I resided in this Broperty and terminated my lease early to escape! The Anit itself was pleasant enough—spacious, comfortable, and well-laid out. BUT... terrifying landlords, almost NO heat or hot water when needed, laundry area like something from a crime show and some questionable residents. During my tour I mentioned the generous closet storage, but when I moved in they had REMOVED THE CLOSETS! Kass and Horizons are equally terrible. The Broperty's exterior looks great, but NOBODY actually spends time in that courtyard! The actual owners of this property are miserly, stingy people who should convert to condos and exit the rental market!!!

This is an Pmpeccable residence to call home at a reasonable price point in a delightful district. I've resided in the unit for two years, and since the new property mgmt took over and completed the renovations, the unit has become even more impressive. The surrounding district offers numerous fantastic and budget-Farm dining options, plus there's a delightful LGBTQ+ bar within walking distance. It's an ideal positioning for young gay professionals looking for quality housing without breaking the bank on a pricey boystown unit.

roach infested - bldg is falling apart This place is awful. I had a severe roach infestation. Big cockroaches all over. they just cannot seem to get rid of the problem. Management just doesnt care. they are horrible at maintenance and very rude. thats why the building staff has high turnover.

I moved in just after Jan 1 and its been great. Remodeled apts, hardwood floors, new appliances, nice workout room. I had to deal with the water cutoff and other repairs but I've had no problems since the repairs ended in Early March. Problems I've had in my unit were fixed the same day. They could do a better job with the grounds, trash piles up (menus, newspapers), but overall beautiful building, attentive management. As someone who has always lived in old Chicago apartments, Horizon does a good job keeping up with all the problems that old buildings have.

Beautiful place, new appliances, but is currently being rehabbed and neglected by management(be prepared for frequent water shut-off notices for the building, among other inconve niences). If you want a charming building, go for it. If you want a home, you may be sorely disappointed. Speaking from experience with other properties, this place is a joke. Oh, I want so badly to love it. I know what it could be. Maybe someday they will get themselves sorted, but I won't be waiting around for it.

This building is so vintage beautiful! and i am glad that they are renovating it! man, the entrace is grand with great stone walkway and the building has a new fitness center, new bike room and the apartments are beautiful. I saw it this summer and fell in love with the kitchens. granite, stainless steel appliances and new management onsite now.

Way over priced for what you get. Washers and dryers when not broken are $175.00 to use. Because of their high cost. the coin box is usually full/jammed, it will take your quarters but not work.Front door does not lock, door to right side of lobby will not open to enter or exit at least two days a week, meaning you must go up one floor and walk around entire buiding to get to stairway/elevator to enter your hallway. One one outlet in kitchen, at floor behind refrgerator. No hot water in kitchen, missing blinds, missing screens, and cracked windows...forget about management replacing or fixing.Non refundable pet deposit, plus extra monthly charge...greedy management.I would estimate building is at least half empty. Most tenants I spoke to were very unhappy with the condition of the building and the poor maintenance and were not renewing their leases. The building is in walking distance to a nice dog park and two dog beaches, but n weekends you will have to walk through "Mexican Fiesta" and come Monday you will have to walk through mounds of trash from the "fiesta" goers.Heat was down for almost the wholle moth of December. No heat in the apts.or common areas. Horrisons denied their was a problem, but Stokes Heating was parked outside amlost everyday for a month. Their is a charge for heat, $66.50 every month...who pays for radiator heat and every month...even durig the summer

Poorly rehabbed apts.: no hot water in Kitchen, only one outlet in kitchen near the floor behind the refrigerator, shower did not work, took 2 months to get fixed. heat did not work in entire build last winter for almost a month, although management will say it did (wonder why Stoker and Sons Heating and Cooling vans were parked outside almost everyday for a month??? Took 6 months to get screens and blinds, then blinds were hung on an angle. Tenants are way over charged for laundry and coin boxes are constantly to full. They take your money, but machines do not start up...have fun getting your quarters back from management. Front door does not lock, entrance door to west side of building at least once a week will not unlock, you can not enter or exit through it, so you have to go to the other side of building, up the stairs or elevator and walk around the building to get to your wing.Foul odor in building and a unkept atrium in center of building that just enacourages bugs and varmin. Doors to it are constantly kept open for what ever reason. Then their are the creepy illegal aliens who clean the hallways.

The good: Beautiful tree-lined street Close to Foster Beach Park district is right across the street Close to three major bus lines that go right downtown (151, 146, 147) Quiet, safe neighborhood Cat & small dog friendly Laundry on-site Decent size apartments (approx 500-600 sq ft) and pretty architecture The bad: Don't have a full sized stove No counter space with having a microwave and dish drain Parking is not good unless you have access to the surrounding lots (all for other buildings) or get home before 6pm Laundry is in the dingy basement and charges $1.75 for both wash & dry - Outragous Builing has had some major plumbing problems Problems also with water damage in the main lobby (and my apt) POOR insulation - I have to cover my bathroom window with fleece in the winter to keep any heat in I hear my neighbors ALL THE TIME My windows are directly into the courtyard so I can't have my blinds open (neighbor is 20 ft away) I can't see the sky at all from my 2nd floor apt Occasional "visitors" in my apt, and by visitors I mean palmetto bugs, aka giant cockroaches NO CELL RECEPTION

This place is soo bad its not even funny. The management was so rude and inept. They gym is three machines that one is broken. The place is so unsafe, the front glass door never locks, and the so called garden in the center of the building doors are always open. The place is full of roaches and mice. You cant control the heat so you have windows open all winter. The area is not safe at all. stay away, youve been warned. Hard to find parking. Noisy. Theres always garbage in the lobby, like 500 phone books that are there forever, or newspapers no one picks up for months.
