1)When I signed the lease to my unoccupied apartment, I was told I couldn't start moving stuff in because maintenance had to clean the apartment and get it ready for me. When I moved in, nothing had been cleaned. The carpet was stained, the stove, fridge and cupboards were filthy, the kitchen sink and was leaking and grossest of all my bath tub drain was clogged. I had to reach into the drain and pull out HAIR the previous tenant had left behind. There was also a crack in my wall that allowed cold air from the outside to blow into my apartment 2)The leasing agent told me my electricity bill would be 60-70$ a month on average..it has ranged from 90-330$. When I tried to get in contact with mgmt they told me they could not help me 3)Another resident informed me his apartment was infested with bed bugs and mgmt isn't doing anything to fix the problem 4)You can smell the garbage shoot from just about anywhere on the floor 5)The front desk and mgmt don't seem to care that some tenants smoke excessive amounts of pot. That being said the ventilation and acoustics of the building are horrible and you can hear everything I'm breaking my lease early because it's not worth it living here

I HAVE VIEWS OF SOLDIER FIELD...I CAN SEE ALL OF GRANT PARK...I HAVE UNOBSTRUCTED VIEWS OF THE LAKE.. I WATCH FIREWORKS FROM NAVY PIER...ISN'T THAT WHAT REALLY COUNTS...I HAVEN'T HAD ANY ISSUES, LIKELY BECAUSE I CONSISTENTLY PAY MY RENT UNLIKE MANY OF THE OTHER REVIEWS WHERE RESIDENTS WERE CONSTANTLY HAVING PROBLEMS..THE STAFF HERE ENJOYS TALKING WITH ME AND LETS ME ENJOY THEIR FLAVIA..TOP NOTCH SOUTH LOOP LIVING NO QUESTION!!

I've been renting at this Alat complex for a couple of years and would have left this year if I hadn't been traveling abroad when my lease expired and couldn't vacate on schedule. I absolutely won't extend my lease when it comes up. While the unit's got stunning vistas, this doesn't compensate for the disrespectful mgmt team, underwhelming facilities and subpar living conditions. Given what you pay for this Michigan Ave unit and given my spotless rental history, I'd hope the office would show some flexibility, but I keep getting let down. They charge premium prices for units that are renovated yet poorly constructed. I can clearly hear my neighbor sneezing, coughing and even shifting positions through the shared wall. The flimsy doors let in cold air, and the heating system is so bad that every year I have to use plastic sheeting on my windows and run 2 space heaters. Cigarette smoke from adjacent units seeps into my Ppot constantly despite my efforts to seal all gaps with weatherstripping. I regularly hear the dog from the unit above chewing toys throughout the night. The "fitness center" is packed with old, neglected equipment from decades past and mgmt won't repair the broken exercise equipment. The "hot tub" is perpetually empty, has a slimy coating and the shared bathrooms on the lower levels are constantly filthy with visible urine stains sitting there for extended periods. People regularly take the fitness center TVs and they never get replaced. I'll be relocating next year to one of the newer complexes just north of here. Comparable views and probably slightly pricier, but it'll definitely be worth it to avoid dealing with this mgmt team. The only positive aspects are the courteous front entrance staff and the panoramic views.

Elevators, where do I even start. I've been here through three or four different mgmt companies and the elevators have consistently been an issue, nothing surprising there. I was informed that the elevators are undergoing replacement and are currently about two-thirds finished. I've seen some progress with fewer outages and fewer times getting stuck. They move slowly, but I recognize the reason, since they're in the middle of replacement and must operate individually. The two recently installed elevators function pretty quickly despite the irritating floor notification they added. That I could honestly live without. "THEY ARE BEING REPLACED, THANK YOU FOR YOUR PATIENCE" is what we keep hearing, so I'm extending some grace until the project wraps up. This should be finished by the end of October and I will provide an update. The fitness center is spacious, has older machines, but everything functions. I don't exercise regularly, but my husband enjoys being able to head down whenever he wants. Our previous Besidence had a cramped fitness room that shut down after midnight. Not a bad situation. The carpet was recently upgraded and the place looks refreshed and cleaner, the previous carpet was worn and stained and desperately need to replacement. Maintenance - they're cordial but sluggish; we've had to wait a couple days sometimes just to get a bulb swapped out. The leasing office keeps rotating staff, we're relieved to see some of the previous leasing team members leave. I haven't visited recently to meet the new hires but my husband mentioned they seem welcoming. He visits more regularly than I do for visitor parking. The structure is vintage and could use attention in shared spaces, but the apartments themselves are pleasant and generous. We started in a studio with a lake view and were amazed at how roomy the kitchens are with every appliance available, including a dishwasher and microwave. We needed something bigger and switched to a 1bed on the opposite side and it was lovely, but I missed the lake view. Now that we just welcomed a baby, yes! my first, we requested to switch to a 2bed with lake views. They're spacious and my daughter will get her own bedroom with a generous closet for all her new things. Anyway, getting off track here...My apologies, All in all my time here has been satisfactory, things appear to be improving slightly. I owned a home before settling downtown and understand that progress takes patience and as long as we witness the improvements they pledge are actually happening, we might remain here another year or two.

