they have changed mgmt 3 times water is never hot only barely warm and its not consistent been a resident for several years. they keep stating they have fixed it then it only works for 30 mins and its back to cold water. the pressure is not even good and this had only been an issue for the past few months all the residents are talking and the majority has had this issue in different buildings

My boyfriend and I moved in 5 months ago and thought the place was wonderful for about the first month here. It was "newly renovated" and spacious for a good price. It didn't take long to realize that whoever they hired to redo the apartment was terrible and sloppy, there are issues everywhere including tacks sticking up out of the carpet which I couldn't have noticed wearing shoes when I looked at the place. When I requested some of these things fixed, and extremely rude man came to my apartment and just glanced at things before yelling at me that everything was fine. Also, ROACHES. Bugs of every kind actually and the managers couldn't care less about our concerns. We aren't dirty, we have done everything we can do to keep them out and it hasn't helped. The water won't stay warm, and the air conditioning racks up the bill without making it any cooler. Don't fall into this trap!

I enjoyed my time living at this complex but be warned a new company has taken over the property. They have never returned my calls when I've left messages and they've increased the rent to ridiculous amounts for this property. The apartments are nice but not 1000+ a month nice this is an old property and giving us door trash pickup doesn't justify that kind of rent. So far no problem with bugs in the apartment but I do see huge cockroaches around the property. Based on the lack of returned calls, unsure dedication to pest control, and the medical center prices they want I can't recommend this apartment complex.

wouldnt recommend to my enemies...old apartments, charge you over $1300 bucks for dilapidated apartment complex... bugs and roaches all over , huge gutters on the road leading to parking..to top that up, the new under new management (ascens***)staff will lie on your face..waiting to move out next year beginning.

I really enjoyed living in my apartment there. The big beautiful old trees and well-maintained grounds were so enhancing to the environment. The free wi-fi Internet in the pool area was fantastic. The apartment itself was totally re-furbished with new appliances, paint, and carpet prior to moving in. The undercover parking was another bonus since other places that I had rented in a close proximity to that location were charging extra to enjoy undercover parking. It was extremely peaceful and a pleasure to come home to each day after work. All the staff were so nice and helpful. Everything was very well maintained. The only downside for me was the community washroom. I chose an apartment that did not have washer/drier fittings so I had to use the coin-operated washing room. Machines often failed and people did not alert others that there was a problem. Some tenants would leave their clothes after the time it took to wash still sitting in the machines. That limited the number available for use and one could not use the machine without disturbing the wet clothes that belonged to someone else. Even apart from that fact, it was still the best place I had rented in Houston and would highly recommend it. Most apartments do have washer and drier fittings supplied. My neighbors were all great.

Wow Victoria Place is going down hill, When I first moved in it was a nice quiet place with minimal issues. So what happened, well ever since the bank and restarant closed the homeless have been using victoria place as a hangout and I am sick of nothing being done. I have countless complaints to the office and that B**** of a manager cares nothing about resolving issues. This lady in the office is so rude and sharp that is almost not worth going in office. I do not like dealing with her and something needs to be done about her attitude, we have large pot holes in the parking lot that i have asked about and I am told they will tell the head office and still nothing done and it is growing as we speak. water has beed shut off for the last three day and I was told by the guy that works in office that the city of houston has turned off in the area and thye werent notified as well, of corse he would say that to cover himself.I think they didnt pay the bill and it kept getting turned off. The finish on the buidings is cracking off and wood around my door is rotted as well as my patio and of course nothing done. Just got my renew notice that the assist guy placed inside my door and taped to the back of the door? Really, who tapes a renewal notice on the inside of the door when I am not home. Of course rent is going up which I understand it happens but do something to improve our comples. I have talked to several residents and we all agree this place is going down the tubes and nothing seems to be done. And another thing what is wrong with that B**** in the office that manager is unaproachale and will bite your head off if you go in and ask anything. I went to get a park permit for my car and she acted like I was asking for a protected doctrine. She sure wants rent and wants us to stay here but do not ask or go in the office she does not like that all she wants is for you to keep quiet and hand over your money and whatever you do dont ask her anything cause she does not want to be bothered. I stay here because its cheap and quiet and no major issues except outside going down I feel for anyone who works with that lady. I dont know how the other guy stays in there he must be getting paid well to stay because he seems like he is scared to go against her. the maintenance used to be good and they still take care of things fast but it seems like their quiality of work is shotty and if you try and talk to them outside aand tell them anything they are quick to say you need to call office and tell them to write up order, well im thinking you are maintenance I should be able to tell you if something broken in office so then again Im sure they are scared to make a move becuase of that decrepted mean b**** they work under must be getting paid well to stay as well. So beware to come here it may be safe, quiet and cheap for the area but the outside is falling apart and if the homeless dont take over it may be able to be saved. We will see.

