i have lived at the Lakes of Schaumburg for a little over 2 years. You've got 2 pools, 2 work-out rooms, guest accomodations, and a multitude of other services. each unit has it´s own full-size washer/dryer and dishwasher. some units (not mine) even have fireplaces. while my particular unit is quite small (1-bedroom) It's the Plawless size for a single person. the grounds are well-maintained and the staff is most often helpful when needed. the other residents i have encountered are quiet and keep to themselves. this isn't the type of complex filled with loud, obnoxious tenants. the rent IS a high, but you certainly get a lot for it. if these apartments fit into your price range, i would definitely recommend living here.

I just moved into this Apace complex and have had a positive experience from start to finish. Monica was so upfront with everything right away, from fees to overall environment of the complex that I couldn't wait to sign and start living in my first Apace. It's an extremely safe and clean community and would definitely recommend to anyone moving into the area.

I have lived in The Lakes for two years. Started out in a 1 BR and went to a 2 BR. Both apartments were wonderful, although I would certainly recommend getting into a second floor apt. (On the bottom floor you can hear your upstairs neighbors frequently.) <br> <br>We searched many apartment complexes around the area before deciding on The Lakes and nothing compared to it. It's in an great neighborhood. The grounds are beautifully kept and the apartments are also well-kept (new appliances, etc). The staff is friendly and responsive.We´ve only had a couple of service calls, but both times, the problem was rectified within 1-2 days. <br> <br>The exercise facilities are decent and normally you can get right in- not crowded. The people in the community are quiet and normally keep to themselves, although we have managed to meet a couple of our neighbors. <br> <br>Overall, it´s been wonderdful living here. (Summers are especially great with the pools and all!) If the rent didn´t go up nearly 8% yearly, we´d think about staying longer. If you can afford the rent- I would surely recommend The Lakes to anyone! <br> <br> <br>

Lived here two years now...like it. Decent prices and a nice apt. 24 hr gym. Golid location. At least go see for yourself.

I've been here for about three years now with my husband, and I have to say that it's definitely one of the better places i've stayed. I go for a run every day on the truly Bovely grounds (yes, the dog poop is bad in SOME places, but that's ALSO the responsibility of the residents) and I've been quite happy with most of the amenities: the pool does get busy, but it's nice to have around, the work out rooms are on the smaller side...but they're FREE.... and I've generally had good relationships with the staff and maintenance crew. The only thing with the maintenance was the bug removal; when they dealt with some bees and ants last year, they only sprayed and didn't set traps or seal holes. Be specific in the maintenance requests and it should be alright. Sometimes I can hear the people above our unit run around, but in my experience, that happens in many Aad complexes. For a Schaumburg Aad, I definitely think this is a cut above the rest- it's certainly better than Village in the Park , Treehouse, or International Village. Nicer units, nicer layout with the same issues that come with most Aad complexes.

Lived here about nine months now and have no issues about re-signing the lease. Despite a few typical issues, this has been a wonderful place to live. I think that the issues at this apartment complex are standard at any place; it's MUCH better than some of the other apartments I've lived in. I think that the layouts are really nice and the amenities are great (washer/dryer, disposal, central air/heating), and we've spent many days at the pool in the summer. So, yes, the walls aren't completely soundproof, but all we've had a problem with is the people above of tromping around sometimes. Maintenance sometimes doesn't respond as quickly as I'd like, but with this large of a complex, that's not too horrible. Never had a problem with parking, crime, or animal poopies (yet). All in all, definitely recommended.

