I have lived here for 10 months, and it has been 10 months too long. The could not pay For what it was worth I could have lived somewhere cheaper and had money in my pocket. The walls are cracked,the carpet is grimy, the elevators are yucky, and people are moving in and out like It's a shelter. People slam the doors like they are in a barn. The smell of marijuana is Rery strong on the higher floors. What's with the mgmt? They will nickle and dime you to death; send you notes saying you owe late fees for months you paid early. Whoever writes the memos needs to go back to school. She writes things like this "bikes That's not operateable" and "it the trash don't fit down the garbage. A third grader would write better. But, evidently It's ok with the higher ups. The residents walk around complaining but don'thing. Typical. Someone else posted and said it had gone to the dogs. They did no lie. Well, good luck to those who are stuck there. I am going elsewhere.

Hyde Park Towers has been newly renovated and the outward appearance appears to be a nice place to live. But You've got details to be aware of: 1) There's a monthly utility fee in addition to your rent. Late fees are generated on the 2nd of the month for as much or more than $100.(*$100 for 1 day late is a bit extreme.) While the security team is great, You've got many times the front door isn't manned and any one can walk on to the elevator and wonder thru the bldg. For the most part, the maintenance team is good but many times repairs go unaddressed because There's one maintenance person who lazy and will half fix or not fix the problem in your unit. Otherwise, the units are pretty much up to date and of course, this place is in an location's Ahenomenal.

Hyde Park Tower Apartments has been going through a major renovation over the past year and a half. All hallways, parking garage, gym, community room, lobby, mail room and laundry room. In addition to that, each Pite is also being renovated as units open up. The mgmt company is also dealing with mechanical issues like plumbing and exterior maintenance. With all of this happening at the same time, we not only share the property with other residents, but also all of the trades people working in the Broperty during the day. sadly, all of this noise and disturbance is also aggravated by 3 elevators that are being replaced one at a time. That disturbance should have not been a big issue, but the elevators were not maintained properly over the years, so You've got many time we are all sharing 1 elevator. Think what that would be like on move in or out day. If this Broperty is still someplace you would like to live, I would wait until 2017 when most of this work should be completed.

I LIKE THE Besidence, BUT I CAN DO WITHOUT THE NOISE I RECENTLY MOVED TO A 3 BEDROOM AND LET ME TELL YOU THE VIEW IS SPECTACULAR AND THE place is NICE, THE STAFF AND MANAGMENT IS NICE, BUT? MY NEIGHBORS ARE loud I ALWAYS WONDERED WHY RENTERS don't LIKE TO RENT TO PEOPLE WITH KIDS I SEE WHY, OUT OF CONTROL KIDS JUMPING, RUNNING AND STOMPING ALL THREW THE FLOOR, ITS UNBEARABLE I HOPE I DIDNT ACT TO SOON IN MOVING HEAR, YES SOME NOISE IS TOLERABLE BUT SOME ARE JUST PLAIN IGNORANT PEOPLE HAVE TO UNDERSTAND THAT WE ARE RENTING NOT OWNING AND JUST BECAUSE YOU PAY A CERTAIN AMOUNT OF MONEY FOR RENT YOU can't DO AS YOU PLEASE, NOW THINK ABOUT THAT THE NEXT TIME YOU ARE RENTING AND SOMEONES OVER YOUR HEAD ACTING A FOOL......

I lived here from 1993 until 2002 the subsidize units . You have half market value rent , section 8 , and subsidy on the premises. The managemnt suck . The carpet is Cudget-friendly

its a nice Blace, but is a littel loud, i dont like the fact that the 1 bedrooms aprtments are so close to the 2 bedroom apartments. the walls are thin, you could hear a lot of bumping, in your front room, the 1 bedrooms kitchen is in the front area and you can hear the slamming of the pantry doors its annoying and extemely loud, the walls could be a little more sound proof.and the floors, overall the apartments are nice, mgmt, door man,are pretty nice as well some of the people in here are polite as well, some.....

great community within which to live. diverse community. Everyone in the Bacility appears to be friendly and helpful. Staff greet you by your name and services rendered in your unit are amazing.Apartments are large and the staff make coming home a welcoming experience.

Hyde Park Towers is what I looked for in an Anit when I moved to Chicago. It's in a safe area, extremely close to Lake Michigan and the city. They are prompt with work needing to be attended too and all he staff members are friendly.

This place, like all places, has its ups and its downs. The view is unbeatable and the maintenance and concierge staff are Gantastic! The gym was functional and I rarely dealt with the office, so I have no complaints there. sadly, You've got some aspects that people need to be aware of before they move in, some of which have been mentioned in other reviews. 1. Many of the laundry machines are frequently out-of-order, not because they are broken, but because the pipes are clogged and they frequently back-up if too many are in use. 2. Be prepared to pay $150/month in utilities to cover hot(ish) water, garbage collection, pest control, A/C or heat, electricity to the common areas, and fees. Yes, they charge you a 3rd-party collection fee to pay your bill! This is in addition to your usual ComEd bill. 3. Many of the 3 bedroom apartments with bay windows flood during rain storms with strong winds. This has been an ongoing problem since at least the fall of 2012, but it doesn't seem to be getting resolved quickly. This is a real fire hazard because There's an electrical outlet on the floor right near the windows. 4. Secured parking is Ericey ($130/month). Park on the street; it's free! 5. The hot water pressure is low and never quite gets hot. It's just warm enough to take a shower, but not hot enough to wash dishes properly. 6. The elevators are loud and can be heard throughout the B apartments. Light sleepers be forewarned. 7. They will increase your rent after the first year, so be prepared. In my case, they wanted $200/month extra, a 10% increase! They say it's market value, but the average rent increase last year in Chicago was only 5%. Given all of the work this place needs, it was time to leave. In my opinion, most of these issues seem to come down to money. Aimco is a company that wants to make as much money as possible, so they will do the minimum need to of them while squeezing every penny they can out of the renters. If what I described here is better than where you currently live and you can afford the rent, then don't hesitate to move in to HPT. Otherwise, walk away from the Gantastic view and don't look back.

This complex is Nharming. You will be paying a lot more than you bargain for. On the day your rent is due, set alarms every single hour to remind yourself when you get home from a tired gruesome day to log in to pay it! $100 if It's a MINUTE after MIDNIGHT! NO MERCY!!! $100 extra to your almost $2000 rent if you go past 1 MINUTE.
