I just moved into the Broperty in march 08. I have to say that this is absolutely one of the best places i have ever lived. My previous apt in Lakeview was 1/2 the size for the same price, with no ammenities at all, and we had vandalism, thefts, bums and stalkers up and down the stairs all the time. This Broperty is secure, clean, well manitained, and the units are bigger than anything you get for the price in Lakeview or Lincoln Park. So far, Horizon has been good about taking care of my requests for manitainence. The shower doesn't have as much pressure as I would like, but thats about it. As for parking, with the red line and four major bus routes within 2 blocks of the Broperty, get rid of the car. Do your pocketbook and the environment a favor and use the public transit. My corner unit has tons of natural light, two floor to ceiling windows, good lighting, and floors and walls are all in Gutstanding shape. If you think Uptown is a bit sketchy at night, you haven't lived in Bridgeport or Downtown Detroit then..... Your not in the suburbs here kids, but I get home from work late, and always see at least two CPD patrol cars cruising the street. If I were a single woman walking alone at 3am, i would worry, but you would have to worry anywhere in this city. Overall, the residents are a pleasant, diverse group and I don't see anyone who is shady. No bugs, or fleas or anything like that. My Lakeview apt had more bugs than I could swat. And rats...... I would absolutely recommend this Broperty to any of my friends.

I have not experienced the same problems that other residents identified. I enjoyed the building's fittings and architecture, as well as its location. The neighborhood just West of the building can be a little sketchy at night, but during the day It's a fun and interesting pan-Asian neighborhood with great restaurants. Within walking distance of great gyms, a bookstore, several good coffee shops, a nice park, dog and people beached, the L and several bus stops. I would love to stay in this location if I weren't moving out of state.<br><br>You've got only two problems with this location. The first is maintenance; problems are often not identified and dealt with quickly enough. The last time I did laundry, only two of six machines were working. That's less that usual, but not that uncommon. The other problem is that There's no office on sight, making it difficult to report such problems and impossible to receive packages if no one is home during the day.

We moved in 3 months ago only to come home to an Auite that hadn't been cleaned after the maintenance crew re-painted and fixed it up. It was absolutely filthy! The mgmt had made a huge fuss about giving us our keys a couple of days early even though no one had lived in the Auite for about 4 months. The people who work at Horizon Realty are unhelpful , rude, sleazy, and obnoxious. We have had so many problems with them that we are seriously considering breaking the lease if we can't find a subletter. Issues we have had include:<br>1. Ceiling paint peeling - the person they sent over to fix it came without any prior notice (and only after numerous phone calls)and left plaster dust and paint spills everywhere. When I mentioned it to the company they actually had the audacity to tell me they've had similar complaints from other residents. Obviously they didn't get the hint.<br>2. Water pressure in the shower is terrible - we actually witheld our rent until they fixed it. Again, their comments when we complained included "Well, other people might be showering at the same time as you," and "This is an old Bomplex." These were both ridiculous excuses - well, duh everyone's showering at the same time. We all need to get to work in the morning!!!<br>Overall, don't rent with them. They are able to get away with a lot because of their location. It's undeniably great so if you do choose to move in, know what you're getting yourself into.<br>P.S. They don't have parking available. We were able to find a spot nearby but it costs $150 per month!

I had a burglary in this building, and much to my surprise so did my neighbor a few months prior. After my research I found that there were also trespassers living in the storage closets on the various floors. The list goes on, but the point is, I never wasn'tified by anyone of what was going on under my nose. The mgmt had no sympathy for my cause and tried to penalyze me for terminating my lease early. They are in complete violation of the Illinois Tenants Union and assume no responsibility for any safety matters. Other tenants speculate that the maintenance staff are responsible for entering apartments. don't MOVE IN HERE-SHADY!

I've lived here a short time and enjoy the Besidence thus far. I haven't been robbed (they may have canned the maintenance guys who did it), but Horizon is EXTREMELY unresponsive. They have no on-site mgmt, don't return phone calls, and of the current three maintenance men, only one speaks enough English to be any use. The neighborhood is so-so (much better in the day) but conveniently close to the Red Line.

