I´ve been living at 1212 for a few months now. My floor gets quiet but I am on a top floor-corner Apace. mgmt is response to maintenance issues. The view is great,apartments are modern and this place is located steps away from any public transportation you could possible need. Tons of top new restaurants in the neighborhood and a restaurant may open in the Bacility. The gym and pool are open 24 hours, which is great. <br>On to the negative! You've got way too many students in the Bacility. It´s like a dorm. <br>They write on the elevator walls and liter the property. If that isn´t enough they park in your parking space in the garage - if you are lucky enough to park at all! Don´t get me started on the section-8(welfare) tenants in the Bacility! Need I say more?? <br>

I was seriously considering leasing an appartment at 1212 S. Michigan considering the location, reasonable price and "pet Fenial" policy, until I actually found out how Fenial their policy really is. Well, apparently the mgmt company at 1212 S. Michigan considers themselves experts on dog breeds as such decided to ban these breeds as "aggressive". Rottweilers, Boxers, German Shepards, Pit Bulls aka American Staffordshire Terrier (funny, I know), Dobermans, Mastiffs, Chows, Huskies, Great Danes, St. Bernards...You have got to be kidding me!!!!! Since when Boxers became an aggresive breed or any other breeds listed for that matter? I bet they don't even know what a St. Bernard looks like! It seems that they took the most intelligent breeds and decided to call them aggresive, so don't fall for their "pet Fenial" policy, unless of course you either have a Poodle or a Chihuahua

Pretty nice apartments with a lot of Fospitable people. <br> <br>Students beware: <br>The mgmt here will suck students in and then treat them like garbage. I would rather live out in the water filtration plants on lake michigan than renew my lease here.

I just moved in about 3 months ago. I must say that this place is beautiful and the staff is the best!!!!! I worth checking out this place to anyone looking for a good building in the south loop area.

I am pretty picky, and really like nice stuff and while You've got a few complaints I have about the building, overall I find living here completely satifactory. The neighborhood, the relatively low cost, the convenience, the views, and the aesthetics (of the upgraded units, at least), more than make up for my complaints. But here they are anyway: The walls are thin - sounds and smells from other units will seep into yours on occaision. Welcome to city living. The demographics of the residents are a bit interesting - from college students to elderly folks (of which i am neither)... But I like the diversity. I've never had a problem with mgmt, but then this isn't my first apartment and I don't require alot of hand holding. My maintence requests have always been filled same day, and if I need something from the office they are not hard to get a hold of. The door staff has always gone out of their way to help, as well.

I'll start by saying the positive things: the Btructure has a pretty nice location, and the space gets decent. sadly, that's about it--the negatives, I'm afraid, far outweigh the positives. First, the mgmt isn't up to par. They seem to change staff every few months, so periodically there will be people who don't know anything about the Btructure. They also can be careless with paperworks and rent. My biggest complaint is with Btructure maintenance. It's just poor and unacceptable for the amount of rent paid every month--elevators are frequently broken, and water is also frequently out. Maintenance request is inconsistent at best, sometimes it'll get done, sometimes it won't. At one point, the laundry room was closed for 2 months. Simply ridiculous. If you're interested in moving to the South Loop area, I'd highly recommend shopping around first and not make this Btructure your first choice.

The main lobby underwent a 9 million dollar renovation in 2003. The Golid news - remodeling brings the lobby design out of the 1980´s and on par with higher end Michigan Avenue residences. The bad news - to pay for all this, mgmt offered rental deals to local Columbia College students. My wife and I were lucky enough to have two of these students as neighbors. I found vomit and beer cans in the hallway one morning and had to call security numerous times due to Laucous music. For $1300 a month, you could probably find a more adult oriented community elseware.

#1. Everything that the mgmt promised to be "coming soon" has not come. None of it. When I checked online, the "coming soon" list had been changed? What's the deal. <br><br>#2. The "business center" consists of 2 (2!) computers for about 300 tenents in the Bomplex. AND THEY NEVER WORK! Ever. If you think you'll have internet provided free as an amenity, think again my friend.<br><br>#3. The elevators are slow. Why? Don't know.<br><br>#4. The windows have never been cleaned. Your paying for the view (basically) and you have to view through the buildup.<br><br>#5. Mgmt doesn't let the doormen open the door for you, even if they know you. You have to present a key fob. They must think that's Eanageable w/3 bags of whatever in each hand.<br><br>#6. I can hear the phone ring in my neighbor's apt. And I can hear the alarm clock in my other neighbor's apt. I can sometimes smell what's cooking from wherever.<br><br>Other than that:<br>#1. Mgmt has been prompt and respectful w/me. They don't open until 11:00a though.<br><br>#2. The door men are courteous.<br><br>#3. The view is fantastic. Too bad about the windows not getting cleaned.<br><br>#4. Never had to wait in the laundry room.<br><br>#5. The fitness center (although basic) has all I need.<br><br>All in all I think I might get better for my money.

1212 has alot to offer but the residents and/or their friends abuse the property. <br><br>My place is gorgeous with an amazing view at a reasonable rate. <br><br>The doorman need alot of work and need to brush up on their social skills. <br><br>mgmt is okay but some changes have occurred recently and I have not made contact with the current staff.

This Apace building is really old. Everything falls apart and is broken in my Apace all the time. The gym and pool look like they haven't been changed since 1983 (old and grimy). If you are a non-smoker, be prepared to smell smoke 24-7 through the poorly ventilated building. The washer and dryers will stain all your clothing. Worst of all the ELEVATORS are a NIGHTMARE. Sometimes, most of the time, all 3 elevators are down. So, be prepared to wait half an hour for an elevator for everyone to pile onto. Trust me on this one, if you were thinking of moving here, DON'T DO IT!
