Since new ownership took over this place has been very nice to live in. The onsite managers have been taking care of any repairs that we want fast. I just renewed for another 12 months. There were some problems prior this ownership and these guys have really made this a nice place to live.

This is far most the worst place i have ever lived!!!!! first of all our first month we lived here we were without water for almost 3 days, keep in mind the apartment pays water here. there were people washing their A$$ in the pool, then others washing their faces and hair, Taking buckets of A$$ pool water into there house probable to cook with. Once the water was turned on it was boo boo brown for most of the day and all the apartment staff could say was it was the cities fault the refused to come and fix there busted pipe (Rhinoceros S#!%.... there is mold in this place and all they did was paint over it, theres piles of dead roaches all in the cabnets like some little scar face roach just busted out a uzzy and blasted them all and left the bodies. Say Hello to my little friend!!!!. rift raft all in this place i dont even like checking my mail this place is not a safe building its not worth it... yes its cheap but you get what the hell you pay for.... if you value your safety and well being and having running water keep lookin.......

I stay at these apts now, and i will tell any prospective renters to stay far far away, these apts are infested with bed bugs, and management does not care. If you want sleepless nights and bad bites, and roaches and gnats and drunk neighbors, and people getting robbed, and noise all times of the day, and the worst management, then go right ahead and move in.

When I first moved in here my apartment was robbed. The bug problem is terrible. If you use any bombs or sprays the bugs get worse. The office staff isn't that helpful when it comes to helping their residents. The gates never work, People are constantly trying to sneak in behind you when you enter or leave. When I signed my lease the staff left out certain things about the water and service fees. I will not be renewing my lease. You can never tell who belongs around there or not.

I'm not going to lie thesr apartments are nice and everything BUT the management of them is horrible I live here so I for a fact know what im talking about, for example I have been having a lick on my roof for the past four montha and what have they done NOTHING. They blame each other and say that they will go and the day comes and nobody came. Its not sabe because that roof can come apart at any given time and just imagine if ut falls on a little kid ir worse on a baby. These apartments are not making me feel save and comfortable. I feel that they fix things they are not suppose too and what they are syppose to do they dont. Foer example they been doing the lawns for over two months now I think thats enogh and what do they do about the apartments themselves nothing I have heard that many of my neighbors have.the same problems or worse and they havent been fixed I need someonw to come fix NOW ASAP

