I lived here for three years. What started as a good experience steadily declined into constant inconvenience, poor maintenance, and questionable management practices for "luxury" prices. Major Issues 1. Amenities Without Functionality The AC in the amenities was down for 6 months during the summer. In Houston heat, that makes shared spaces unusable. This was not a short-term issue, It dragged on. 2. Management Turnover – Getting Worse Each Time Management changed repeatedly, and each transition made operations worse. Communication declined. Accountability disappeared. Basic follow-ups required constant escalation. 3. Pool & Common Areas The pool was frequently dirty and poorly maintained. The coffee machine in the common area was almost always broken. The resident bar was constantly closed, even during times it was advertised as open. Amenities were marketed but rarely delivered. 4. Maintenance & Infrastructure Problems Garage doors were consistently broken. Delays in repairs were common. There is visible mold in the ceilings on the top floor, which raises serious health concerns. 5. Move-Out Experience They nearly denied my move-out notice because they “didn’t see� the email. That is not a tenant issue. That is internal disorganization. 6. There seems to be quite of bit break-ins. I got my bike stolen which was within the secure area. The Icing on top was that I read reviews that they charge at move so I made 100% sure I was ready. STILL I was charged a heavy cleaning fee at move-out, the only justification they could find was dust inside drawers and oven not clean. After three years of on-time rent and no zero issues, that felt petty and opportunistic. CONCLUSION To be fair, the location is convenient, the apartment layouts are decent, and the staff are generally "nice". If operations matched the marketing and the prices you pay, it could be a solid place to live. But after three years, I wouldn’t recommend it unless you’re prepared for inconsistent management, unreliable amenities, and potential surprise charges at move-out.

Repulsive mold growth on sheetrock around a/c vents, refuse to repair, retaliated instead. Horrible-false advertising as “extravagant” “luxury” is laughable! Dog feces in hall, on balcony, mold and water stains on hallway ceilings, filthy hall carpets, despite photos of mold and resultstsmt illness-no substantive response.

The location, floor plans, and furnishings are nice but I'd rather live in a shoebox than spend another moment dealing with the management team. ------ and ------ claim they care about customer service and the people, and then as soon as you need a repair or clarification around a lease term they talk in circles to avoid giving a straight answer. That's if they respond at all, be prepared to spend hours of time following up to get anything done. The James is also very unsafe and the key fob system is a joke. Door locks on the exterior of the building constantly fail, door handles leading to the parking garage hang off their hinges for months, the elevators get stuck or don't work. Dog pee sits in elevators for days uncleaned and the whole back and side alley of the property smells like a toilet because it's covered in dog pee. If you get a working apartment and never have to interact with management you may enjoy living here. Otherwise I would look to the dozens of other apartments in the area that have similar amenities and are not run by ------, ------, and ZRS Management.

The James is the PERFECT home away from home! It is nestled in the middle of the city where you can get anywhere in 15 minutes or less. Plus there are so many great options from restaurants, to retail, to studio gyms, to grocery stores walking distance away. The staff is extremely courteous, professional, friendly, helpful, knowledgeable, and always willing to accommodate me and my needs. Their top goal is to make my living experience unforgettable and remind me why I picked the James as MY community. The apartment is gorgeous with a stunning interior, a quaint outside patio and pool area (with grills), and it has all the amenities you could EVER need. On top of that, nestled on the property is a beautiful little park where you can go when it is nice out and enjoy the beautiful weather. The Team at the James is constantly coming up with fun things for its tenants to do on the property. They go over and beyond to make it more than just a place we live, but an actual community. The James was the first place I picked to live when I moved to Houston 2 years ago, and I cannot imagine living anywhere else in the city!!! I literally cannot say enough wonderful things not only about this property, but the excellent customer service I receive as a tenant of The James!

I was concerned about apartment life after owning a townhome for 20 years but living at The James has been a wonderful experience. I feel safe, staff and neighbors are courteous and the property is always kept nicely.
