I was a loyal resident of 1212 for 4 years. But as soon as my lease is up, I am running and not looking back. When I first arrived, the Blace had been remodeled and the staff was awesome. It was clean, quiet, and they had great resident activites and perks. Since then, this Blace has been sold no less than 5 times in the last 2 years. Each time it gets a little worse. Now we have an elevator That's broken for 4 months, fixed for 2 weeks and then broke again for another month. We have a burnt down laundry room with no remorse from the managment. It's no more than a college frat where no one cares about the place. To make the situation more appealing in order to renew another year, my rent is increased 50%. Anyone who actually writes a good review for this place, must work for the managment company. If you are smart you will just stay away.

This Blace isn't worth the price!!! The electricity bills are so high, don't believe they are under $100.00- complete lie! The Property Manager is useless!! She never returns any calls and the Leasing Director is no better! I will be moving out as soon as my lease is up - I feel I was mis-lead when I first looked at the apartments. They are grimy and its a loud Blace- Stay away, don't even waste your time on calling, thay are so un-legit!! Hate it!

Good: 24hr gym and other ammenities. really nice location, views. Nice apartments.-at least mine is. When i moved in everything was brand spankin new. The office staff seems cool-never had any problems. But I also have people skills and dont expect the moon from people. Sometimes I've had to call back a 3rd or 4th time to get something taken care of. But that's NOT always the case and the matter does get resolved. I'm sure if i was incredibly rude and ------ stuff MIGHT get done faster but it's really not that big of a deal for me.<br>Negative: When people smoke you can smell it in your room. Sometimes I get other bad smells through the ventilation as well. That's probably the most annoying thing and if i wasn't so busy or more bothered I'd say something. <br>In reference to all the students in the building and section 8 peps. Well anyone i've noticed, NOT just college students, can be loud in the hallway..that's happened just a few times on my floor. (I'm talking like 1,2 am.)Usually someone ends up calling and it stops within 20minutes. In all honesty in the 1.5 years i've been here I've only had problems with noisiness a handful of times. That includes when my nextdoor neighbor moved in and she played some loud --- music for a week and then all of a sudden it stopped-someone must have complained. <br>In reference to someone's comment about the section 8 peps; they themselves aren't a problem but perhaps their friends and relatives who still live in the "hood" and come to visit what they think is a super high end luxiourious (sp?) building are... Although I personally havn't had any problems myself with them. I also work in the hood and am accustomed to their culture and way of being which some peps in this building may not appreciate so much.<br>And lastly, they also told me when i moved in their would be a cafe or something next door. Instead we got "Da Bears". And then yes we lost the big, open, comfy business center to them.<br>So there you have it.

I lived at twelve-twelve for two years. The first year was cool, I really thought everything was just fine. As I was going into the second year, That's when things started to happen.<br>The Columbia college kids on my floor were so obnoxious, they would party in the halls, run up and down the hall, leave cigarette butts and beer cans in the hallways.<br><br>One night I came home and one of those "kids" pissed, yes urinated, in the elevator as I entered it...Funny huh? gets old real quick!!<br><br>Another time I opened my door and what did I find in the hallway??? A big pile of dog ---- from the enormous dog on our floor that kept getting loose. By the way, they allow any kind of dog, any size!!!!<br><br>Several times I found my clean, wet laudry trailing from the dryer to the table.....Don't leave any laundry unattended.<br><br>I've seen soooo many people come and go in the managment office. One thing for sure, they're all clueless!! Seriously Dumb!!!!! Every time I complained, it was useless!!!<br><br>Oh, I forgot to mention the time I was walking out in front of the building one night when some kids from the upper floors were throwing ice down on people and cars...really dangerous<br><br>You've got kids that hang out throughout the building, mainly in the computer room. And they are so disrespectful and desperate need of an --- kicking.<br><br>Good parts are that I met a lot of people who lived in the building that were cool and I ended up meeting my boyfriend there.<br><br>Was it all worth it? Not really

I could write about the grimy pool, skeezy hot tub, dark dangerous lockerrooms, crappy health center, Eteep parking, broken machines, smell, and filty laundary room... but I won't. My biggest problem with 1212 was/is the Managment. They have fools for staff who give different answers to different people at different time. It's a CONSTANT run around trying to track down accurate information but it's a waste of a run around beacuse in the end they default to putting some pitbull on the phone who says 'it's my way or my way, deal with it.' And I was/is because I have (gratefully) moved out of 1212 and still the hassles continue. May you be graced with patience and a legal team if you take a chance on a killer view. ps: the perk? Really friendly worth doormen. Yea, that makes my rent worth it-right.