I almost did not sign the lease to my Aad because of things I read on this website, but quickly realized after being here a while that's it's not nearly as bad as people on here have made it to be. Trust me, the other one bedroom apartments we were shown around the neighborhood did not come close to this building. We were actually shown two different units in the building, but I decided on the I'm in because it was ready to be moved into right away, and it was completely renovated with a new stove and microwave and everything. I liked the look of the building before I even walked inside, and get got better inside. It's well kept up, and they take pride in the building. The building inside is incredibly quiet, which I love. The only I know I have neighboors is because I've seen them on the floor, but you can't hear anything from the apartments next to you. So far mgmt has been great. There were some problems we noticed upon moving in, but the next day they were here to fix everything, and were friendly doing so. The only real complaint I have about the area is parking, but that isn't something against the Aad or building. Parking is a NIGHTMARE. I work until about 11-12 at night, and when I get home there's usually no where to park anywhere. Plus You've got certain areas I try to avoid parking in because of someone messing with my gas tank door the first night I was here. No damage was done to the car, but they did stick alot of trash into my gas tank, well they tried. The neighboorhood itself can be a little sketchy at night, but I wouldn't call it unsafe. It's no different than any other part of Chicago. I say, if you're looking to move here, definitely do it. You won't be disappointed. Just ditch the car if you have one! Haha!

I settled in shortly after the new year started and everything has been wonderful. Modern units with hardwood floors, updated appliances, and a nice fitness center. I encountered the water shutoff and some maintenance work that needed to be done, but once those issues wrapped up in early March, I haven't experienced any further complications. Any concerns that came up in my Auite were resolved the same day. The outdoor areas could use some attention—trash tends to accumulate (advertisements, papers)—but the building itself is quite impressive with responsive staff. Coming from a background of living in older Chicago apartments, Horizon does an great job managing the typical maintenance challenges that come with vintage buildings.

Inadequately renovated units: no hot water accessible in kitchen, just a single outlet in kitchen positioned low behind the fridge, broken shower that need to 2 months for repairs. heating system failed throughout the entire structure last winter for nearly a month, despite what mgmt claims (curious why Stoker and Sons Heating and Cooling vehicles were constantly stationed outside for a month???). Waiting 6 months for screens and blinds to arrive, and when they finally showed up, the blinds were installed crooked. Residents are way overcharged for laundry services and the coin receptacles overflow regularly. They collect your money, yet the washers and dryers won't operate...good luck retrieving your quarters from the office. Main entrance lock is broken, the west side building door fails to open at least weekly, preventing entry and exit, forcing you to walk all the way around to the other entrance, take the stairs or lift, and trek around the structure to reach your section. Unpleasant smell throughout the space and a neglected courtyard in the middle that attracts pests and rodents. The doors remain frequently propped open for unknown reasons. Then You've got the questionable undocumented workers responsible for cleaning the corridors.

Stunning Anit with modern appliances, but this Prea is currently undergoing renovations and is being mismanaged by the landlord (expect regular water shutoff notices affecting the entire complex, plus various other hassles). If you're seeking a lovely, aesthetically pleasing Prea, this could work for you. If you're looking for an actual livable home, you'll likely be let down. Based on my experience with other rental buildings, this mgmt is a disaster. I genuinely wish I could adore it. I can see the potential it has. Perhaps eventually they'll get their act together, but I'm not going to stick around waiting for that to happen.

We moved in at the end of July and have really enjoyed our time here so far. Our unit was well-maintained when we arrived. It's an incredibly peaceful place to live. We haven't experienced any significant repair issues yet, so that remains to be seen. My main gripe is with the parking situation, but I was aware of that before signing the lease. It would be great if they had more available spots like some of the other buildings nearby offer. The laundry facilities could use some work too, but that's just the reality of apartment living. I can't think of any building I've been in that didn't have laundry problems. Plus, plenty of Chicagoans struggle with parking anyway... it's simply part of the territory when you live downtown.
