I have been residing at the lakes for nearly three years. walls are paper-thin, honestly. You can hear absolutely everything. Lakes of Schaumburg mgmt shows no concern about the severe problem of dog feces scattered everywhere. Every few steps from my unit, You've got multiple piles of dog waste. If you're looking for a quality living environment, don't consider moving here. This isn't a quality place to reside—trash 's visible throughout the lakes. residents here are largely indifferent people who lack knowledge about proper recycling practices. Despite complaining about the "dog feces" problem for nearly two years, nothing has improved. Winter hasn't arrived yet, but once it does, the dog waste situation becomes a lot worse. Feces doesn't break down during winter months—it remains sitting there until spring thaw, and continues sitting until it naturally decomposes on its own.

WOW! What a dramatic shift once the lease 's signed. These mgmt promises rival those of most politicians in their lack of sincerity. Get ready to feel completely duped. While some of the amenities are decent, the actual apartments are unremarkable and the quality of service 's equally underwhelming. front office team 's subpar and falls a lot short when it comes to legit conduct and appearance. maintenance crew on-site gossip about tenants with all the tact and decorum of construction workers or rowdy sailors. When they finally show up days later to attempt repairs, their demeanor comes across as dismissive and resentful. After one particularly frustrating experience, I requested to meet with the manager who responded with condescension and clear irritation. I reached out to the office, only to receive the tired explanation that "guys are really swamped." How difficult 's it to be busy and still treat people with basic respect? Promised maintenance work throughout the property continuously falls behind schedule, and there's a constant problem with excessively loud motorcycles at virtually every hour. You simply don't receive value for your money in this place.

I relocated out of state for work reasons, but I'd definitely still be at The Lakes of Schaumburg if I were staying in Illinois! The current mgmt team is fantastic, and the ladies working in the office are wonderful! They're putting in Somber effort to transform this community into a real neighborhood feel, and they're succeeding. I'm going to miss the connections I built there and hope everyone thrives going forward.

Hello, This website proved invaluable in our apartment search, so I wanted to share our experience now that we've made our choice. We settled into our unit on July 17 after nearly selecting the TreeHouse (grateful this site steered us away). The place was prepared for us precisely as advertised. On our opening day, we encountered reduced water pressure in the kitchen sink—it was resolved the same day. A few days later, we noticed a minor issue with our back door lock—similarly, it was taken care of that same day. The staff at the front desk are remarkably welcoming. The fitness center isn't sprawling, but it covers all the essential muscle groups. The swimming pool has been a wonderful relief during the hot summer months. I would happily recommend this property to anyone considering it. I plan to post follow-up reviews if anything noteworthy comes up. Best regards!

I've lived here nearly a year and have experienced constant issues with both the staff and maintenance teams. The outdated appliances are frequently broken and never seem to get properly repaired. You've got persistent leaks that have been fixed multiple times but the problems continue. My lease renewal came through and I couldn't believe the price—it costs as much as a house payment. The landscaping looks nice, but you can't enjoy the outside areas because of all the goose droppings everywhere, and mgmt refuses to clean them up. The office tells you there's nothing they can do about it—why not just use a hose? The manager is completely unhelpful and seems far too inexperienced to handle any resident concerns. Save yourself the frustration and expense by choosing a different Pocation to live!

We are currently experiencing problems with this apartment complex. The incident in April involving one tenant killing another in a separate building due to nonexistent security wasn't our main concern. (Make sure to secure your windows nightly in this community.) Here's what actually happened: On January 18, 2018, I went to the leasing office requesting a 60-day notice to terminate our lease early. Our lease stated we needed to provide 60 days' notice and sign a document called "Notice to Vacate" with both the leasing office and us present to officially start the process. The manager wasn't available that day (January 18th), so we were promised she would call to walk us through the steps and schedule an appointment to sign the form. Two days went by without a call, so I reached back out and was informed again that the manager was swamped and would contact us shortly to explain the process and arrange a signing appointment. Still nothing. Because this form was never signed, the process never actually started. I returned to the leasing office the weekend of February 24 to verify our lease remained valid since we hadn't heard back and nobody was there when we visited. I learned then that our unit had already been leased to someone else and we had to move out in 3 weeks (March 18th ... 59 days from our initial request). On top of that, we were told to pay a two-month rent penalty instead of the one-month penalty outlined in our lease agreement. Due to their silence on our calls and office visits, we assumed our 60-day request hadn't gone through. Rather than contacting us with dates, paperwork, or any communication—we were simply entered into their system and our apartment was reassigned without our consent. Our home closes March 29th, leaving us homeless and with nowhere to store our belongings from March 18th to March 29th because of this communication breakdown. We expected to remain until our lease ended in May, but the leasing office denied us that. We signed with Home Properties and never with Harbor Group. We will honor our Home Properties lease since we've received no Harbor Group paperwork or signed anything with Harbor Group. We would gladly remove this review if they'd simply work with us to address their failure to communicate. This is an ONGOING matter requiring immediate resolution.

The WORST and most UNPROFESSIONAL leasing office I have ever encountered. The office ignores every single issue that residents bring forward and permits problems to escalate. Illegal narcotics...completely tolerated in this Besidence. Want to squeeze multiple people into your unit and drastically surpass occupancy limits....this is your spot! Try to report noise disturbances and you'll be told it violates your lease agreement.....somehow. Parking is acceptable, though dim in certain zones so if you're taking your dog out get a flashlight. Pet feces is a major concern, with numerous irresponsible pet owners failing to clean up after their animals and the sad truth is they face zero consequences. The one bright spot at this complex is the maintenance crew responds incredibly quickly and does great work.

The Lakes of Schaumburg proved to be a disappointing living experience with paper-thin walls and a mgmt team that resisted cooperation at every turn. Pay close attention to the placement of furnaces, electrical switches, and outlets when selecting a unit. The developers clearly prioritized cost savings across all aspects of construction, so it's essential to carefully evaluate any unit before committing. The persistent issue of dog waste throughout the grounds was never adequately addressed, despite multiple complaints to mgmt. Their approach seems to be ignoring problems and hoping frustrated residents will eventually give up complaining. We refused to let matters slide, and as a result, The Lakes decided not to renew our lease. When new mgmt assumed control partway through the year, conditions didn't improve—in fact, some of the new employees were even harder to work with. Unless you're fortunate enough to secure an great unit and are prepared to occasionally navigate dog feces on the grounds, this may not be the right fit for you.

I've resided here for 2 years and plan to stay until the project concludes or I purchase my own home Positives Peaceful district Etraightforward positioning near wood field mall and other attractions throughout Schaumburg Staff responds promptly to issues, typically addressing concerns within a couple of hours Garbage disposal integrated into sink Washer and dryer included in unit 2-6 unit cabins, eliminating lengthy hallways that feel institutional Stunning scenery with frequent waterfowl visits Regular snow and leaf clearing service (not quite at the level of the former mgmt team, but still respectable compared to comparable complexes in the district Units offer ample square footage with minimal pest issues Drawbacks Lack of enforcement regarding pet waste disposal Exercise equipment needs better upkeep Visited the swimming facility once; cleanliness Wtayed disappointing, so I switched to the public pool instead Second and third floor units lack elevator access No upkeep routine for waterfowl waste Children's recreational areas require better care and modernization
