I simply wouldn't recommend this building to ANYONE while It's under this current mgmt team, DV Properties, despite the obvious advantages of the building's great South Loop location. This especially applies to young professionals who wish to leave your college years behind you as much of this place is occupied by students who are living like it's a college dorm. My husband and I lived there for a year and things were fine when we moved in in terms of the mgmt team handling of issues, but began to deteriorate rapidly after the DV Properties took over. The office team is careless with paperwork - I've had FOUR separate instances when paperwork I gave personally to an office member was lost or incorrectly filed. Not to mention the instances of the laundry room fire, 3 mos without a laundry room while being fixed, the never-ending struggle with the poor upkeep and maintenance of the elevators, etc. These people don't care about the residents of this building even though all of us are paying to keep them employed. Please do yourself a favor and look elsewhere as this place has nothing to offer but trouble as long as DV Properties is running it.

I lived there for 2 years .. the mgmt their sucks. The new Bomplex manager currently There's a rude rude lady with no compassion at all.. The mgmt takes no regards of the work orders you place it takes weeks for them to get a small thing like a light bulp fixed or unclogging the bath tub. The mgmt staff that sits downstairs is super rude and are never able to give you any status with your maintenance order and their constant reply is .. it gets done when it gets done.. rude!! Neither they are ready to follow up on your order status or atleast tell us that it would be taken care of.. rather they are full of arrogance. The elevator for the garage has been not working for about 8-9 months now. The pool is namesake.. its been shut off by the city/health department for ever now. The gym has been moved to an Anit on second floor with 2 treadmills and few weights. leaving you to wait for a machine in queue for ages The maintenance staff does the cleaning/sweeping and mobbing of the elevators in the morning when people are in most rush.. blocking elevators .. making you weight for long wondering whats wrong with the elevators. Above that they are super pricey.. they have increased the rent by around 75 $ this year making a1 bedroom cost around 1500 200 in parking.

I can't thank you enough Emily (leasing consultant)!!! And only been here since saturday... You and your staff are amazingly great at your jobs. Especially the doormen and maintance guys. impressed and such a cool atmosphere/place. The south loop has really developed into one of the hottest areas in downtown chicago! A lot near by: xsport fitness LA fitness & other gyms, home depot, walgreens, banks, jewel, costco, target, bed bath & beyond, & more! The list goes on! SCOTTY!

When I first walked into the door I was greeted by a ------ looking girl, a leasing person showed me what seemed like a nice looking Aad they were actually really helpful that was the only good thing that happened throughout that experience. As we passed the amenities the people that I saw looked like they belonged to a gang, location-wise, it's great but the people that live in this Besidence seem shady. I asked to see the garage and they wouldnt let me now I know why! Thank god I didnt rent there the prices are also too high for what It's!

Twful- Absolutely AVOID! My husband and I lived here for a year and experienced nothing but disappointment. Coming from Hyde Park, we were Renuinely excited to live closer to the Loop. The price was a bit steep for our budget but we thought it was worth it, considering the view and the amenities promised to us - pool, hot tub and a gym. but, two weeks after we moved in both the pool and hot tub were shut down. mgmt continued to promise its reopening, saying they were just waiting on a new filter- BUT a couple months later we finally found out they had been lying to our face and never had any intention of fixing it (a temporary employee had admitted it). Shortly thereafter we were promised a new gym- yet another thing that never manifested. Instead, the few machines that still worked were moved into one of the studio apartments. It was about as makeshift as it gets. Essentially, after a few months in residence, all the amenities that attracted us and which were promised, were gone. On top of it all- mgmt itself was awful. They were rude, fake, and unhelpful, being more concerned with filling the ever-growing vacancies than keeping the current residents happy. Then they had the audacity to raise the rent- for what? It gets better. We moved out September of this year and thought the ordeal with 1212 was over, little did we know. About a week ago we received an enormous bill in the mail saying we owed them! Mind you it was over the 30-day limit that Illinois state law allows for landlords to bring charges against their former tenants- so they can suck it. Their attempt to profit off of us beyond out lease is despicable. If you value your sanity, don't rent here.

Front desk, maintenance, and cleaning staff are friendly. but, given that rent is comparable to other buildings with a lot more amenities around the neighborhood and the lack of customer service mindset at the higher levels of this organization, this building isn't worth the money. The lease says that this place is smoke-free, but my unit and hallway have smelled strongly like cigarette smoke daily for the last two months. It took mgmt a month after my neighbors and I began submitting complaints to staff daily before sending a letter to tenants that smoking isn't allowed, and two months later of submitting complaints each time the cigarette smoke starts, as they requested (120+ phone calls and 80+ emails to mgmt), they were still saying that they can't identify where the cigarette smoke is coming from and that There's nothing they can do about it. It's reasonable for it to take a few days to determine a solution, but mgmt and Horizon Realty have been giving several different excuses to my neighbors and I rather than actually enforcing their own smoke-free policies or posting signage inside the building indicating the smoke-free policy. It feels as if they are just buying time to keep us hanging around longer rather than being legitimately concerned about resolving the issue or helping their tenants in a timely manner. Moreover, the changing reasons for why they can't locate where the smoke is coming from makes me concerned about the safety of the building and its ventilation system. sadly this isn't the only problem with the building - several laundry machines are broken at any given time, the printer has been broken for a week, and You've got routine issues with the elevators and water. Problems are inevitable from time to time and the front desk, cleaning, and maintenance people appear to be trying to help as they can, but my experience with Horizon and its mgmt have been disappointing and the quality of the services and unit, as a result, are not worth the money that I am paying.