I was thinking of moving here but reading the reviews it sounds like management is a pain especially Lena and it dose seem as if management is defining some of the bad reviews...I think I might look around some place else

I love, love, love Victoria Place. It is one of the Galleria area's best kept secrets. Its super quiet and peaceful and the grounds are immaculate. Elmundo and Rangal are the best maintenance team in the Houston area as far as I am concerned. Any maintenance issues that arise are taken care of immediately. Lena and Adam are the best office staff as well, they care about the residents and the community and take care of any issues that may arise. I plan to stay at VP as long as I can. The rent is good, sure its gone up but any place you go, rent always goes up every year. Come see for yourself why I think Vp is the best kept secret in the Galleria Area. You will love calling this place home.

I absolutely love living at Victoria Place Apartments. It is a super quaint and quiet place nestled among large majestic oak trees and immaculately kept grounds with covered parking a beautiful super clean pool with free wi-fi. My apartment is large and has these retro window louvers that make it super private and helps keep the electricity bills low. The maintenance staff is superb, friendly and go above and beyond to take care of anu issues that arise. I have lived in a lot of places over the years and have never had the personalized service these great men provide us. Rent has gone up over time but thats anywhere u live. Location is close to all amd everything. Now lets get to the leasing office staff, the manager has been there several years and is attentive, cares about the well-being of victoria place and is professional, she can be a little difficult and uptight at times and needs to loosen up and let the small stuff go. She is overall friendly and nice and cares but she can be a little sharp and rude but overall i think she is doing a superb job. There has been a lot of leasing and assistant managers come and go im sure because the manager can be difficult to deal with. There is a new young man who is the new community assistant manager and he is so far very nice, professional and seems to care about the community as well. Overall i would recommend Victoria Place to anyone , great caring staff, location and service.

The complex manager, Lena is....hmmmm...my mom always said if you have nothing nice to say, say nothing at all. LOL! Seriously, though. The manager, Lena has the personality of a female dog! She is the epitome of rude, nosy as all heck and picks and chooses to whom she feels the incessant need to constantly 'monitor'. She is sweet as pie as long as you "stay in your lane". Stay in your lane as in just pay your rent, complain about nothing, live quiet as a mouse, don't use any of the facilities (that's a joke because our only facility is a pool), and have ZERO visitors whatsoever. I have found her to be totally out-of-line and brazenly forthcoming with accusations about fellow tenants: Examples: (1)Constantly subliminally accuses tenants of having more than the people listed on their leases living in their apts based on he-say/she-say (enlists fellow tenants as spies for this), (2)Monitoring each and every visitor to the complex, (3)Monitoring and accusing tenants of bringing more than the allotted 2 guests per household to the pool (mind you the pool is almost never frequented by the tenants and almost always empty: not like it's overcrowded!!!), (4)Does not limit/account for tenant parking permits which results in a parking nightmare for tenants. And don't even think about inviting someone over...there is NOOOOOOOOOOO where for them to park!!, (5)Don't even THINK about being ONE second late on your rent...her and her assistant do door-to-door visits with pre-printed late invoices including detailed late fees, (6)You can't have someone visit for more than 7 days or you got it...Lena will make you put them on your lease. Lord forbid you are a part-time parent whose child visits for the Christmas holidays or summer. Your child (no matter how old) must be put on your lease. This, of course, results in your monthly fees increasing by one entire person. That's right, folks. Your 1 or 2 year old will result in your water bill going from $40x1person per month to $40x2people per month. And oh...she will pro-rate it back to when SHE deems that child began his/her visit, (7)Don't even think about inviting a friend/family member over with a pet of any kind. Absolutely NO "visiting" animals permitted. Those are just some of the most prevalent issues I have with Lena and this complex. As far as repairs...the two guys who do that are friendly, fast and efficient. Couldn't ask for better. In a nutshell: As a GROWN adult who pays his/her rent on time and IN-FULL ALWAYS, doesn't make noise and pretty much keeps to himself/herself, I abhor the idea of being "watched", "monitored" and spied on by an apt complex manager who seems to have nothing better to do. I do understand it is her job to monitor the complex and tenants but she takes it waaaaaaay too far and barks up the tree of those tenants who, in MY humble opinion, don't deserve such. It's like Big Brother is Watching!! I feel this is the perfect place for snitches, nosy neighbors, brown-nosers and perhaps single people without kids. Anyone with a family and kids who make a peep of noise or want to visit the pool or have any type of visitors...don't rent here. She will make you regret it. I detest going to the pool on the premise I can just "feel" her peering through the office window watching and COUNTING how many people she THINKS are with me. Then ASSUMING some or all of them live with me just because they are visiting the pool and are with me. I guess she practices guilt by association. I have seen people moving out of here in droves. The rent goes up yet the appliances remain antiquated. The parking lot is FULL of deep potholes and just a horrid mess! There are several new complexes in the immediate area. I suggest this place step up their game. But more importantly, I suggest the owners invest in some "people skills" classes for Lena because I don't know of too many people who want to be spied on in the place they call home. I, for one, had my fill. I am apt hunting as we speak. LOL! Just saying...
