this is just the first review of many. I’ve been harassed by these ladies too much at this point I will make it as public as possible because it’s truly ridiculous and uncalled for. from the notices every 2 weeks for untrue things to the fees they throw that make no sense and they can’t explain to the back handed comments towards my mothering to their ------ plumbing where your toilet will back up once every 3 months, more than 4 times I’ve seen my neighbors have to get carpets replaces when this happens luckily I catch mine fast to the disregard for maintenance stealing property when in homes or harming animals to showing up at your door to talk because they know what they are saying shouldn’t be in writting to making payment errors on their end and holding no accountablity to the dirty looks to the literally bat investmed walls they ignored for months and didn’t clean out literally just build over their holes so they died inside the walls with no way out to feeding what was 2 strays cats that are now easily 30 on a good day to their favoritism when it comes to race to their complaining when something isn’t eye appealing to their personality causes you to replace things that cost money then complaining again and you asking for proof in the lease that it’s not allowed and turns out both were allowed the whole time they just ran out of things to complain about. I was even told “shut yourblinds you’re not alllowed to have them open at any time” so I’mnot allowed to open MY BLINDS I’m not allowed to see any sunlight indoors?!? that’s insane. to maintence men leaving nails and screws and BLADES after doing whatever it is they do for my 1 year old to get a hold of it I wasn’t carefully and cleaned it up my self. the list goes on and on it’s crazy. this is just the first review of very many to come that I’ve been holding back because with all they try to do to me and charge for no reason and complain I’ve feared speaking out cause it’s already so bad I can barely step foot in the office without these women, in particular MONICA having something terrible to say. this place is literally a ---- hole at this point. I moved in in 2019 and it was so great and everyone was so kind and maintence was very swift and clean and the ladies communicated so kindly and never did I have a problem until 2021 things started slowly getting worse towards the end and then 2022 was when the nightmare started. thank goodness my lease is coming to an end in 2023 just 2 months away but they are definitely ensuring these next 2 months are hell. 8 of my neighbors have moved out before lease endings in the last year it’s so bad... some only made it like 3 months. others thst have lived here longer than me that used to say they’d never want to leave have even left. raising rent didn’t help, started at $740 for a 1 bedroom, now it’s $1000. just insane.

Fake staff and they don't fix anything stayed for whole year they never change my ac filter and the ac stop working and flooded my living room and my bedroom. The manager lied when I was moving that she will put a brand new carpet but that was a lie so now I moved out she want me to pay to replace the old and flooded carpet. Don't move in here safe all the headaches and another thing no parking and car theft is going almost every other days it happened to me so please don't waste your money moving in here!

Despite the apartment complex being close to a commercial area, DO NOT rent here ! 1) It's infested with bed bugs and roaches. We reported the issue to the manager and even blamed us for bringing the bugs in ! Plus, roaches are plentiful, especially in the kitchen and the bathrooms. 2) Not a good place for children. Your kiddos would probably be bored living here unless they want to hang out at the field on the other neighborhood. No playgrounds, and children play in the parking ! Oh, and speaking of parking... 3) It's ------- terrible. Period. They overcharge you with covered and non-covered parking areas. I wouldn't recommend you parking your car on the street because I have heard a couple of break-ins. 4) Other than the bad stuff, the only good thing here is you're near EVERYTHING. Kroger, Walmart, etc.,

The worst experience in my life, never have seen BED BUGS, BED BUGS, BED BUGS, and roach infestation is this place, so think twice before moving here. Management are very unfriendly, and they only act friendly and nice when u first get there to get u to sign a lease. I'm moving out now, 1/19/16 I have lived here for 9 months. Good luck..

Apartments are adequate. Older but well maintained. Has bed bugs and roaches so take precautions and clean apartment yourself before moving in. Don't expect deposit back even if you hire a cleaning crew. Loud at night and from 4-7 traffic is horrendous. Staff is friendly but like to spout policy this or that even when they don't know the answer. Bad experience pay more and go elsewhere

Fake staff, pretend to be nice to you just to have you sign a lease contract with them. Apartments are infested with roaches, and if you don't work in pest control, you will never get rid of them. They have no play grounds for your kids to play outside. So if you have kids and do let them play outside, look for a written complain from management. Water bill is ridiculous, and look out for them to give false bad credit history after you leave. True story! No matter how nice they seem to you, they are just doing that for your business and got to say management has little knowledge of the apartment to answer your questions. Overall not a good environment to be in. Word for office, work on your customer service before and after a tenant leaves. And be true and professional don't take your job too personal, bad place to live in and yes many bedbugs nasty apartment, and of all the times I lived there, I never saw a carpet crew comes in and change out carpets for the next renters. Yuck!

Do not live here. There are bedbugs! bedbugs! bedbugs !and more bed bugs!! in the walls in the carpet and they will not take responsibility for it.The office people hide the bed bug iinspection form from you so you don't know what to look for. They make you sign a form so they are not responsible for it even if you didn't bring them in.So if you get bit all of a sudden and you have little small red bumps on you.They don't care that they are spreading it to new victims.

Never rent here...ever! Office staff is ignorant and lacks knowledge. Questions were often dodged or improperly answered. The staff was useless, not helpful at all. Apartments are infested with roaches and the pest control used by the complex is worthless when it comes to solving roach issues, enormous rats have also been spotted around the complex. Utilities bill will often be "billed" mid-month but will not be placed in your mailbox until a day or two before the due date...major inconveniance. Whether you live alone or with five people your water bill will be ridiculous as you they split the bill complex-wide. So if you are conservative with your water usage it is pointless because you are still paying for your neighbor's usage. Not kid friendly whatsoever. Gate doors jam and you have to pull it a certain way just to get in or out. Al in all they are bad apartments. The complaint list goes on forever.

Well, to be honest this is one of the greatest apartments i ever rented. Let's start off with my opinion Parking and Noise has been always my problem here in colonies landing. Sometimes at night, there are still people who play salsa music and hip hop (which i don't like) They keep surroundings clean, Maintenance responds quickly and BTW its just a 5 minute walk to Kroger!!! I would really recommend this to families with 2-4 members. Haters leave a comment and I'll try to respond.

ALL I CAN SAY IS DO NOT MOVE HER IF YOU HAVE KIDS!!! THEY CANT PLAY OUTSIDE.. THEY CAN NOT RIDE BIKES OR SKATE BOARDS ANY WHERE IN THE APARTMENTS. THERES ROACHES. THE STAFF AS WELL AS THE MANAGER ACT LIKE THERE RUNNING RIVER OAKS AND THERE NOT. THEY LIE AND SINGLE YOU OOUT....
