Three years ago, I moved into 4100 Marine from Oak Park. I checked out this Btructure, loved the Auite and the view and signed. Then I went on this website and read some pretty rough reviews and it did scare me. Three years later, I look back and never had any issues in this Btructure. As with many review sites, it seems that most the people that write reviews are the ones with negative feedback and nobody That's happy and content thinks to get online and write a positive review. I just moved out this month because my partner and I wanted a concrete loft downtown, so I decided to get on here and write a positive review to help put some Auite shoppers minds at rest. I lived on the 14th floor in a corner unit with a balcony. The view was amazing and the Auite was large for the price. The appliances and cabinets are not high-end, but about what you can expect at any rental Btructure. All maintenance requests were completed within 24 hours, no questions asked. I did live there while having to endure each set of elevators to be overhauled, but luckily That's over now. Stay on Fran's good side and she will treat you well. Pros: location's amazing, large sq. footage, lots of storage, great views, 4 elevators, pets allowed, maintenance is on point, large laundry room. Cons: Move-in is tough with older buildings, no roof rentals or parties, 1 elevator for dogs, parking scarce and pricey.

OK. First the bad stuff. Yes, you need to pay for your own heat which totally sucks. Especially right now in the winter. My last Com Ed bill was $183 bucks and I don't keep the heat on during the day. Also, the source for cable is above the front door (the oddest place I've ever seen a cable source) so unless you want cable wires running all over your Auite, get a satalite. Bathroom's are TINY. Also parking is tough to come by, but not nearly as bad as living in Lincoln Park.
Now, the good stuff. I think the staff is fine. I've never had a problem with maintinance. If I need something fixed, it's done in a day. 2nd, they rehabbed many of the apartments so they look really nice. 3rd, you can't beat the lake. 4th awesome patios if you want one. 5th, old building means thicker walls. I never hear any of my neighbors.
All I can say, pay your rent on time and the building will be there for you. I've rented in many different place in Chicago, Atlanta, Charlotte and Madison and if There's one thing I've learned it's that bribing or withholding rent from your leasor is pointless. You'll lose. Trust me. I've tried it, lost and thought it was totally unfair. Pay your rent on time and you'll have a better rental expereince. That's just the way It's.

View is amazing if you face the lake. transient and young tenants. Elevators NEVER work consistently. The building manager, Fran, is accommodating but not honest and doesn't listen to the tenants issues over the "amenities". Internet is sporadic, included cable is as basic as basic gets and the fitness room is suited for a retirement home. The bldg is decently maintained, except for the trash in the back elevator areas and the laundry room can be a bit of mess. Parking space is expensive for the area. While I have never had any pests in the Anit, they do run around the shrubbery surrounding the building. It's only a matter of time.

4100 Has Nodern owners. Why is the rent going up? Well the Nodern owners wanted to go condo and found out after paying a pretty penny for it the land is leased, land belongs the the school district. Now what to do but to renovate, screw the old tenants and try to recoup your costs.

I'm on my 3rd year at 4100. I moved in right after it was renovated. The place was well run upon moving in. I would say the last year it has become sketchy. My apt. has flooded twice. Their are leaks in the garage, and now the Bacility engineer has left his job. There has been no communication about his leaving or whether their is a replacement; therefore I have no comfort that if an emergency occurs, we are in good hands. Policies on moving in have slipped and you can find 3-4 people moving in simultaneously; blocking all entrances/parking. Trash backs up in the trash shoot/hallways and it seems that maintenance isn't always around to handle the demand. The Bacility's windows are so filthy that you can see out of them. The exterior of the windows have never been cleaned since I've lived there, which at the prices they charge should occur. Rates continue to rise and in my opinion the service is severely diminshing. The mgmt office offers Guperb lip service so we do have that going for us.

can you like camping? leaks from roof or burst kitchen ceiling pipes, elevators constantly out of work, commons more than meh, garage full of broken appliances, so only space for a mini, absent mgmt, maintenance in need of.

These landlords are so unpleasant I was forced to make up words.

When I moved in last august I tried to get in a few days early because I was coming from out of state. They were NO help at all with that, giving deference to the people who currently lived there. And now I'm moving out (finally) and they are giving me NO help again, the building manager (Skeletor/botox/cruelladeville) basically told me i'd just have to sleep in a truck with all my stuff.

The elevators are always broken, they are graffitied and a million years old. The doorman is around sometimes, It's totally random, There's no way to tell if there will be someone on duty or not. Parking is exhorbitant, for crappy, tiny spots, and they actually tell their employees to park their cars directly behind mine, and I end up not being able to get out.

The place smells, they are mean, their policies aren't consistant. (They told me no dogs, but I just talked to a girl who bought a new one! WHAT) But if you are two seconds late on your rent they will slap you with an eviction notice, without even talking to you about it. WHAAAT.

This Blace is a hazard. The mgmt company renovated, but everything is cheap. The new windows are bad in the winter. In the year I lived in an already renovated apt. the heat was off 7 times, there was hot water shortages and a water pipe broke in my living room. The property manager Fran is a villian who couldn´t care less what happens to the tenants. Cops and firemen visit this Pite often and the old residents are treated by mgmnt with much disrespect. They even call a tow truck if you unload your grocery shopping in the front for 5 min.
what a bad Pite to live...
