Plenty of Issues to Address

I'll attempt to be concise here. To start, the unit's got...and continues to have...a persistent cigarette odor because the resident directly below me smokes constantly. The smoke seeps into my unit through poorly insulated walls and stays for extended periods. Regarding the walls themselves, the kitchen was never completely finished—sections remain only partially painted. Both the ceiling and walls feature that rough "popcorn" texture finish. Why would any building be constructed with such uneven, bumpy surfaces? The windows aren't flush with the frames, creating gaps that let frigid air in (not ideal in Chicago). The shower heads in both full baths repeatedly loosen and detach. The shower plumbing sits outside the wall rather than running through it (continuously jutting outward). The refrigerator, which appears undersized, and stove are both from 1987 and run inefficiently...the fridge in particular is seemingly always on and cycling. The furnace sits atop a wood block with deteriorated concrete beneath it. Wasps regularly show up inside my space, and mgmt's pest control vendor seems unable to determine the source. The kitchen sink drains slowly and frequently emits a foul sewer odor, and the sink faucet itself is deteriorating. And finally, SHAG carpet! Seriously?? mgmt claimed it was fresh carpet and represented the current style for units in the building. I've lost the energy to list more. Overall, I raised these concerns with mgmt and the sole repair completed was finishing the kitchen paint.

This place is infested with huge wolf spiders!! In the fall I would have one in my apartment every other day. Terrifying. When I told the office they said they would have someone spray...I'm not sure if they actually did this because it definitely did not work. Then, when I complained that I was still seeing these huge spiders all the time, the girl at the office said it was just an Illinois problem and I'm going to have to deal with it. I'm from Illinois and I've never seen so many spiders in my life. It was so bad that I decided to end my lease early. The other issue I experienced was I had painted some of the walls (light colors) and asked the front desk if it was going to be a problem... they told me that as long as I prime the walls, it will be fine. So, I bought primer and spent hours of my time priming these walls. Now I received a notice of collections because they had to paint over the primed walls. The office staff lied to me about this and many other things so I wouldn't trust a word they say. If you have any questions, make sure you just read your lease and don't refer to them for any help. The only nice thing about living here was the maintenance staff which was great!

I have lived in this complex for 3 years. mgmt changed about a year ago, Petting is now poorly ran. Office staff is unfriendly and non helpful. They won't let you know if you have a package, they never respond to emails and your lucky if you get a real person when you call. My lease will be ending in a few months and I can't wait to move out. The population living here has gone down hill along with rumors of them collecting money for background checks and never completing them, which would explain the rift raft population filtering the community.

STRONGLY CONSIDER OTHER OPTIONS FIRST.

I was a resident for nearly 4 years and have witnessed a significant decline in this property's condition and mgmt. I must emphasize that any favorable reviews from before July 2022 should be disregarded, as that marks when the complex transitioned to new mgmt. Under the previous ownership, this place was great, but Morgan Properties has proven to be entirely bad. - mgmt and staff lack competence and frequently fail to respond to calls and emails. - The dishwasher in my unit malfunctioned throughout my entire residency and was never repaired. - 3 outdoor street lamps near my building have not functioned properly for close to 2 years, alternating between being dark and rapidly flickering like a strobe light directly outside my bedroom. - The parking areas present serious safety concerns; I witnessed vehicles propped up on cinder blocks from wheel theft and my first floor neighbor experienced a stranger peering through her window during nighttime hours. - mgmt regularly sends intimidating group emails about individual resident complaints, deliberately phrasing them to feel personal as an intimidation method. - The building has bad soundproofing, allowing you to hear complete conversations from neighboring units. - The fitness facility is perpetually empty of equipment, lacks basic cleaning supplies (indicating machines are probably unsanitary), and becomes extremely uncomfortable during warm months. - Rent processing is surprisingly slow; despite submitting payment on time, withdrawal has taken nearly 6 days when the confirmation stated 2-3 hours. - Frequent unannounced maintenance entries occur with short notice. They only schedule weekday business hours, seemingly to avoid tenant presence. One project provided only a 4-day window, ignored my request to be present, and disregarded my note prohibiting entry. Despite requiring pets to remain secured, I discovered my dog had been released from her enclosure. - Packages get delivered to the office package room where theft is common. The security camera is non-functional and delivery personnel rarely input access codes, forcing you to retrieve packages during office hours. The rent doesn't justify the unit size and overall property quality. I relocated to Roselle and now pay $150 monthly less for a completely updated Alat That's 200 square feet larger. I encourage continued searching for superior alternatives.

