I love living in the complex so mucho that I left in 2022 and then come back because it was the best place I ever lived. The leasing staff is still wonderful people and the property keeps its calm and peaceful charm

Great team they good people respectful good attitude The only problem I have is which the pest control I have so many rush in my bathroom coming from nowhere and I still ask for them to take care of it but now.

Living at Mandalay at Shadow Lake has truly been a great experience. The community is quiet and feels very safe, which makes it easy to call this place home. The grounds and common areas are always clean and well-maintained, and it’s clear that the staff takes pride in keeping everything in excellent condition. The office team is friendly, professional, and always willing to help with any questions or requests, making the whole process of living here stress-free. The maintenance team also deserves special recognition—they are quick to respond, respectful, and always make sure repairs are done correctly. On top of that, the location is perfect, with convenient access to shopping, dining, and main roads, yet the property still feels peaceful and tucked away. Overall, Mandalay at Shadow Lake combines comfort, convenience, and great service, and I’m happy to recommend it to anyone looking for a great place to live.

My experience living in this community has been good overall I haven’t had any major issues with the staff or the community. I really like that the maintenance is always fast and efficient as well as the staff being friendly.

I've been living here for 3 years, and my experience has been really positive. The office staff are super helpful and always go out of their way to assist me. One thing I really appreciate is how maintenance handles work orders if something isn't finished right away, they actually call me to let me know they'll need to come back, which shows great communication. Like any apartment, there can be occasional issues, but in my experience, they always make sure things get resolved.

I searched for a safe yet affordable complex with nearby amenities and found it. Skylar, a team member of the front office made me feel very comfortable and I signed up because of him. He was attentive and professional, great to work with. He showed me a preferred 1st level unit with an in unit washer and dryer. Below are pros and cons and ultimately with I chose not to renew. Pros: Gated community Full-size washer and dryer in unit Low cost monthly pet fee Beautiful swimming pool with decorative art Clean workout and lifting gym QR code based mail room for access Assigned covered parking with fee H-E-B, Walmart, Whole Foods, all nearby Covered Parking for a $50 monthly fee Great food from surrounding businesses Extremely attentive maintenance crew for example: tighten a front door knob, a leaky faucet, and human feces drainage blockage I dealt with. Cons: Noisy neighbors that create noise 1am People will openly smoke marijuana Random people will sneak into the complex to use the swimming pool, no enforcement (hence I never used the swimming pool) The front gate, surrounding fences, just doesn’t provide legitimate safety. I was robbed at gun point inside the complex Back up human feces sewage issue flooding my unit I found roaches throughout the kitchen. Bought roach traps but it didn’t work. Random garbage spread across the front of the entrance. You will not receive your security deposit unless the unit is exactly 100% as you entered and left. I felt devalued after I was no longer a resident when I contacted the front office for service. Flooding: I discovered my bathroom was flooded with human feces water built up. The smell you could imagine was unthinkable. The flooding filled the entire tub and overflowed leaking to the floor along with the toilet. I immediately called maintenance on a Saturday and luckily the front office was open. Maintenace came within 2-3 hours of waiting. Turned out to be a multi unit clog. My concern was the bacteria I had to deal with and requested a clean sanitation. Maintenance did the best they could to sanitize the floor and toilet. Eventually the bathroom was clean but I had to replace my shower curtain and bathroom rugs. Not worth it to call renters insurance. Eventually, the clogging problems came back and finally after a week, it disappeared. Robbery: I was robbed at gun point in the parking lot Valentine’s Day 2025 at 7:30am. Low life thug snuck into the complex through a broken fence behind the complex. I was able to fight him off, reported it to HPD and the complex, HPD discovered the broken fence. The complex manager acknowledged they were aware it was broken. Offered to allow me to terminate my lease with a 30 day notice with no penalty. I followed up with the complex for improved safety measures but the fence was not repaired and no other actions taken by the complex. I followed up again from Feb - June, the fence was still not repaired and I felt the front office did not acknowledge the severity of my situation. I almost felt that they swept it under the rug. Skylar did an amazing job to understand my situation, but management did not. I warn any future resident, if you are robbed, you are on your own, the community will offer zero protection except you can cancel your lease early and leave. Monthly trash butler: A $25 a month non negotiable trash butler fee, Monday - Thursday. It’s a picky crew, they don’t like it if you take your trash bag and leave it out. They want it inside the trash can and I’ve notice they will leave notes. Neighbors think they throw away more than just trash but they don’t. I’ve seen collections of boxes and trash with flies and insects in front of the walk way sit for weeks. No accountability from the front office to clear the walk way or the butler. Leaving the complex: With my exit from the complex and the refund of the security deposit it does take 30 days for a refund. Received 1st email CDR Yardi Aug 14, 2025 instructing me to look for a 2nd email with a link to submit my banking information for the refund. Received 2nd email refund Aug 18, 2025 to input my refund and I received only $181 back from the original $400. I emailed the front office twice why the difference but no answer. Aug 19, I called in and was informed I was charged $219 for a replacement microwave. I contested the fee but the entire unit was replaced due to a crack in the front aesthetics. I had no choice but to accept it.

All is good except trash pickup some Weeks it’s not picked up a couple times a Week have had this problem for awhile now. Just sitting at my door no explanation as to Why it’s not picked up very frustrating

I recently have the pleasure of staying in these apartments, and I can confidently say that the experience exceeded my expectations in every way. The apartment itself was excellent—spotlessly clean, and spacious. It had everything I needed for a comfortable stay, from a well-equipped kitchen to a cozy living area and a comfortable bed. The layout was practical and stylish, making it feel like a home away from home. I particularly appreciated the attention to detail, such as good lighting, reliable Wi-Fi, and modern appliances that made my stay more convenient. The location was also ideal—close to local attractions, restaurants, and public transportation, yet quiet enough to relax after a long day. Whether you’re staying for a short trip or a longer visit, these apartments are a fantastic option. Overall, I had a wonderful experience and would gladly return in the future. I highly recommend these apartments to anyone looking for quality, comfort, and convenience in one place.

Excellent community quiet and safe I have been a resident for 6 years now and will recommend this to everyone as I always do. My got this apartment for my spouse and she love it and now she is planning on moving into a larget unit in which she has been admiring and wanting to move in for the longest