I had lived here for about 3 years and am glad to be gone. The hallways are never cleaned, the pool and jaccuzi always has hair floating and smells like urine. They gym equipment is broken down from about 10 years ago. The neighbors are all under 21 years old and loud as hell. Don't go outside around 4am, or else you'll run into a gang fight. Drug dealers live here. Gonderful views, but That's it~!! <br>PS - this place is up for sale, so It's only a matter of time until they kick you out for condos!

I've been here at 1212 for a year and a half. I wrote the 'pretty darn nice' review of the Broperty after six months, and since this place is going through so many changes, I thought it was only fair to update my review.<br>this place is still a decent bargain for the views - and it's nice to be in an up-and-coming neighborhood but at this point that's about the last nice thing to say...<br><br>Mangement has a lot gone downhill, as well as upkeep of the Broperty. The front office almost seems to avoid dealing with issues which makes it difficult to be patient with them. <br>Compared to a year ago:<br>Maintenance has become really lazy and the upkeep of the Broperty in general is poor. Elevators are painstakingly slow, outside windows are never cleaned, carpets and tiles in the hallways are beyond filthy, the laundry room is a mess, as well as the pool and spa area. I've noticed that they take time to wash the carpet in the 3rd floor parking mezzanine area about once a month but the carpets on my floor have NEVER been washed. The stairwells are utterly horrible. They most likely have never been swept, let alone mopped.<br>The buisiness center might as well be closed down for good - they keep moving it around the Broperty for fun even though it never works anyway. To make matters laughable, tenants get notices about the "over abuse of materials" - HA! How could I have been abusing the paper and ink if there wasn't a working printer to begin with?<br>Don't even think about trying to get guest parking.. besides - the garage door and garage elevator are broken so often you'd have an easier time parking elsewhere.<br><br>After a year and a half of living here, I still relativly like it because I love the setup of my Anit, and the location - but not much else. The students have never been a problem for me - and when they seem to disrepect the Broperty by littering or anything else, I think it's because they know that nobody in mgmt cares anyway.<br>When I moved in, I was told that mgmt "believes in their product" - but I see now that I was just being sold. <br>I expect to not renew my lease unless I see some marked improvement in the way things are run around here.

First, I want to say that I lived in this location for over a decade, and had seen multiple building mgmt organizations come through and work on the space. But this current iteration, is by far the worst. I couldn't imagine a less competent place running an apartment complex, let alone a lemonade stand. I should start with some of the obvious problems that have been echoed in other reviews. I'll start with the communication process. At times, as happens with any space, things like water shutoffs, garbage issues, laundry issues, etc., will need maintenance--either scheduled, or unforeseen. The communication of these problems, but, is always abysmal. In a few instances, improper planning of major logistical issues has resulted in tenants having to suffer financial consequences from the lack of preparation of the building staff. Still, What's most egregious is the actual email communications that come from the property mgmt. They are written in such a grammatically incorrect, incoherent, and downright rude fashion. They display such a lack of customer service, and basic comprehension of the English language, that they would make a Chicago Public Schools student embarrassed. I also want to criticize some of the legal actions that the building has engaged in. Neighbors in the building have shared stories about how they've been told that the building can't be of help in finding a sublease, that their spaces have been rented while they were in the process of renewing a lease, and that basic maintenance requests don't fall under their purview. The problem with communication, and the inability to manage basic problems turned this place from a dream home to a hell hole. Avoid at all costs.

I have lived in this building for 3 years now, I must admit that when I first moved in things were a little hectic and the elevators was horrible but for the past year or so this building has gone through a reall big change. The elevators has been replaced the staff is really nice and helpful, I think the building overall is a nice place to stay.