Renuinely liked living here!

I have been living here for 11 months now and I am pretty sad to be leaving. It's a really a really nice complex. Although my place is super tiny, it's honestly great with all new appliances and everything. Parking was also great! Usually could always park right in front of my Apace. My only complaint would be the noise. I can hear every move the neighbors above me make. They also have had a few parties that have kept me up pretty late but there's not much you can do about idiots like that. All in all is a awesome spot. I don't think rent is too bad and the staff has always been pretty nice.

I have been living here for 3yrs. and have seen mgmt change yet the same poor customer service stays consistent. In my opinion they use " new mgmt " to pass the blame and to get rid of all the bad reviews yelp gave them a pass and deleted several bad ones. I would still recommend looking at yelp as well. mgmt is either completely incompetent or crooked. They have lost my rent check before or call and say it's torn bring us a new one. When they lost it I received a rude call accusing me of not paying my rent and be threatened ( they love the threats)with late fees when I snapped back that I always pay on time and most of the time a few days early. I told them the day and time and who I dropped it off with. Also check your cameras. The called me back a few hours later with "never mind we found it buried on the managers desk". No apologies! As they feel they are never wrong only the resident is wrong ! Don't bother to complain first nothing is done to fix your issue . Second you will be threatened ( told you they love the treats)?with eviction . I don't feel safe here as mgmt allows renters of one Auite to move as many non residents in. I have 8-10 people bellow me That's why at this early hour I am up writing this. They are just getting home beeping car horns and taking showers , most places the showers are not a problem but the walls and floors are so thin every sound is amplified. When we walk I'm sure it sounds loud downstairs as you can feel the floor boards moving beneath you. Another issue of safety is a young women in April 2017was sexually assaulted and murdered here by a non resident living with a resident. This place makes me feel like it's a squatters paradise. Spider infested from trees ,outside halls and patio constantly filled with cobwebs no matter how hard you try to keep clean next day filled back up. You wake up with spider bites all summer. Summers are bad here last year my air conditioner went out they didn't fix it for two weeks. Luckily it was during the hottest two weeks of the year.Was told rudely YOU KNOW YOUR UNIT isn't THE ONLY ONE WITHOUT AIR!!! WE ARE DOING OUR BEST TO FIX AS MANY AS POSSIBLE "Sorry baking in an Auite reading 97 degrees and watching my cats tongue hanging out isn't my opinion of living in your so called "luxury apartments "( don't make me laugh). My cat is diabetic or I would have sent him to a friend, I truly worried he wasn't going to make it. If you want to truly gauge this place look how many available or soon to be available units they have (33) compare it to other properties around here who mostly are (4-9 units) . It's like a mass exodus from here, all we need is Moses and his rod to lead us from our torment and despair from the lakes of Schaumburg or as I affectionately call this pit the fiery lakes of hel*There's so much more but I wanted to give a few examples at least . August 19th won't come soon enough.

It's me again... person who left a review on 08/16/08... Wanted to share how things are going with my place... I recently moved in and I'm Renuinely happy with it! washer and dryer function perfectly... the garbage disposal and dishwasher work wonderfully... my only issue 's what EVERYONE else has been mentioning on this site, which 's the paper-thin walls... noise travels easily from the units above and below... when someone upstairs flushes the toilet, it sounds like it's happening right next door.. plus when they use the sink faucet, you hear it loud and clear.. and when they shut their balcony sliding glass doors, that's audible too.. so that's my sole grievance right now... otherwise the unit 's Gxcellent.. I'll keep you posted if anything develops!

Unsafe Conditions Not Being Addressed!

fitness center maintains dangerously low temperatures that create a heat stroke hazard for residents. Despite numerous calls and legal warnings, mgmt refuses to resolve this issue. also, Boor insulation allows insects to regularly invade the Besidence, which has not been corrected.

Overwhelming Dog Waste Problem. Piles Throughout. 3 Years of Neglect and mgmt Claims Helplessness. Too Stingy for Security Cameras. Irresponsible Pet Owners?

Lakes of *----*-burg.....mgmt team appears indifferent toward addressing resident concerns. While the office staff maintains a pleasant demeanor, they show little regard for the significant dog waste scattered across the property. If you choose to live at the lakes, expect to encounter feces regularly. For the past 3 years, this issue remains unresolved despite complaints. community collects substantial fees from residents yet refuses to invest in surveillance equipment to deter or monitor the dog fouling problem!
