The building is older so it has a lot of character. It is also incredibly sound proof...I know I've seen people walking in and out, but it feels like I'm the only one living there! I live on a lower floor and my water pressure is great! I had some roach problems when I moved in, but with a little bit of my own maintenance I haven't seen any critters since. I have pets so I can't spray bug killer. I have a lot of light and a fantastic amount of space. I have one of the "large one bedrooms" and I have a lot of light. I still haven't needed to call the management company, although I have made a few of my own adjustments. The hallway is a little stinky, but it doesn't bother me when I get into my apartment. Also, the exercise room they advertise is really not much of anything. But the bike path and lake are right there so have at it! Transportation is INCREDIBLY convenient. I do have a car and though I have to park a few blocks away, I can always find a spot. I don't always mind the walk...we'll see what happens when it gets cold though. Oh, and the outside gate lock is tricky to get open, so I sort of feel like a sitting duck out there at night... All in all I'm happy to be here. If you have realistic expectations of what it really means to live in a rental, you will be happy too.

I just moved into the building in march 08. I have to say that this is absolutely one of the best places i have ever lived. My previous apt in Lakeview was 1/2 the size for the same price, with no ammenities at all, and we had vandalism, thefts, bums and stalkers up and down the stairs all the time. This building is secure, clean, well manitained, and the units are bigger than anything you get for the price in Lakeview or Lincoln Park. So far, Horizon has been good about taking care of my requests for manitainence. The shower doesn't have as much pressure as I would like, but thats about it. As for parking, with the red line and four major bus routes within 2 blocks of the building, get rid of the car. Do your pocketbook and the environment a favor and use the public transit. My corner unit has tons of natural light, two floor to ceiling windows, good lighting, and floors and walls are all in great shape. If you think Uptown is a bit sketchy at night, you haven't lived in Bridgeport or Downtown Detroit then..... Your not in the suburbs here kids, but I get home from work late, and always see at least two CPD patrol cars cruising the street. If I were a single woman walking alone at 3am, i would worry, but you would have to worry anywhere in this city. Overall, the residents are a pleasant, diverse group and I don't see anyone who is shady. No bugs, or fleas or anything like that. My Lakeview apt had more bugs than I could swat. And rats...... I would absolutely recommend this building to any of my friends.

I almost did not sign the lease to my apartment because of things I read on this website, but quickly realized after being here a while that's it's not nearly as bad as people on here have made it to be. Trust me, the other one bedroom apartments we were shown in the area did not come close to this building. We were actually shown two different units in the building, but I decided on the I'm in because it was ready to be moved into right away, and it was completely renovated with a new stove and microwave and everything. I liked the look of the building before I even walked inside, and get got better inside. It's well kept up, and they take pride in the building. The building inside is incredibly quiet, which I love. The only I know I have neighboors is because I've seen them on the floor, but you can't hear anything from the apartments next to you. So far management has been great. There were some problems we noticed upon moving in, but the next day they were here to fix everything, and were very friendly doing so. The only real complaint I have about the area is parking, but that isn't something against the apartment or building. Parking is a NIGHTMARE. I work until about 11-12 at night, and when I get home there's usually no where to park anywhere. Plus there are certain areas I try to avoid parking in because of someone messing with my gas tank door the first night I was here. No damage was done to the car, but they did stick alot of trash into my gas tank, well they tried. The neighboorhood itself can be a little sketchy at night, but I wouldn't call it unsafe. It's no different than any other part of Chicago. I say, if you're looking to move here, definitely do it. You won't be disappointed. Just ditch the car if you have one! Haha!

I moved into this building as I was let down with somewhere else and had to find a place really quickly. I know someone else who lives in the building who sent me the website for the company. It seemed like a nice place, and the staff were very quick to set me up, show me around the apartment I would be moving into and get everything in order.<br>I liked the apartment, for a single guy it was a good size. The bathroom was nice and bright and clean, and all the fixtures had apparently recently been installed. The bedroom was not too bad of a size either, and the living room was reasonable as well. I like a lot of counter space in my kitchen, this apartment did'nt have any, maybe a square foot in total. The cooker was pretty small. So small in fact that I had to go and buy new cooking trays as the ones I bought with me from my previous place would'nt fit in it. Only 3 of the 4 gas rings worked since the day I moved in, but that did'nt really bother me. There was also no vent in the kitchen to take away any smoke or whatever when you were cooking, so I had to crank up the fans and open the windows every time I wanted to make dinner. What did bother me, however, were the cockroaches. Now I understand that old buildings have bugs, and for the most part I can deal with them (except roaches). The day I moved in I saw some in my apartment, and they would appear everywhere. I was on the 4th floor, at the back of the building! I even had them in the water tank of my toilet! I complained several times to the management to get someone in to take care of the problem. So, someone came in and put a load of powder and brown goo in all the nooks and crannys, oh, and all over my cookware too. yep, they did'nt bother moving any of my stuff under the kitchen sink, they just sprayed all that stuff over everything. It did'nt seem to help the problem either. I had a roach run out of my jacket pocket when I took it off at my friends house! the final straw was when I woke up one morning with one next to me on my pillow....<br>After a somewhat verbal phonne conversation, I was assured that there would be someone in to take care of it. It did seem to solve the problem of the roaches, although occasionally I would find what looked like ticks in the kitchen area too. <br>A couple of times I dropped the rent off in the managements drop box, only to receive a late notice drop into my mail box. This happened twice, and I would call up the office and tell then the check number and everything. then I would have to email them copies of the check etc etc even though they were the ones who has misplaced it. Both times I had the late fee waived, as they found the checks and said it was an error on their part, which was fine. <br>Overall it was a neat little place. I felt pretty safe there despite the stories I had heard about bums sleeping in the stairwells, and people getting broken into. The laundry room is a bit of a hike, but hey, exercise is good for you. I did'nt like the rule that the freight elevator could'nt be operated on Sundays, which I thought was odd, as some people may only be able to move on weekends...<br>If you have a car, forget about parking. My friends have kept the city of Chicago running with all the tickets they have been issued. <br>It was super convenient for work, as the bus stop was half a block away, or the red line a block or two the other way. A bit scary after dark by the train station there, but I was never bothered by anyone. <br>All in all, a decent place to live I guess, if you are single with no car :)<br><br>oh, and the last thing that annoyed me was the return of the security deposit. About 2 weeks after I moved out, I was sent a letter stating how much I was going to be refunded. I was happy that I was getting it all back, with interest, as they had done their walk through and were obviously happy with the top cleaning job me and my girlfriend did. In the letter (and I believe the lease) it says that the security deposit can be held for UP TO 45 days. That suggests to me that they don't always have to hold it that long. After about 3 weeks after I moved I called to see where my money was, as they had sent me the statement. The voice on the other end of the phone reiterated it could take up to 45 days to send it, as they have to hold it in case there was anything that needed replacing etc etc. I explained that I already had the letter saying I was getting the full amount back, but it did'nt make a difference. They DID hold off for 45 days to send it me. I don't understand it, as they were'nt making any money of that, and someone had already moved into the apartment...