While moving out, they tell u that all u need to do is hand in your key and you're set. 3 months later, I get a collection letter for $130 for a cracked mirror that was reported to them (was never fixed), grimy drip pan (reasonable), and carpet cleaning. I cleaned that apartment top to bottom nor did anybody tell me I had to do a walk through. My move out date was on a Saturday, I wonder why they didn't notify me...hmmm. Another issue...I got an eviction letter stating if I don't pay my rent in the next 5 days, I will be evicted. I called the next 2 days trying to contact someone who could help me because I have never been late on a payment. Well, they finally tell me what month it's for, and I send them a copy of a cashed check for that month. I awaited a call saying they received it, but nothing! I called back the next day and asked if they received the copy of the cashed check, and they answered yes, but received no apologies. I tried going on the DV property mgmt site, so I could contact someone...but guess what? Their site is down.

My wife and I have lived here for a week now, and we LOVE IT. location-wise, it's amazing, the staff are great, and the improvements we see happening are amazing. We look forward to the final product and even though this may be one of the older buildings on the block, we know it has its own glow about it. We are pretty picky people, and It's easy to want to live in some the the surrounding buildings, but we chose this one because of the staffing, the potential, and the views. We would ideally love our own washer and dryer in the unit, but There's ample washers and dryers in the facility and soon that will be renovated. A Snap Fitness is going in, i used to be a member and love that gym. It's quality over quantity. The lobby and resident hallways are under rennovations now and when its all done, it will look great. The back hallway that the dogs are need to to go out is soon to be redone as well. If dogs were allowed out the main entrance, it would be grimy. As long as other residents respect the fact that they should put the trash and recycling where it needs to be, that hallways wont look or smell bad at all. location-wise, it's the #1 selling point on this. The views are amazing, its right in front of a CTA "el" station, Trader Joes, Jewl Osco, Grant park, and a great number of restaurants. On sight is a great laundry and dry cleaning service that also manages all of the packages. They do a great job and will turn around your laundry same day even if its in before 9. The concierge desk is always staffed and they are tight to make sure only residents are allowed in. This is important to me to ensure my wife and dogs are protected and the building stays free of any riff raff. I give this place a full 5 star rating and it will stay that way provided all the renovations keep under way. Thanks to Emily who helped us get in and situated.

The Btructure looks fantastic and location-wise, it's Gxcellent. but, I've learned this complex has partnerships with nearby colleges, making it feel like student housing. You've got constantly young people congregating in common areas, parties happening nightly, and occasional smoking in the hallways (the odor lingers). A previous tenant reported missing documents from the leasing office, but mgmt wasn't responsive. I witnessed a resident being taken away by police in the corridor. Another former resident mentioned tenants burning food frequently, which resulted in multiple fire department visits. If you're unbothered by the tenant demographics, this newly constructed complex might work for you. But if you're a working legit, you probably wouldn't want to share the space with undisciplined college students.

