I moved into this building in Nov. 1999. I'm still here. When I moved in, Kass Management had just bought it and I was promised a lot of upgrades. Many didn't happen for a long time, but I had a dog so I rented where I could. Eventually, they evicted the riff-raff (for 6 months only 6 our 77 apartments were rented), did massive renovations to the lobby and exterior, and gut rehabbed every apartments kitchen and bath. Once the new renters started coming in, the place really started to come along. However, when the city forced them to bring the elevators and electrical up to code, they sold it Horizon Realty. I've had some issues with them. For example, I'd mail my rent in and they'd loose the check and charge me late fees, then cash the check. So I started calling the office and have them run it on my debit card. Then they would take my info down but wouldn't run it, then charge me a late fee, then run it. Once I called and the woman in the office INSISTED that i fax her my signature to run the card. I didn't do that. So now I have gone back to checks but I set it up automatically from my bank to send the check so I have proof that it was sent. They are pretty good about maintenance, and the building is taken care of, except for the laundry room. Of the 6 washers, two are usually broken and of the 5 dryers, one is always broken. Also, homeless people still find their way into the building and sometimes take up residence in the storage closets, the shelter at the base of the stairwells, or in the basement. Its an old building and has lots of nooks and crannies.<br>Over all,though, its been good to live here. My rent never rises, I still have a dog, it is close to the park, buses are at the corner, the red line is down the street, great asian mom and pop restaurants are down the street, and the neighborhood is improving.

This was a great place to be until Horizons Management took over the building. The creapy little maintenance man enters your apartment without notice. They sent an electrician into my apartment with no prior notice. I asked the electrician to leave. Then began a series of acts on their part that can only be described as retribution. My power was shut off inexplicably for three days. I had to call the city and file a formal complaint to have my power restored. In talking to neighbors, I found at least two other people that had the same experience with the power. It's now 8 months later and they're still jerking me around with my security deposit. Watch out for Horizons Realty Group!

Close to the Argyle stop on the "L" train (Red line). Walking distance to the Aragon & Rivera. Parts of the surrounding neighborhood can be sketchy once dark. Dominicks & Jewel food stores are about 10 minutes walking distance away. <br>Make sure that you make an appointment to move prior to moving in, or else you´ll be stuck with no where to go, or park, which is a complete nightmare.

Its a great place to live for a reasonably low price in a great neighborhood. Had been in the apartment for two years already and with the new landlaord and recent remodelling, the apartment is even better. Tons of great and cheap restaurants in the neighborhood and a really nice gay bar down the street. Great location for young gay professionals who do not have the extra cash to splurge in an expensive apartment in boystown.
