theres trash always overflowing and stink! Office staff thinks there the sh** but yet work in some ------ apartments. This place does not make me feel safe at all they shot a young man here me and my fiance ran out and he was on the floor. NO security at all or cameras. Pls dont move here.

Julia was the person taking care of my application she said that my apt was going the be ready in 2 weeks. After the 2 weeks i went to the office because i never got a call back from her she said Im sorry there there was a pipe problem therefore is not ready but i can offer you another one. not very happy but i accept to see the other apt she assumed was going to be ready in 3 days. but OMG it was horrible she dog pooped in the carpet mirror of the bathroom broken lots damages. so i refused to accept that one i said i wait for the one i want. she said in 1 week it would be ready i promise. after a week i went back and her manager said your apt is ready but it doesnt have air conditioner therefore i cant give it to you but if u come tomorrow it would be ready her name was alma. She also said you need to have light or i cant give you the apt keys so i did i put the light i also went the next day and their office sign it says the close at 6pm that day . i got there at 5 and i saw her coming out she said oh, i forgot to tell you we just change our office hour but your apt is ready come tomorrow . so i went saturday to sign the contract and julia told me come at 12 so i was calling her like 11 to let her know i was running few minutes late but no one answer the phone i still showed up and it said be back at 12:15 i wait outside and was calling the office until 1pm and was extreamly upset and left. I went on Monday to ask for my $150 deposit back she refused because she said the apt was ready, and i said show me the apt and i took these picture of what she assumed it was ready forme to move in that same day

Well is so easy to seat and give bad review, but in my opinion nobody that realy have a good experiense get the time to do it, I live in there it was my first time renting an apartament and it was exellent, i never have a complain on them, maybe because i pay on time and in the way I asked was the clue for me to get the best of them. God Bless them!

ITS THE WORST APARTMENTS TO LIVE IN WITH THE MANGER LINDA BEING OVER THE PROPERTY. SHE IS A VERY RUDE PERSON AND CUT YOU OFF WHEN YOUR TRYIN TO TALK TO HER ABOUT ISSUES.THE PROBLEM WITH MAINTINCE IS THAT THEY TAKE FOREVER TO COME FIX THE PROBLEM AND EVEN THO THEY SAY IT WILL TAKE ONE TO TWO DAYS ON NO EMEGENERCY CASES THEY WILL NOT GET TO YOU UNTIL A WEEK OR LONGER.THEY ARE TRYING TO MOVE PEOPLE IN WITH OUT PROPERLY FIXING THE APARTMENTS UP BEFORE MOVING TENTENTS IN. THESE COULD BE TURNED INTO SOME VERY NICE APARTMENTS ONLY IF THEY HAD MANAGEMENT THAT TOOK PRIDE IN THE COMPLEX!!!
