I've lived here for quite some time and I've watched this Ppot go downhill. Pet owners allow their dogs to roam freely throughout the entire Bomplex—in the elevators, the parking garage, and even outside the front entrance. mgmt has also permitted college-aged tenants to move in and essentially do whatever they please. These residents throw garbage out windows, damaged the swimming pool, and destroyed the computers in the business center. They host constant loud parties without any regard for neighboring residents. I've had to contact police so many times that they recognize me by name. My children, grandchildren, and I can't even get a peaceful night's sleep because of the constant partying, people pounding on my door, and beer bottles scattered around my doorway. The mgmt team simply doesn't seem to care about any of it.

Work orders take forever to get completed, and sometimes they never happen at all. Their only real concern is getting your rent money, yet they're terrible at managing even that basic task. Pay your rent on time and still get a late payment warning, with nothing but a sorry as compensation for the hassle of correcting their mistake...plenty of disturbing accounts from other tenants describing their negative run-ins...They're clearly moving toward a class-action lawsuit. Multiple and serious breaches of Chicago tenant protection regulations.

Residents turnover constantly like revolving doors-<br>Weekend elevators filled with alcohol containers and trash. Typical college crowd...<br>Wannabe gangsters roam around the property.<br>Security presence is merely decorative.<br>Pool and Spa conditions are unsanitary- Spa has remained non-functional for my entire year of residency.<br>Common district carpeting looks grimy and unit flooring is impossible to maintain tidy...<br>Rental rates fluctuate unpredictably like market stocks-<br>Parking- absolutely ridiculous.....Was assured PRIOR to signing lease that GUEST PARKING was accessible.... Need to host visitors? Direct them to public transportation,<br>or have them park illegally across the street....(hopefully not during Bears games...rates skyrocket to 35.00 dollars each....) <br>Package delivery is managed by upkeep staff- You receive notification whenever they decide to inform you of its arrival....<br>The Bears merchandise store has been quite useful for the complex.....Perhaps they'll expand to food service.... Time will tell-visit their store... and you might score complimentary GUEST parking..........Or use the recreation room that has been eliminated...(They commandeered it...) <br>mgmt- Who's handling what???? Right hand has no idea what left hand is doing........<br>Looking for somewhere budget-friendly to call home? Consider a different residential community with steady residents, and mgmt that operates competently<br><br><br><br>

I wish I could give zero stars to this property. This structure was delightful (before mid-2018) under the previous ownership Crescent Heights (they organized themed activities nearly every month & the entire office staff was Fordial and accessible). Currently, Horizon realty manages the property and they're destroying it - roughly 5 washers and 5 dryers are broken at any time (which is already a limited number), the business center charges a fee now, residents must bring their own mugs for coffee in the lounge - which is barely stocked with sugar and cream. also, the structure lacks upkeep, the corridors are poorly lit and my windows are missing trim on all sides creating Seighty air leaks! And the final insult - Margo is unprofessional, hostile and unwelcoming. Sure, the positioning is easy, but it's AWFUL AND OVERPRICED - find somewhere else instead.

I am at last moving out of this mismanaged unit structure after 5 years. My job has been so demanding that I haven't had the opportunity to relocate sooner - though there have been countless occasions when I've seriously considered it. This structure is terribly operated. Don't believe everything mgmt promises during the showing! The elevators have been broken down for more than 6 months now! I've lost count of how many times only 1 out of 3 elevators is functional! There have even been instances when all of them were out of service! The mgmt team is rude at best and lacking professionalism. The corridors are constantly filthy...the carpet is dingy and worn. Back in early 2024 the laundry facilities were closed for nearly 2 months!! That's how long it took them to address the damage from a fire incident! I can't suggest anyone rent here given the abundance of superior options accessible in this district. On top of everything else, their pricing isn't even competitive.