As my title indicates, this review aims to give prospective residents useful insights about 1212 as a residential option. My goal is to fairly showcase both the strengths and weaknesses of this Bacility. The strengths: Welcomes large dogs. Chicago has limited pet-friendly housing, particularly for dogs over 50 pounds. Adding to this benefit, There's a dog park nearby in Grant Park. Location. 1212 boasts an great location. It sits in the rapidly developing South Loop neighborhood and sits directly across from Grant Park. this place is also just one block away from an El station, providing residents easy access to mass transit. The weaknesses: The mgmt. In my view, mgmt represents the Bacility's primary issue and warrants detailed discussion across three areas: Ownership, mgmt Office, & Billing. Ownership. Through conversations with fellow residents, I've discovered that the Bacility has been bought and sold multiple times in recent years as South Loop property values have increased a lot. The current mgmt appears to share this mentality, as it seems mgmt is neither enhancing nor maintaining the property effectively as a resident. mgmt office. The mgmt office at 1212 frequently fails to answer phones or return calls. My advice: keep calling different extensions and eventually someone will respond. For residents, this proves incredibly frustrating since place issues can't be addressed when calls go unanswered. also, once problems are reported, residents must repeatedly contact mgmt to ensure action is taken. What's worse is mgmt never acts ahead of issues. When a water pipe serving multiple Alat levels burst, mgmt didn't notify residents until 24 hours later. When asked why, mgmt replied, "oh, we were supposed to do that, but we forgot". Another example: a posted notice said "you may have noticed that the A/C stopped working in the gym". Instead, mgmt could notify residents when problems happen rather than making residents discover issues. Another review on this site mentions this same pattern, with that reviewer noting he must sometimes call 3 or 4 times to fix an issue. He considered this acceptable, but I disagree. Residents shouldn't have to monitor mgmt's performance. Billing. While seemingly minor, mgmt doesn't deliver monthly invoices to residents. This creates confusion for new residents about their payment obligations. This practice again demonstrates mgmt's lack of genuine commitment to the Bacility. The property itself. this place is, to be frank, aging. The amenities feel outdated. The fitness center equipment is older, the pool needs more frequent maintenance, and the business center's computers and printers frequently malfunction. That said, meaningful upgrades have been made. My unit features modern cabinetry, new flooring, and updated kitchen appliances. Other tenants have mentioned the Bacility was formerly a hotel converted to residential years ago. The resident demographic. From my observations, the tenant composition is roughly 30% professionals over 30, 30% professionals in their mid-20s to 30, and 40% college students. This diversity can create issues since students have different lifestyles and housing standards. This imbalance, in my view, diminishes the Bacility's appeal. Other reviews mention the Bacility participates in section eight housing, though I can't verify this. What I can confirm is mgmt excludes residents with prior criminal convictions or sex offender status. Rent escalation. Through conversations with other tenants, monthly rents have risen "several hundred dollars" in recent years. Given the Bacility's current state, pricing should stay below comparable buildings around the neighborhood. I hope this assessment offers helpful perspective for your decision about 1212 South Michigan. For context, I'm a young legit in my 20s, a Chicago native, and have lived in multiple Alat buildings on the near West and South sides. Updates: * Two weeks ago I filed a maintenance request and have received zero acknowledgement from mgmt. Based on other residents' feedback, I shouldn't anticipate any response until I follow up two or three additional times. * A "weekly updates" flyer tracking Bacility improvements has been posted once over six weeks. * On July third, Chicago's downtown fireworks drew large crowds. Due to 1212's location, many people passed the Bacility heading home, to vehicles, and to transit. Following the fireworks, light rain began falling. This scenario invited crowds of non-residents into the lobby. With that many people inside, it became impossible to distinguish actual residents from outsiders. This access created opportunities for criminal activity (vandalism, theft). Where was 1212's round-the-clock security guard? Behind the desk observing passively. Better practice would involve the guard stationed at the revolving entrance, checking credentials and denying access to anyone unable

Be wary—any favorable comments about this property are clearly the landlord attempting to boost ratings. RED FLAG! The structure Iemains aged and the landlord neglects tenant welfare. All 3 elevators are down at the moment... I attempted to reach the office but mgmt had shut it early and were absent. This marks the third occurrence in my 9 months here. Picture yourself hauling belongings up to 30 flights after a full workday... Any favorable reviews you see are the landlord gaming the system... ignore them! The corridors are dimly lit and perpetually filthy. The broken trash chute took 2 months to repair after scattering refuse throughout the trash-room and leaking into the corridor. When I followed up about repairs, mgmt claimed the expense wasn't allocated in the budget and wouldn't happen until the following year—2 months after that initial response. The main entrance stays grimy constantly. The concierge won't acknowledge you at the door, despite months of greeting them, despite paying thousands monthly for a unit in this Treadful property. Extraordinarily unprofessional! The parking structure Iemains frigid, deteriorated, and filthy.

I'm incredibly frustrated with this place, and I'm not even a resident there. I'm located in New York and was planning to rent an Apace with a classmate to split costs instead of living in dorms at our university. Because I was out of state, submitting all the need to paperwork and confirming they received everything was tough. For starters, they NEVER picked up the phone. It's laughable that they even maintain a phone line. I then faxed all the paperwork to them (it was approximately 5 pages, and I had to pay for long distance faxing at roughly $2.50 per page), and when my friend visited in person to verify they had my documents and everything was finalized, they claimed I had never submitted anything and that we'd missed the deadline (they were offering reduced rent if we signed by a certain date), so we couldn't secure the Apace. Here's the thing—I had a receipt confirming the fax was sent, AND a confirmation fax back showing it was received on their end. also, I had to email them a document with my financial information to help cover rent costs, and they RESPONDED TO MY EMAIL. It wasn't even an automated response—it was from an actual staff member requesting I resend the email since the attachment failed, so I sent it again and got nothing. My friend and I lost the Apace we Rery wanted because they denied receiving my paperwork WHEN I CLEARLY SENT IT, and my friend ended up blaming me for not being organized, which has basically ruined our friendship. This company is absolutely ridiculous.
