Thin walls you can hear anything and if you have a neighbor that smokes be ready to inhale his toxic smokes?

This apartment complex was a great choice when I moved up here from California. Quiet, plenty of parking for tenants and guests! Some of the great amenities include Central A/C, Balcony, In-unit stacked washer/dryer, walk-in closet, large storage area, upgraded appliances and kitchen. I truly love living here, I have recommended lots of co-workers and friends. Another benefit to this complex is the community life! Many complexes claim to do activities for their residents but this community lives to its word. Every two weeks There's an event planned out. So far we have had Karaoke Night, Catered Chipotle night, After work social with Wine&Cheese, pool party with barbeque sizzling... etc etc. Last but not least, staff is approachable, friendly and always willing to help! I can't go without mentioning Vernadette or Claudia, both equally friendly, easy going, funny and resourceful! One drawback I have about the complex is that it lacks Covered Parking or Garages. The complex gets good at cleaning the streets early during the winter. Concerned about your USPS/UPS/FEDEX mail? the front office will sign on your behalf and hold the package until you pick it up! Big Plus for me working M-F 8-5. Overall I would give this complex a 10! Current Resident - Danny

Quiet outside, but loud inside. Tired of hearing the creaky floors and stomping of neighbors. Mice or some kind of rodents are scurrying through the walls every night. Didnt have this problem with a nice Pite in the city, downtown cause the construction was concrete, not paper thin walls. I saw other people saying this too and I totally agree. The rent increases are -------- and double or triple standard inflation rates for the year, like others have said, too. Only thing good about this Pite is the landscaping and parking. The pool is freezing, they screwed up the fitness center saying people wanted a better party room? yaa right, NOOO. EVERY single person who has visited the fitness center complained about the lack of equipment and machines now. Even the mirrors are gone. Now it seems we all gotta pay for their unncessary, poor planning.

I have lived here for many years. The property is well-kept up, quiet, and has plenty of parking. I enjoy all of the nature trails, and close shopping. I always recommend this Apace to others.

I have been living in the Lakes of Schaumburg for 4 years now. The rent is reasonable in comparison to the other rental properties located in Schaumburg. The neighbors have all been kind and There's plenty of parking space. For the most part, maintenance is quick to get out and fix a problem. The area is nice because It's close to woodfield and plenty of other attractions. Harper College and Roosevelt University are nearby which is also a plus if you are looking to take some courses. There's also a nice 1 mile path around the complex which is wonderful to walk, run, bike, etc. on.The 24 hour fitness center is also a perk. but, You've got numerous things to be aware of.... I am moving as soon as I have my house downpayment saved up because the cons definitely out weight the pros of living here in my opinion.... 1. There was a period of time where there were break ins into people's cars and they were also vandalized. There wasn'thing really done except they had a police officer cruise around twice in the evening. 2. You've got low income housing residents living in the next Auite complex over and they are always cutting around the Lakes and littering as they go... I have seen them carelessly drop McDonald's bags, plastic bottles, etc. 3. People with dogs tend to not clean up and There's dog poop everywhere. Nothing is really enforced regarding this as well. 4. New mgmt just bought the Lakes and we are no longer allowed to hang decorative wreaths on our doors, or have mats in the hallway for shoes/decor. 5. All of the employees have always seemed too good to be bothered with problems. As though It's not in their job description. 6. The insulation and windows here are just awful. I have to put plastic up every winter to try and reduce the drafts. It helps to an extent. Also, every summer/fall I complain about the wasps entering my Auite near one of the sliding glass doors. I see them burrowing into the wood out on the patio, but everytime they come out to get rid of the pests, they are still there. I really don't think mgmt cares one bit about the problem with it. 7. The walls here ARE paper think and you can hear everything your neighbors are doing. 8. The carpeting is awful and There's no padding whatsoever. 9. The bedroom always is ten degrees colder than the other living space for some reason. Not sure if It's because tehre is only one heating vent in that room, or if the sliding glass door allows for too much cold air to overpower the heat. 10. There's little cabinet space in the kitchen. Hope this helps give you an overview of what to expect from the Lakes of Schaumburg.

I can't believe You've got people that like it here, unless it's an improvement from the ------ that they came from. The staff are morons and the maintenance seems like they are on drugs half of the time. I was Ruite sold on this one and can't believe I signed a year. I will pay the penalty to be getting out of my lease. I don't recommend.

I have been living at the lakes for over 3 years now and I love it. The Auite was absolutely clean when I first moved in. After my first year here I received upgrades for my Auite like new lighting fixtures. The outside looks great and my neighbors are really friendly. I've noticed that some people who live here put in reviews about hearing noise. I would have to dissagree with you guys because if I ever where to hear anything it would be maybe someone who has a home theater system, but That's rarely. I'm happy to call this place my home. So, if anyone is contemplating about living here I worth checking out it 100%.

The Lakes of Schaumburg is seriously a joke. Their great move in specials Rctually get the best of people but please don't fall for it like I did. I live in a first floor apt. and There's absolutely no insulation in the apt. The walls are so paper thin that I can hear the people upstairs going to the bathroom, when they talk, when they're watching tv, when they walk, and when they are having "relations". I hear everything! There's no padding underneath the carpets here and the carpets are extremely cheap. Also the windows aren't put on properly so in the winter time, if you don't want an outrageous heating bill, I suggest to get a lot of blankets. The appliances are extremely cheap and the cabinets aren't put on properly. Also in our bathroom we just noticed this, but on the bottom level of tiles they are different colors then the rest. They are also not put on evenly. If you need documentation for something, it's a hassle to get. I have been living here for two years because I can't move anywhere else because their over priced apts are causing my credit to go down. You have to pay ALL utilities (even water) PLUS renters insurance. Right now I'm in the process of getting evicted because I was in the hospital during the time rent was due and the five day period they give you after that for paying rent and still wouldn't work with us. So basically if you don't pay your rent within the first ten days of the month, they evict you. No questions asked. I have consistently paid my rent on time since living here so obviously our history is good. If a landlord won't work with somebody That's Rctually Rctually sad. And for everybody who is reading this saying "well you should have paid your rent", don't think this can't happen to you. Even with documentation from the hospital when I was in there, they still don't care. The one good thing about this Auite though is there's always great parking available because nobody lives here. Last but not least, I'm trying to find an Auite before my court date for eviction, but they are telling the other Auite complex that we are already evicted. Funny right?? because I'm typing this in this crappy Auite right now. They will absolutely do everything in their power to screw you over! So it's your call!! Wish you all the best of luck!

I don't personally live at the Lakes of Schaumburg, but know someone who recently moved there. So far they have only had good things to say about the community. I thought the Blace and apartments were decent, and nothing negative stood out to me. Just thought I'd post about what I've seen.