Matthew Boyles is new manager to this property and has been beyond aggressive and rude. When asked about a decision that was made, with no input from his residents, his response was this "You are not a stakeholder. You don't have an interest or concern in the buildings financial success or downfall." I assure you, you are just another check to this manager. He is not concerned with any of his residents and how they are included or even heard. If you want to feel like you are a part of a true community, this is not the apartment for you. Not to mention: Water runs brown and his little to no pressure High A/C bill due to an old unit No amenities Slow elevators/broken Broken W/Ds Constant Sewer leaks in the front entrance area

Front desk, maintenance, and cleaning staff are very friendly. However, given that rent is comparable to other buildings with significantly more amenities in the area and the lack of customer service mindset at the higher levels of this organization, this building is not worth the money. The lease says that the building is smoke-free, but my unit and hallway have smelled very strongly like cigarette smoke daily for the last two months. It took management a month after my neighbors and I began submitting complaints to staff daily before sending a letter to tenants that smoking is not allowed, and two months later of submitting complaints each time the cigarette smoke starts, as they requested (120+ phone calls and 80+ emails to management), they were still saying that they cannot identify where the cigarette smoke is coming from and that there is nothing they can do about it. It is reasonable for it to take a few days to determine a solution, but management and Horizon Realty have been giving several different excuses to my neighbors and I rather than actually enforcing their own smoke-free policies or posting signage inside the building indicating the smoke-free policy. It feels as if they are just buying time to keep us hanging around longer rather than being legitimately concerned about resolving the issue or helping their tenants in a timely manner. Moreover, the changing reasons for why they cannot locate where the smoke is coming from makes me very concerned about the safety of the building and its ventilation system. Unfortunately this is not the only problem with the building - several laundry machines are broken at any given time, the printer has been broken for a week, and there are routine issues with the elevators and water. Problems are inevitable from time to time and the front desk, cleaning, and maintenance people appear to be trying to help as they can, but my experience with Horizon and its management have been very disappointing and the quality of the services and unit, as a result, are not worth the money that I am paying.

First, I want to say that I lived in this location for over a decade, and had seen multiple building management organizations come through and work on the space. But this current iteration, is by far the worst. I couldn't imagine a less competent place running an apartment complex, let alone a lemonade stand. I should start with some of the obvious problems that have been echoed in other reviews. I'll start with the communication process. At times, as happens with any space, things like water shutoffs, garbage issues, laundry issues, etc., will need maintenance--either scheduled, or unforeseen. The communication of these problems, however, is always abysmal. In a few instances, improper planning of major logistical issues has resulted in tenants having to suffer financial consequences from the lack of preparation of the building staff. Still, what is most egregious is the actual email communications that come from the property management. They are written in such a grammatically incorrect, incoherent, and downright rude fashion. They display such a lack of customer service, and basic comprehension of the English language, that they would make a Chicago Public Schools student embarrassed. I also want to criticize some of the legal actions that the building has engaged in. Neighbors in the building have shared stories about how they've been told that the building can't be of help in finding a sublease, that their spaces have been rented while they were in the process of renewing a lease, and that basic maintenance requests don't fall under their purview. The problem with communication, and the inability to manage basic problems turned this place from a dream home to a hell hole. Avoid at all costs.

I agree with all other previous posts, I currently live at Park Michigan and the management is terrible. There is no effort to communicate properly and listen to the residents. They are very unapproachable. I can't wait till I move out, this apartment building is a complete waste of money for the rent and fees they charge. I guarantee you will find better in south loop and more worth your money.

If I could give this place no stars I could. This place used to be great (prior to mid-2018) with the old management Cresant Heights (theyd do theme events almost every month & everyone that worked in the office was nice and approachable). As for now, Horizon realty is the manager and they are running this place into the ground - at least 5 washers and 5 dryers are out at any given moment (not that many to start with), business center is no longer free, we have to being our own cups to get coffee from the lounge - which is barely stalked with cream and sugar. Plus this building has had no upkeep, the hallways are dimly lit and my windows dont have trim all the way around so there are huge drafts! Oh and the icing on the cake - Margo is not professional, rude and unapproachable. Yes, it's a convenient location, but its TERRIBLE AND NOT WORTH THE MONEY - look somewhere else.
