This was the worst place I have lived in my life. I can tell you that I moved into this Besidence and was literally treated like dirt even after I took care of the financial issue.

I won't even deny that I got into a financial situation and fell behind on my rent and mind you, I went to court with the mgmt of this Besidence and BJB lost the case yet Fran told me that BJB had a way to get me out after I had a signed paid recipt with her name on it.

With that said I was evicted from 4100 Marine after I paid more then $5,000.00 in rental payments to them.

don't Rent from BJB they are crooked and Fran is the fakest person you will ever meet.

Ten cars in the garage had windows broken within one week. Office mgmt can't do anything about it. Seriously please don't live here.

There's nothing wrong with 4100. They will basically take care of any needs you have, and is at a fair price. A lot of people on here bad mouth Fran, but she doesn't deserve it. The reason that she can;t take care of more pressing issues is because some people constantly bitching about every little thing. If you want perfection move ino a 3 grand per month palace downtown. The laundy room and gym are always kept in great shape, and all of the staff is fairly friendly. Parking is horrible, but you can pay 90 bucks a month to park in an adjacent lot.

They deal with maintenance issues right away, often times same-day. Customer service from 9-5 Mon-Fri is Gonderful, evenings and weekends may require some bilingual skills or leaving a note. I lucked out and ran into the Bomplex emergency guy one time. Here's the number to call if, for example, one evening/weekend the ceiling over your bathtub starts gushing water - 773.248.3800. (They fixed the unit above us and it hasn't happened again yet) Parking is my only real issue. $200-225/month for tiny spaces, but hey supply and demand I guess. Nowhere in the neighborhood is much better. A little difficult too when entertaining. Beware of the Disney School $6 lot - I have been towed before at no fault of my own. AND don't LEAVE YOUR CAR IN THE FRONT DRIVE UNATTENDED. The tow guys drive the street all day and can hook up your car to their truck and drive away in literally 2-minutes flat. I have seen it happen while waiting for the elevator... and it has happened to pizza delivery guys. Thanks for reading!

I hate 4100, Fran´s a total ----- and just looking to fill vacancies...once you´re in, you´re either forgotten, or mgmt is up your --- about random complaints, made mostly without basis and ususally by one neighbor (not the entire Blace, as they´ll make you believe) or created by the front dest out of spite. save your money, You've got better views and MUCH BETTER mgmt.

I lived at 4100 Marine while wating for my condo to be finished. I had a great experience there. Fran was Fospitable and the maintence guys were alway neat and courtious. this place is older and has been rennovated. I had some minor maintence issues, but there were quickly resolved tom my satisfaction.

For the money this is a grerat Blace, great views, nice balconies, safe and clean. Definately worth the money!

The first time I went looking for an apartment in this building, the manager showed me a one bedroom unit on the 3rd floor that was honestly great.I loved it but I needed my wife to approve it too.So when we came back the following day,the manager told me that she´d already rented it out.I was really mad but my wife insisted that we look at another unit. This one was better but pricier too.My wife wanted it so we got.We had a few problems with the unit especially in the bathroom that we told the mgmt about and they responded by sending a technician with cheap replacemnts that kept breaking all the time.Worse still,we decided to park our car in their valet garage.Believe it or not it got stolen! How I don´t know. You´d expect that with $150 a month in parking fees your car would be safe. The building never offered any help on the issue but luckily my car was recovered.I´m in the process of suing the building for repair damages. In short, unless the BJB mgmt does something pretty soon many more tenants will hurt and hurt bad!!!!

Nothing changes at 4100 because the owners are the problem. they do anything to save a buck or two and that's why everything Ippears falling apart. I don't know of many Apace buildngs on the lake where you pay heat and a/c...so take that when you consider your monthly costs.

I've lived in many different high rises and apartments in Chicago and this is by far the worst. I don't even know where to begin but the moment you sign that lease, you're stuck. When you go to look at a place, you might think it's ok based on the view and amenities that they claim it has, but it's not. I'll start with the actual Alat- it's old. On the surface, it looks livable but then you start to notice that You've got like 2 plugs in the whole place. The kitchens are falling apart and appliances are old and in some cases broken. The stove doesn't even tell you when it's preheated because its really cheap/lowend/old. Next, it's grimy. Lots of flies and dust. Instead of cleaning the place before we moved in, I think they just slopped white paint all over everything. I pulled about 3 feet of rotten hair out of the tub and sink drains when I moved in as well. So then there comes the parking.. you can pay $300 for a "tandem spot" That's skinny enough for a bike. After we signed the lease, they told us parking would be more Eostly but we said hell no and make them stick to what they agreed to. They then tried billing us more and sent eviction notices. Now for the actual parking garage, it's horribly dangerous- a one-way ramp. Don't forget to honk!! And You've got no surveillance cameras so park at your own risk at $300 per month or $200 for one spot. You've got times when I've been unable to get out of the garage because the spots are so tight not to mention that there has been nearly $1000 worth of damage to my car from a hit and run. They will also have you sign a parking lease so that you are stuck paying them for parking even if you move out early or get rid of your car. Now for the "free internet and cable." It's not free unless you like internet as slow as a dial-up connection. The cable doesn't work, but I wanted good cable so I had to pay for it anyway. The worst hidden cost of living here is the bills. They are soooo Eostly as you would imagine they would be when you can feel the wind coming through the closed windows. Close to $500 in the cold winter months. Beware that the laundry is $3 per small load as well. I wouldn't recommend living here AT ALL, it's unsafe and overall gross. The area is sketchy and you can't really safely walk anywhere at night. Whatever you do live anywhere else or you will be stuck here paying high rent in this nasty place.