I JUST RECENTLY BROKE MY LEASE AT THIS PLACE.i HAD A TOWNHOME... LOOKED PRETTY NICE AT FIRST BUT I HATED IT!!!!! I WOULD COME HOME FROM WORK AND NEVER FEEL SAFE OR AT HOME. THERE IS CONSTANT NOISE OUTSIDE AND THE GATES NEVER WORK ALLOTTING ENTRY FOR LOITERS, PROSTITUTES AND LORD KNOWS WHAT OR WHO ELSE. I MOVED HERE IN AUGUST 2011 AND HAD A VIOLENCE IN THE COMPLEX NOTICE ON MY DOOR THE SECOND DAY AND A WEEK AFTER THAT FOR ATTEMPTED RAPE AND THE OTHER WAS AN ACTUAL RAPE ON THE PROPERTY. (MIND YOU, I LIVED ALONE) I ONLY MOVED HERE TO BE CLOSER TO MY JOB BUT BELIEVE ME, YOU BETTER CASE THE PROPERTY YOU ARE ABOUT TO MOVE IN OR THINKING OD FMOVING IN. I DIDNT AND THAT WAS MY DOWNFALL. SECURITY WAS PREVALENT FOR ABOUT A MONTH OR SO WHEN I FIRST MOVED HERE BUT THEY DISSAPPEARED. HPD COME AROUND QUITE OFTEN BUT HEY ....THIS IS HOUSTON - SOUTH WEST SIDE... SOMETHING IS BOUND TO POP OFF AT ANYTIME. BUT THESE APARTMENTS, I WOULDNT RECCOMMEND TO BIN LADEN AND YOU KNOW HE'S WAS THE MOST HATED. PEOPLE TRYING TO SEEL EVERYTHING FROM FOOD TO THEIR BODIES ON THE PROPERTY, TRICYCLES STRAPPED AROUND TREES, BBQ PITS CHAINED TO TREES, ILLEGAL GARAGE SALES TAKING PLACE ON BALCONIES....LMAO (FUNNY TO ME BECASUE IVE NEVER SEEN IT BEFORE). I WITNESSED A GUY WHO RIDES HIS TRICYCLE SELLING FOOD AND CHIPS, ETC BEHIND FAMILY DOLLAR RIGHT IN FRONT OF THE DUMPSTER PREPARING HIS FOOD FRO SALE AND DUMPING THE REMAINS IN THE DUMPSTER ... NO WATER, SANITIZER, NOTHING.... F""KING GROSS... AND HE WAS RIGHT BACK ON PROPERTY RING HIS BELL ATTEMPTING TO SELL THAT TAINTED SH** TO PEOPLE. SMH.... OH IF i HAD A DIME FOR EVERY ISSUE IVE RAN INTO OR COMPLAINT i WOULD OWN ALL OF HOUSTON PERIOD. THESE APARTMENTS ARE A MESS....TRAGIC I WOULD SAY. THIS IS A TRIPLE 360 OF WHAT I AM USED TO. UGH :( THE MAINENANCE NEVER EVER FULFILLS YOUR REQUESTS TO FIXX THINGS. NO ONE IS ON THE SAME ACCORD AT THE FRONT OFFICE OR WITH MAINTENANCE CREW. NO ONE LOOKS PROFESSIONAL, AND SPEAK 12% ENGLISH. (HORRIBE) BUT GO FIGURE, THE PROPERTY - NEIGHBORHOOD PERIOD IS HEAVILY POPULATED WITH ---------, --------, AND FORIEGNERS. (NO I AM NOT RACISTS... JUST STATIG THE EVIDENT). I HAD A PIPE BURST IN MY UNIT AND SEEP THROUGH THE LIGHT FIXTURE IN TH EKITCHEN. I CALLED THE EMERGENCY NUMBER AND SOME GUY CAME OUT AND STAYED EVERY BIT OF 30 MINUTES TO CUT A HOLE IN MY CEILING (I HAVE PICS) AND "SEAL" THE LEAK. HE THEN STATED HE WOULD COME BACK AND CHECK TO SEE IF IT HOLDS IN A FEW DAYS, COVERED THE HOLE WITH A BOARD AND WENT ABOUT HIS BUSINESS. i DIDNT SEE THIS GUY AGAIN UNTIL THE FOLLOWING MONTH LATER WHEN I CAME HOME AGAIN TO A LEAKING CEILING. HE THEN TRIED TO SEAL IT BUT TO NO AVAIL, LEFT AND CAME BACK STATING THEY WOULD GET A PLUMBER TO COME OUT THE NEXT DAY. HE STATED THEY DO NOT HAVE A KEY SO I WOULD HAVE TO BE HERE - MESSED UP MY PLANS BUT i STAYED IN THAT SATURDAY ALLLLL DAY ONLY TO FIND THAT NO ONE CAME IN AND I HAD NO ONE TO CALL TO INQUIRE. (SMH) IT TOOK NO RENTAL PAYMENTS TO GET A RISE OUT OF THE OFFICE STAFF AND MIGHT I ADD MY INVENTORY LIST WAS COMPLETELY FILLED UP FROM FRONT TO BACK WHEN I MOVED IN AND ABOUT 40% OF IT WAS FULFILLED SINCE. THE OFFICE DIDNT KNOW ANYTHING ABOUT THE PIPE WHEN I BROUGHT IT TO THEIR ATTENTION (LACK OF BEING ON ONE ACCORD) AND THEN SOMEONE CAME TO FINALLY ASSESS THE CRAP. AND WHEN THEY DID, OH i KNEW.... THEY DRUG DEBRIS FROM THE KITCHEN TO OUTSIDE, LEAVING A MESSY TRAIL, USED MY .5 BATH ROOM DOWNSTAIRS AND URINATED ON THE TOLIET (TYPICALLY A MAN'S DOING), DID NOT FLUSH, NOR WIPED THE SEAT OR PUT THE SEAT DOWN. WOOOOOOW!!!! I WAS LIVID. i COMPLAINED AND THEY DENIED IT LAMING THE PLUMBLER BUT WHATEVER, I KNOW BETTER. MY DAMN APT IS NOT A BREAK FACILITY FOR YOU TO RELAX IN WHEN YOU ARE SUPPOSED TO BE DOING YOUR DAMN JOB. THE PLACE IS UNSAFE ... WEIRDOS LURKING AND WALKING AROUND EVERYWHERE... WHEN i COEM HOME I AM IN AND DONT LEAVE UNTIL WORK THE NEXT DAY. AND BAAAAABBBYYYYY THE ROACHES..... THEY WILL MOVE YOU OUT OF A HOUSE AND A HOME.I TRIED TO MANAGE WITH THEM WHEN I FIRST MOVED THERE AND THE SPIDERS. I PURCHASED SPRAYS, SWATTERS, YOU NAME IT AND THEY CAME BACK WITH AN AVENGANCE. THE DRAW WAS THE WHEN THEY ROACHES STARTED APPEARING IN THE ICEBOX I REQUESTED BE REPLACED WHEN I FIRST MOVED THERE. YES.... BABY, AND TEENAGE ROACHES CHOWING ON MY FOOD AND RELAXING IN THE FRIDGE. THEY WERE ALIVE TOO.... DISGUSTING. NEEDLESS TO SAY THEY WERE RATHER CALM WITH THEIR NEW HOME AND RESTUARANT IN THE FRIDGE. THE BANGER IS THE BAT DISCOVERY AND THE BAT POOP AND PEE I FOUND ON MY WINDOW SEAL IN MY BEDROOM. I STARTED SMELLING THE FOULD SMELL ADMIST MY PACKING AND DISCOVERED A MAJOR HAZARD. I BOLTED AND NEVER LOOKED BACK, BROKEN LEASE AND ALL. i DONT CARE WHAT THEY SAY I OWE OR HOW THE LEASE WAS BROKEN, MY HEALTH, SAFETY AND SANITY IS WAAAY MORE IMPORTANT THAN THAT AND THANKFULLY I EXSCAPED IN TIME BECAUSE I AM NOW EXPECTING, I COULD NEVER RAISE A CHILD MUST LESS A PET HAMSTER OR DOG IN THOSE HORRIBLE UNITS. I am 22 weeks pregnant, and the apt office knows this. I have lived in this apartment complex for a year now when my lease was up I was going to move to a bigger apt. a town home that they had at the Gessner Estates in Houston TX. I paid someone $85 to move me as I can t since I am pregnant and so they moved me. Everything was moved I started to unpack I went up stairs to find that my $500 king size bed was crowing with bedbugs I called the office it was around 9:30pm so they were closed I left a message. I then had to get everything out of that apt that was not infested with bed bugs and me and my fianc worked on cleaning everything till around 4 am. We moved everything back to the old apt. my bed and the couches were not able to be saved as they were infested with bugs so we left them in that apt. The next day I went to the apt. office to talk to them the lady I talked to said that the office didn t know that there were bed bugs and that unite no one had reported them there before. I asked her if they would compensate for the furniture that was destroyed she said she would need to talk to the manger. I also asked the lady that if I stayed in my original apt if I could get a check with the difference back at that apt was more by around a $100. I also had to pay a $140 to get my electric turned back on that the original apt. the office knowledge that they were bed bugs and terminated my new lease. Latter she called me and said that they wouldn t be able to compensate for anything that was lost. I have pictures and also a video of the bugs on the bed and couch. so now 3 days after I was to move and all this started, I came home from work to find that my A/C unite was gone I called the office they were closed it was around 11pm. the next day (Sunday) a maintenance man came by my apt and told me that I would have to wait another day to get a A/C installed. I had to stay at a hotel that cost me a little over a $100 because I could not handle the heat in the apt. So now I have been in an apt with no A/C or heat and still have to wait till Monday to talk to the office then get an A/C unite back at my apt. the people in the office really dont care about anyone living there at all i have had so many problems living here this is just the final thing to push me over.

