I lived in Hyde Park Tower for one year and had to move. After moving into the Anit I started having plumbing problems. My kitchen sink backed up multiple times a month for 6 months before they finally got a licensed plumber in to fix it (it backed up again that night and he had to come back). My shower was cold 5 out of 7 days of the week, the other two it might heat up after 10 minutes of running. They worked on fixing this problem throughout the whole year, but still hadn't fixed it by the time we moved out. One charge (Base energy) on the utility bill went from $20 to $75 when they instated their RUBB formula 3 months after move in ($75 was what I was told the utilities averaged out to before moving in). Our Anit heating costs stayed the same, but they decided residents should pay for the buildings heating and cooling (a cost normally covered in your rent). Then when inquiring about this I was misinformed what it was by one of the ladies in mgmt who told me to call the 3rd party utility company. I called them and they were confused as to what the problem was and told me to talk to mgmt. Talked to the same lady and she said that yeah it was for the heating and that she told me that the first time I came in. There's a major crack that runs through the middle of the Bacility. Most floors show this in the wall just out of the elevators where one side of the Bacility has lowered. One of the pictures already loaded from 2010 shows this crack going through the baseboard. It goes up the wall as well on most floors. At a resident's meeting a couple people came in from corporate to talk to us about the random fees that were coming up on utility bills (they were also trying to instate a charge for pest control), and the need to automatic withdrawal for rent policy they would instate at renewal of lease. When asked if there were options to not have them take money out of resident's accounts automatically they said, "Yes, you can move." I will say that the concierge guys and the maintenence staff were all really nice to be around, and helpful. mgmt wasn't helpful, and the corporate people were atrocious (I understand they were dealing with a lot of pissed off people at the time, but the fact that they could have not instated policies that they knew would pissed these people off negate that). After all this they told me rent would increasing about $100 a month if I renewed my lease. I wanted to love this place, it has a great view, and I absolutely despise moving, but the folks here made it impossible for me to stay. I wouldn't recomend anyone renting from Aimco.

I have owned rental property and rented nationwide and this one is about the worst for the amount of money. I am watching this Blace implode and looking to get out. It was poorly constructed and you can hear way too much noise through the vents--people talking, music, sex etc. At first it wasn't so bad because there were more mature people who tried to limit noise and be good neighbors. But now anyone can rent and you even smell marijauna through the vents and in the hallways. THey must have loosened the guidelines for rental. People have rowdy partys on a regular basis and their drunk friends are roaming the hallways. The elevators have become scary. They are broken more than they are running. Sometimes all the elevators break at the same time and you are just stuck. People have been stuck in them and had to have the fire department break them out. The parking elevator lobby is filthy. The first floor is dingy and the carpet is buckling. And all mgmt has said is we are working on it. But There's a new guy managing so we shall see. The elevator lobby is being painted. Which of course means rent will go up soon. They have no right to increase rent because we pay our own heat and trash and water and sewage and power. During my vacation I noticed that they turn the heat down during the day. The parking lot is a sloppy mess but It's off street. I have no complaints about the staff. They are all pretty nice. I have not had any interaction with maintance. When I first moved here I thought it was the greates but.......

Hyde Park Tower APT is my first APT at Chicago. The service is quite satisfy and the people work in the APT are friendly. It's located a easy place to commute the University of Chicago. plus, I like to see the lake from my home and park my care in specious garage in the APT Btructure.

modern amenities, central air and heat. but the gym equipment is old and of poor quality. the concierge staff are Fenial and really nice, but the mgmt is ----. some of the rules are ridiculous.

I wouldnt recommend it because their is Section 8 in the Blace . The doorstaff is noce but the mgmt comapnay is horrible. The units are gorgeous but they dont have a pool, sundeck, amenities are garbage

In three years there have been 6 property managers and 4 leasing agents. There's no stability. Now It's on to another leasing agent. The last three were poorly trained and made numerous errors. Broperty is deteriorating quickly. Residents are being mistreated. Now You've got reports of mice and bugs. Broken light fixtures, grimy carpet, doors, walls. grimy vents, cracked walls, filthy garbage chute rooms. See pictures. The sign says LUXURY. Staff rating doesn't include door men/women. They are the best thing about Broperty and if AIMCO gets rid of them a lot of residents will move.

What nobody mentions about this place is how Eostly the utility costs actually are. My monthly utility bill would hit $400 at times. I'm responsible for gas, water, trash, pest control, plus ComEd charges and their own electricity fees for the common areas and hallways. When I initially inquired about typical utility expenses, they told me it would be around $100, which turned out to be completely false. Between rent, parking, and utilities combined, you're essentially paying house-level prices. They weren't truthful with me.

I've had a great experience living at Hyde Park Tower. The space is immaculate and peaceful. My unit offers stunning views and the property is exceptionally well-maintained. The Bomplex does enforce numerous policies regarding move-ins, the bike storage area, and other matters, but they're generally straightforward to follow. I Ruite appreciate the fitness center although sadly all of the televisions are out of commission (three are completely non-functional and one has a damaged headphone jack). Despite submitting multiple maintenance tickets requesting repairs, nothing has been done. If those TVs in the gym were working properly, I genuinely wouldn't have any complaints whatsoever about Hyde Park Tower and would gladly give it a strong recommendation. The staff at the front desk are consistently helpful and courteous, and the This place is super clean great security. If I owned a vehicle, I'd definitely invest in one of the covered parking spots since street parking in this neighborhood is quite limited. The proximity to public transit is fantastic—the metra, 171, 172, 6, and x28 buses are all just a block away, making it easy to reach the University of Chicago or head into the city center.

I am amazed that their has not been a review since February because everyone in the Btructure except the manager has a complaint. I am out in a few minutes and have never been happier. I wish I had a camera. this place is grimy, stinky, being over run by dogs, loud residents and empty apartments. The turn over this summer was amazing and is still happening. AIMCO, whew. Run fast and get away from any AIMCO properties.