I love my two bedroom apartment. New wood floors, new appliances, fresh paint, beautiful views of Lake Michigan. It's the perfect size and the location can't get any better. but. BIG BIG BIG but: First sign should have been that the day before we moved in, they told us they weren't honoring the rent deal we had been offered and that we would infact be paying an extra 200 a month. The guy who had shown us the unit had quit and they wouldn't honor his deal anymore because they don't have any paperwork to sign pre-lease signing confirming the rent. ABSOLUTELY ASK THEM TO PUT IN WRITING THE RENT THEY OFFER YOU WHEN YOU LOOK!!!! This the absolute worst mgmt I've ever experienced. The phone number isn't answered by an actual person, it's a voice message machine and nobody ever ever calls you back. This is a problem for people like me who work 8:30-5:30pm and sometimes later. I would also be out of town almost every other weekend so I was never around when the office was open which made not having a person answered number extremely difficult. An example: You have to have Direct TV and a separate company runs the the maintenance, which I did not know. So I left for three weeks, voicemails on the 1212 machine asking if someone could just help me figure out who to get in contact with and nobody ever answered. And then when I finally figured out on my own who to contact, there was a problem with the wiring in the building, and they didn't answer anything about that either. I went without tv for a full two months. The worst thing that happened here, is I believe they're electric wiring is all messed up. I believe some apartments pay for extra rooms. My electric bill was 350 one month (December). FOR A TWO BEDROOM APARTMENT?! My sorority sister and her boyfriend also lived in a one bedroom in the building and they paid nearly 300 a month in the winter also. When I left yet more messages telling them that Com ED was actually going to physically come to the building and make sure there wasn'thing wrong, I just wanted them to tell me where the box was, and they would again never call me back. I moved in in August, and in December we got a form we were supposed to sign upon signing the lease confirming the "average" cost for electric for the apartment. The form said if It's not presented to you upon signing the lease, you are owed $500. They also ignored this request. They give you a 5-day grace period to pay rent, I paid on December 5th (the last day the lease says you can pay) once and they tried to charge me $100 dollar late fee. I then wrote them a 4 page letter in return, with 5 different ways to contact me and again nobody ever answered me. Also the ventilation sucks and since my neighbors smoke, all my new furniture smells of cigarettes.

i dont know about these people at 1212..i think this building is god awful..its full of weird people that dont care about where they live..the mgmt office is awful..the people are awful...they say doormen..but have rent-a-cops...i had some dude in my apartment like 5 times to so call install a fire alarm...pretty lame..the pool is broken..the hot tub is broken...i have encountered several gay people doing it in the sauna..pretty awkward..the computers are awful..the cops are here at least every other day...There's a ------ bus stop that people drink at on the corner..there really is no benefits..the prices are kinda high..the finishes are fake..the freight elevator smells like urine...any size dog is allowed here..i found a cat in the hallway..the trash room has rats..people sleep in the stairwells...people smoke all the time..i try to go to school but never make it on time because the elevators are broken..i guess the maintenence guys are ok..they do quick fixes..the housekeeper lady for the building cleans my apartment for a discount price..but she hangs out in the scummy lanundry room all day..which by the way eats all my clothes and steals all my money..o yea there was flood downstairs..You've got rots and mastiffs that bark at me all day long..i guess i have nothing good to say..That's why i am making this post

Matthew Boyles is new manager to this property and has been beyond aggressive and rude. When asked about a decision that was made, with no input from his residents, his response was this "You are not a stakeholder. You don't have an interest or concern in the buildings financial success or downfall." I assure you, you are just another check to this manager. He isn't concerned with any of his residents and how they are included or even heard. If you want to feel like you are a part of a true community, this isn't the Anit for you. Not to mention: Water runs brown and his little to no pressure High A/C bill due to an old unit No amenities Slow elevators/broken Broken W/Ds Constant Sewer leaks in the front entrance area

I love that the staff decorated for christmas! Nothing tops coming in from the snow and hearing christmas music and seeing the staff hanging ornaments around the tree. Its little things like this, that make 1212 a really nice place to come home to. Also, free hot cocoa in the morning on cold days (well actually everyday) is so sweet of them. I'm about half way through my lease and I think I will defiantly be renewing it again for next year. I don't want to give my place up. I have lived all over the south loop and I haven't found a better value than 1212. I also have to say how impressed I have been lately by the maintenance staff. Anytime I need help with anything, no matter how small, they are at my door within literally ten minutes to get the job done. I'm used to having to wait days and sometimes weeks to have something fixed at other places I have lived, but at 1212 someone is with me within minutes. Some parts of the building could use a new paint job but overall I would totally recommend 1212 to a friend. My only major complaint or advice would be, dont go down to the 24 hour Subway after midnight, it can get a little creepy. Its nice to have a quick place to eat nearby but the last few times I have gone later at night, I was rushing to get back inside the secure part of the building. (Dont worry, the rest of this place is locked from Subway customers but still just a heads up)