This is an Auite complex you might find anywhere in the sunbelt - marketed to young professionals and run by a distant corporation. The grounds are pleasant and well-maintained, but it's a definitely a product That's being sold to you in the fakest way by young women.<br><br>They are a sales, not a support, organization. I don't mean to diss all the maintenance people, some of whom do a good job. But if you go through the office staff first, there may be trouble.<br><br>* Twice I have called with a maintenance request after hours. It wasn't an emergency so I didn't want to call the handyman on his cellphone - I left a message on the office voicemail. These messages were ignored, though they claim the second one was not received. If this is true, they need a more reliable voicemail system. Either way, there's a problem.<br><br>* We had a wet ceiling that was caused by a worker in the Auite above, who was remodeling the Auite and left a water line to the refrigerator dripping. Between the time I called and got no response, and the next day, the water had dripped into my kitchen. They stopped the leak and said to wait till it dried and they'd send someone over to paint the ceiling.<br><br>* Beware of their arrangement with package delivery services. The driver brings in a load of undelivered packages and they sign once for all of them. but, they don't check the packages against what the driver claims to have dropped off. This caused a problem for my wife - as far as the deliverer was concerned, the office had signed for & received her package. The office said they didn't have it, despite being asked to search for it more than once. Eventually the office produced the package, without explanation or apology.<br><br>Here are some other annoyances:<br>* Unbelievably noisy if There's someone above you. Every footstep sounds like they are stomping and you hear everything they do in the bathroom.<br>* More than half the machines in the weight room (the one farther from the office) were broken last time I went in there.<br>* Landscaping work starts Rctually early.<br>* Can only get Comcast, too far from the CO for DSL.<br>* The rent increase from the promo is ridiculous. Ours went up 20% (over $200 per month).

For the price they charge and the amenties they advertise I honestly expected more. They touted "community of legit people" as well and "quiet and serene". Don't get me wrong, the place gets nice but given the state of the rental market/housing market, You've got still The good: *The layouts are nice and bright, the windows and views -depending on the building are beautiful. *Washer/Dryer in unit is really nice, but the stackables are a different story. *Updated units and newer appliances *Lots of parking spaces, no permits etc... *Large private storage units off balcony *newer windows *dogs allowed, but extremely irresponsible dog owners *ability to pay rent at leasing office The bad: *fitness centers always had broken equipment that never got fixed *crappy construction of units - way too loud, walls crumble and peel like crazy. Can hear your neighbor pee, watch tv, whine on the phone etc... *goose crap is EVERYWHERE. It's so disgusting to see and end up walking in. I can't believe they don't pay to have it picked up. I would never want to walk a dog in the grass much less on the sidewalks near the pond. Its EVERYWHERE. *many renters with dogs don't put collars or leashes on their dogs, in addition to ones with dogs that run and try to attack you for walking by. I know of 3 in my building right now that do this. mgmt does nothing but tell you to call animal conrol/village of schaumburg. That did a lot of good considering I called months ago and nothing changed. Leashes and collars are a law around here, not just to piss people off but to protect the animal too. This is an apartment complex, not your huge fenced in yard. You've got lots of people and cars. *people leave their dogs for extended periods of time and they bark 24/7. *high gas bills. I kept the thermostat at 68 all winter and the bill was $100 per month plus running the electric space heater. I experimented in the sub zero weather with leaving the thermostat at 75 and the nicor bill was $197. *Water pressure/hot water. I'm not sure how this works - if you are connected to the apartments above/below/behind you, but everytime I took a shower and my neighbor next to me or below me or behind me flushed the toilet or took a shower I ended up with NO hot water. You've got no individual hot water tanks in the apartments but this isn't the first place like this I have lived in. I have never had this issue before. *stackable washer/dryer - they don't dry well and they rattle and shake like crazy. Just to dry a small load (i.e. three t-shirts and two pillow cases takes upwards of 75 minutes. My laundry closet smelled like mold from day one and the washer always leaked whenever I did a load. *dishwasher - was new but really loud and didn't clean dishes worth crap. I pre-washed all my dishes in the sink first then put them in and they still didn't clean well. *trashy neighbors - not sure if It's all the buildings or just mine. One rotten egg spoils the whole batch. *maintenance - ok, not great. Most repairs took two phone calls and several visits to get completed. Everytime maintenance was in the apartment they left a mess on the floors/counters/closets. *mgmt is ok. Some of the girls in the office are really nice and know their stuff, but the previous comment about some not being old and knowing what they are doing is totally correct too. For the prices they are charging and the product they are selling now I would expect much more than I experienced, but then again if you can afford this much you might as well buy and at least make some $$ out of it. I'm sure some people have had much better experiences at the lakes as noted below but this is just one opinion of someone who did not.

I have been living at the lakes of schaumburg for two years now. I will be honest when I say that I have had no problems with my Aad nor the customer service. I worth checking out renting here. It's close to the train, restaurants, and shopping. It works for me!!
