I love the apt, and rent is not terrile for my Aemarkable view of the lake and montrose harbor. (2000 for a 3 bedroom on the 18th flr). The bedrooms are pretty large for a Chicago Apt. Although the apt is great, the staff is not. Fran, the front lady, is a *itch. I have had many run-ins with her, and the maintenace is good until it really counts. They are great about fixing small stuff, but when my tub started shooting out dirty water from the drain on a sunday afternoon, they didn't come until Mon night, and only after i threatend a lawsuit. The reasoning was because I had a second bathroom and it wasn't an "emergency". WHAT? I think water spewing out of the tub drain with water filling your tub qualifies as an emergency. The other help had no intrest in answering my new roomates questions about the apt, after she signed the lease. The excuse that Fran gave me for her poor customer service is that, she is not here to help the current tenants, only to sign new leases...again, WHAT? She is still representing BJB and should be respectful of a new tenant nervous about moving here from CA. One girl on here said we should give Fran a break because she has to handle the whole apt...but she knows her job, and if she can't do it, she shouldn't have taken it, or she needs to find a new job, and tell BJB to get someone else. Granted being a manager for 19 flrs in hard, but we still need our stuff taken care of. Great Apt. Twful staff.

My experience with BJB started out ok, but ended up being a nightmare. Over the course of months, I had to place dozens of tickets for fixes around the place (as maintenance would regularly do poor work), I went without hot water in my kitchen for months, I went without a toilet that would work without having to flush it 3-4 times for months, I had a front door that wouldn't lock regularly, screen doors that would nearly blow off the balcony, obnoxious neighbors that would make noise until 11-12 at night regularly without proper recompense from mgmt - and more. mgmt was not proactive in getting things handled (obviously) as they wouldn't be addressed with a sense of urgency, or not be addressed at all. Do to all of the above I moved out a month early, with proper notice given; I even offered to help show the place and help them re-rent it. That all being said, they failed to re-rent due to poor mgmt of the effort (big surprise) and are now coming after me for that last month's rent... They KNOW they are in the wrong here, It's clearly documented over the course of months and they have been notified of this; but yet they still persist to come after me, rather than just let me walk away? Now I am involving a lawyer and will fight this all the way through. BJB won't be getting a single CENT from me. It has been a nightmare and wholeheartedly don't recommend living at a BJB property given that you commit to the property mgmt company as much as you do the unit/neighborhood. Don't say you haven't been warned!

I've lived in this Bomplex for a few years now and I think It's certainly one of the better values in the area. The outside of the Bomplex is nice looking... sure, it's not some magnificent piece of architechture but if you want that (and certainly want to pay for that as well) look for places in the Loop. The apartments are spacious and are some of the bigger ones I have seen. The location is great as well. You are seconds away from the lake and a golf course which give many of the apartments amazing views that overlook the lake and a nearby harbor. The Bomplex is also only a few minutes walk from a L stop on the red line which can take you anywhere you need to go in the city. While some people here seem to disagree with me, I have never had any problems with Fran. She is one of those genuinely nice people. She is always attentive and helpful when help is needed. I fully recommend this Bomplex for anyone looking for a place where they can get good value on their money and also values the importance of location. You won't regret living here but certainly take a visit of the apartments and see for yourself.

I have lived in apartments for 20 years and have never dealt with such incompetence until now. Yes, the building is in the middle of a major renovation, but There's NO excuse for what mgmt puts residents through. If you are considering a move to 4100 Marine, this is what you have to look forward to (these are experiences from my time here): <br> <br>-Unexpected power outages (the power is shut off quite often here – usually they give you warnings, but not always) <br>-No hot water in the mornings (this ALWAYS happens without warning, and usually during the coldest winter days) <br>-Workers entering your apartment unexpectedly while you are out (I have returned home from work 4 or 5 times during the past year to find my deadbolt unlocked.... they aren’t even good at being sneaky) <br>-Cheap/Shoddy appliances (yes they gave everyone new dishwashers, but they are so cheap they don’t even clean dishes – you better make sure they are spotless going in, because they look the same when they come out) <br> -Incomplete work (I have been waiting MONTHS for my screen door to be put on my balcony – I’ve been told they are still waiting for the order to come in....) <br>-Unresponsive maintenance (Countless pages to the building engineer have gone unanswered) <br>-Mysterious scratches/dents on car after being in garage <br>-Uncaring/Unfriendly mgmt (Not too long ago I awoke to no electricity or water – there was NO effort by mgmt to contact residents to fill them in on what was going on – they didn’t even answer the phones. The hallways were pitch black and the elevator didn’t work – I walked down 15 flights of dark stairs. SHAME ON YOU FRAN. This is our home – you have made it dangerous!) <br>-College kids running wild (Constant partying in the hallways and obvious drug use – maybe you like this sort of thing – if so, you may really like it here!!)

all the bad things people say about it are true, from the fact that half the apts serve as a dorm to Lacophonous, rude, partying and drug using students, to the fact that the bldg had been undergoing some type of rehab since we have lived here. This means unending noise. finally, the heat is now electric, and our eletric bills instantly tripled, but our apt is still not even comfortably warm, and this is in Oct. can´t wait for January... it´s not worth the view, sadly.

