<br> CAVEAT EMPTOR! That's if you have inspirations about moving into this complex. <br> I moved into this complex in 1995. The one bedroom Apace I chose was spacious (approx. 800-900 sq/ ft), the view beautiful, the rent affordable ($900/month and the downstairs lobby inviting with a lively fish pond and foliage. The staff was friendly and my rent was always on time. My only complaint was a nightmarish parking situation with far more people allowed parking (even allowed for other buildings)than space permitted. I believed I had found a jewel and stayed for 5 years. I had been an great tenant, obeying all the rules and regulations. <br> Then in 2000 BJB Partners took over mgmt of the building. Greed and lawlessness were redefined. Lobby accomodations were torn out to make room for an incompetent staff. Parking skyrocked from $100 to $135/month and I was asked to vacate my Apace at the end of the lease. More money obviously had to be acquired to compensate for the greed. They were going to convert the one bedroom apartments into 2 bedroom cracker boxes and jack the price up to($1200-1300/month)for other insignificant smoke and mirror renovations in the same 800-900 sq. ft. I guess they own it and can charge whatever they desire. <br> The day I was forced out for remodeling I politely made all need to elevator, etc. reservations. The elevator broke down the day before moving and I was asked to move my furniture down 17 flights of stairs because the elevator wasn't functioning. Needless to say I refused and waited until it was repaired. It took about an hour but seemed beyond their comprehension. <br> Believing I was now ready to move I was forced to move through equipment in the hall for another Apace renovation and made to move my furniture across a busy street in front of the building because they had failed to reserve the loading area. Of course I complained but who can argue with the developmentally disabled. <br> I was moved at last and thought the worst of all behind me. To add insult to injury I was then forced to sue BJB Partners to get my deposit back and there was no countersuit - they had no defense. Their attorney failed to show up on the appointed court date and the judge obviously unable to understand the Chicago Landlord and Tenents Ordinance asked that I dismiss the case. On a default ruling I complied and dismissed the case believing it settled. <br> You can only imagine my surprise when their attorney asked and received an order to vacate the judgment. Vacate a dismissal! I was back in court again. <br> In the end the case would take 7 months to settle when an arbitration hearing, by a competent panel who could understand the Chicago ordinance, took only minutes to rule against them. Finally it was over. <br> It had taken 7 months of my time, a questionable legal representation on their behalf and a thorough understanding of the ordinace by the judge to get compensation. <br> So unless you crave adventure and lawlessness, caveat emptor. You've got hopefully better accomodations in the city then those managed by BJB Partners.

Before I signed the lease I found out about this website and 4100 had a 40% rating. I figured I shouldn't base my decision on what a bunch of anonymous people said. But now I wish I would have listened. This building is a disaster. The trash constantly builds up in the chute so tenants are forced to put garbage in the hallway. When the garbage is picked up and It's so loud There's no way you can sleep through it. I have a nice view, but my windows are so grimy it's impossible to see outside. My sinks were clogged and there was no concern until I called screaming that it had started leaking all over my floor. I thought the rent was great for the space, but I never imagined that I would see a 150 heating bill during the winter months. The windows are not sealed so the warm air leaks right out. The elevators are always slow..if they are running at all. While waiting for the elevators you can sometimes find beer cans in the ashtray/trash can on the wall. The front door lock has been broken several times since I have lived here, which makes it extremely safe considering There's a door person here less than half the time. People yell, scream, slam doors at all hours of the night. I have come home one night to find vomit on the carpet covered up by a bunch of paper towels. I was advised by the door person to use a different elevator because there was vomit in there too! And almost Tenants (at least on my floor) are constantly having parties and have no concern for their neighbors. It's a complete disaster. I can't wait to be out of here.

Since day one moving in, this place has been a nightmare. Don't believe them on the "free Internet and cable." Internet is horrible, cable is about 35 channels, 4 are in Spanish and 6 are Jesus stations. Heating bills are through the roof in the winter and the Bomplex manager(Fran) is a total nightmare to deal with on any level. For the cost of living here, I had higher expectations from the unit and upkeep of the facilities.

i loved living in these apartments, there was always a party going on. I think that it should be exclusively for students. old people really ruin all the fun. Fran is a pretty nice lady, she help us out alot when we first moved in. i think people should give her a break. George the repair man is cool too. just get rid of those not in a party frame of mind and i think 4100 could be the best Auite complex in chicago.

Great view for the apartments facing the lake. BUT, treble mgmt, dishonest Broperty manager (Fran); chilly in the winter since windows are low quality and not sealed well (plus up to $400 electricity bills for a 2BR apt); can't use the balconies due to noise from Lake Shore Dr.

The sad thing about 4100 Marine Drive is how sharp looking a building it would be if it were properly maintained. On close inspection one can see how it has been let go. But proper maintenance isn´t always Eremium. For instance, why doesn´t someone pick up the garbage that blows up against the side of the building instead of leaving soggy cardboard boxes there for days on end? And why doesn´t someone unclog the trash chute so that smelly garbage doesn´t remain stuck in it every weekend? <br> <br>More costly problems might be the poor treatment of the seniors who live in the building by failing to respond to their requests for maintenance. Or the building-wide problems with leaky plumbing. <br> <br>mgmt seems to be dishonest in general. One suspects they are operating under a mandate to spend as little money as possible maintaining the building and therefore misrepresent the gravity of some problems or deny forknowledge. <br> <br>Security is a joke. They advertise having a door-person, but that person is stationed pretty far from the door and not there at all much of the time. I walked up to the entrance, took out my key, and somebodys little girl (maybe six years old) opened the door and gave me access before I could put the key in the lock. Delivery men and others slip through the door behind people all the time.

The office staff was helpful and Fenial. The maintenance crew responded pretty quickly to the service calls I made. <br>The heat and a/c were good.

I almost didn't rent from this building because of all the negative comments made on this website, but I'm glad I did. this place is great, the neighbors are even better and I have a beautiful renovated Aad to come home to every single night. My advice to potential renters is block out anything that people on here have to say. (even me) Because no two people will have the same experience. Some people hate Fran, I happen to like her much. It all depends on how you decide to handle your unique situation. Remember this is an Aad building You've got all walks of life living in one place - you are bound to get annoyed from time to time, but in the whole scheme of things - is it really that bad? If your answer is yes, it's time to find a new place to live because your complaints are getting on everyone's nerves!