We moved in here at the end of July and have absolutely loved living here so far. Our apartment was clean when we moved in. It's a very quiet building. We havn't had any major maintainance problems yet, so we'll see what happens when we do. My only complaint is the parking, but I knew about that going into it. It would be nice if they had spots available like many of the places around us do. The laundry room is also a mess, but hey, it's apartment living. I don't think I've ever been in a building that didn't have laundry issues. And lots of people in Chicago have problems finding parking... just part of living in the city.

We moved in 3 months ago only to come home to an apartment that hadn't been cleaned after the maintenance crew re-painted and fixed it up. It was absolutely filthy! The management had made a huge fuss about giving us our keys a couple of days early even though no one had lived in the apartment for about 4 months. The people who work at Horizon Realty are unhelpful , rude, sleazy, and obnoxious. We have had so many problems with them that we are seriously considering breaking the lease if we cannot find a subletter. Issues we have had include:<br>1. Ceiling paint peeling - the person they sent over to fix it came without any prior notice (and only after numerous phone calls)and left plaster dust and paint spills everywhere. When I mentioned it to the company they actually had the audacity to tell me they've had similar complaints from other residents. Obviously they didn't get the hint.<br>2. Water pressure in the shower is terrible - we actually witheld our rent until they fixed it. Again, their comments when we complained included "Well, other people might be showering at the same time as you," and "This is an old building." These were both ridiculous excuses - well, duh everyone's showering at the same time. We all need to get to work in the morning!!!<br>Overall, don't rent with them. They are able to get away with a lot because of their location. It is undeniably great so if you do choose to move in, know what you're getting yourself into.<br>P.S. They do not have parking available. We were able to find a spot nearby but it costs $150 per month!

I've lived here a short time and enjoy the building thus far. I haven't been robbed (they may have canned the maintenance guys who did it), but Horizon is EXTREMELY unresponsive. They have no on-site management, don't return phone calls, and of the current three maintenance men, only one speaks enough English to be any use. The neighborhood is so-so (much better in the day) but conveniently close to the Red Line.

I have not experienced the same problems that other residents identified. I enjoyed the building's fittings and architecture, as well as its location. The neighborhood just West of the building can be a little sketchy at night, but during the day it is a fun and interesting pan-Asian neighborhood with excellent restaurants. Within walking distance of great gyms, a bookstore, several good coffee shops, a nice park, dog and people beached, the L and several bus stops. I would love to stay in this location if I weren't moving out of state.<br><br>There are only two problems with this location. The first is maintenance; problems are often not identified and dealt with quickly enough. The last time I did laundry, only two of six machines were working. That is less that usual, but not that uncommon. The other problem is that there is no office on sight, making it difficult to report such problems and impossible to receive packages if no one is home during the day.

I lived here and broke my lease to get OUT! The unit itself was nice enough, roomy and cozy, good space. HOWEVER... very scary management, alomost NO heat ot hot water when you need them, laundry room like a prison drama and some VERY sketchy tennants. When I was looking I commented on the ample closet space, when i moved in they had RIPPED THE CLOSETS OUT! Kass and Horizons equaly bad. Exterior very nice, but NOBODY lives in the courtyard folks!!! The people actualy own this building are cheap stingy jerks who ought to just take it condo and get the heck out of the rental business!!!

I had a burglary in this building, and much to my surprise so did my neighbor a few months prior. After my research I found that there were also trespassers living in the storage closets on the various floors. The list goes on, but the point is, I never was notified by anyone of what was going on under my nose. The management had no sympathy for my cause and tried to penalyze me for terminating my lease early. They are in complete violation of the Illinois Tenants Union and assume no responsibility for any safety matters. Other tenants speculate that the maintenance staff are responsible for entering apartments. DO NOT MOVE IN HERE-VERY SHADY!