So, I moved here with my infant son, 5 days before Christmas 2010. I should have just ran the other way when I started to run into problems before I even moved in. First, they told me my apartment would be ready on one date and then when it was time for me to move in it was not in living conditions. On top of there are always a lot of drunk unruly people hanging around outside, doing nothing but harassing anything and anyone that walks through that has breasts and thighs. There were holes in my baseboards, the bathtub had been refinished but not given enough time to dry, and no matter how many times I called the pest control out, I still had roaches coming from various areas. The front gates never worked and they gave us notice that they would be working by July 1, 2011, not true. They are not reliable and arent worth the cost. It was so bad I had to call and report them to health inspector. I wouldnt recommend anyone moving here unless you are ok with those types of unlivable conditions. I am now awaiting the inspectors report so that I can be released out of my lease and move to an adequate and livable environment.

Me and my family lived at 6200 Gessner a few years ago but moved because of the trash and safety issues. This weekend we were there to visit a old friend and I was really amazed. What a difference. IT's been painted, new gates, the landscaping looks very nice, and they had security! Not to mention that the apartment that they have recently transfered to was very, very nice. Actually, nicer than what we are at now. Wood floors, base boards really make a big difference. Just thought I'd give my update. More than a new name. We'd move back.

security is good, considering the neighborhood. but then,a huge percentage of the people in there don't want to call attention to themselves for any reason. let's just say they're glad it's not arizona. very dirty too. imagine seeing bottles and cans of beer all around you under your car, on the sidewalk. sometimes all around the trash can. i personally witnessed a guy, dumping stuff from his mailbox right onto the floor. trash can was just a hand stretch away, just less than a step. maintenance requests are never carried out. seriously. when i moved in, everything,i wrote in the move in list to be repaired is still unattended. it took one lady at least 3 months to even replace one item for me. to date, nothing else has been done. i may get a chance to post a picture. there is also discrimination. everybody has vertical blind. i asked why mine was not and they promised to change it. they changed for the only other unit in my building apart from mine, but have refused to change mine. these are old metallic blinds, clumsy and heavy and doesn't work well. these are a few amongst other things. they don't care about you, they are clearly biased to people of their race only. yes i say so, because that is the only explanation. 98% of the residents are the same race as the office workers. the lady who helped me? from another race, else nothing would have been done. steer clear!!! i will post more. rebuttal please.