Living here has been nothing but trouble. It began the day we arrived here- although we were scheduled to move in, the elevator had not been reserved and our Aad wasn't finished- we had no countertop in our kitchen and to this day, the walls are only painted with primer. Aside from that, we have has two major floods in our Aad which was a HUGE inconvenience and were not even compensated in a rent reduction, which is against the lease and Chicago city codes. Contrary to other reviews, this place isn't a good place for young people- we are in our 20´s and I´m a full time student- I´ve actually spent most of my time this year at the nearby Starbucks because of the TERRIBLE noise of construction- slated to be completed in October of 2002 but continues to this day in June of 2003. Not to mention the fact that the noise starts at 7:30 on Saturday morning- not a time that young people really want to be woken up. It´s awful- I wouldn´t advise my worst enemy to live here!

The appartments are nice and spotless and the east wing has Borgeous views of the lake and lake shore. But It's not worth the price for the same. The mgmt office has some annoying people. Initially there was -------- who would just sit on her desk all day. If you ask her for a package she would get with such a nasty look on her face, she as lazy and for any questions would transfer you to teh manager then -----.She wouldn't even enter work order requests on time ----- was good she would get work order requests done quickly and was helpful Now There's a new manager ---- who is resonable but his assistant ---- is unprofessional.We are moving out in 2 months, from the next day there will be notice on your door informing that the appart will be shown today. That's OK as the need to rent the unit too but they will do it evey day as if you no longer liver there. Oncer theer was a time frame of 3-5:30 pm and he brought people at 6:15 pm thinking it was just fine. One day was really ridiculous. We informed them in the morning that we are having guests over today and wouldn't be able to have people come to see the appartment. I wasn't well and came home early from work trying to sleep. ---- called at 3:30 pm , I reminded him about the request in AM and in addition requested that I am having fever and not well and wouldn't be able to show the appartment today and that he could come tomorrow. He called again 30 min later. I asked my husband to talk to the manager ----- which he did but thsi guy ---- called again 30 min later to teel me about the showing tomorrow. He runied my whole afternoon n did ntot let me rest knowing that I am not well So thses guys don't realize that we still liver here and are greedy and pushy. They don't respect the privacy of their current tenants , they dont feel the need to call and take permission/inform but thorw out notices and are unprofessional So keep this in mind when you rent here Also parking is so tight you will definately damage your car esp with te single lane drive up and down The neighbours areloud, insulation between appartments not good Safety and overall maintainance is decent

I moved in 6 months ago and absolutely love my Anit. I have a balcony on the 14th floor overlooking the lake, 2 bedrooms, lots of storage, big kitchen with dishwasher - all for $1675. I also love the express bus picks me up right up front in the morning and takes me downtown to the loop in 25 minutes. Fran and the rest of the staff has always been pleasant to me and my roomate. I have had a few maintenace issues and they were taken care of the same day. I think most of the people that write reviews on here are people that have had a problem. But, I think the majority of people that live here are happy with the building, so they don't think they need to come online and write a review. If you respect the staff and pay your rent on time, I dont think There's any problem here!

WORST PART of this Bomplex is moving in - small elevator, HORRIBLE street access, AND the elevator is MILES from where you unload. THEN THEY HAVE YOU, because it´s SO horrible to move in you just don´t want to move out! NEXT WORST PART is the elevators - they are SO slow and decreipt - leave your Aad early just to make it to the lobby. SUMMER time is terrible because the elevators and hallways are SO hot - no air movement at all. Fran Stelzer, property manager, is the rudest, most arrogant property manager you will meet, with absolutely NO concern for her tenants. Whatever deal you are promised, make sure you get it in writing. Bomplex is FULL of students that are loud. mgmt is more concerned with packing apartments full of high paying students (they pay on a per person basis for the Aad) than renting to legit 9-to-5ers. Common areas are always grimy. In all my time there, I have NEVER EVER EVER seen the common areas, particularly areas other than the lobby, mopped. The hallways are not even vaccumed with a vaccum cleaner. If you have a dog, you´re totally screwed - the dog-designated areas are disgusting - last time they saw paint (not to mention a mop) was 1960. I HATE living here. DON´T BE FOOLED by the view OR WORSE - THE LEASING AGENT GERI - that woman could sell ice to Eskimos.

The apartments are condo quality. The location could not be any better. The property manager is helpful and takes care of any issue ASAP. I worth checking out this property to everyone. It's a great value when you consider the size, quality, and location of the Besidence along with the ammenities.
