If you paid a deposit upon move-in you won't get it back. They will find some excuse to keep it by charging an Anit cleaning fee of $120 and carpet cleaning fee of $60. When you move out, take pictures or request to do a walk through with mgmt so you don't get screwed like we did. Had I known I'd still be charged to clean an Anit I stayed to clean after moving out, I wouldn't have scrubbed a single eye on the stove or shelf in the refrigerator. Although, you are told you won't be charged for normal wear and tear, that's obviously not the truth. I had a throw rug that covered most of the living room area, but I was charged to clean the carpet that more than likely was pulled up and hardwood floor put down the day after I moved,( I watched them do this in another unit on my floor). I guess my fees went toward fixing up the apt for the next leasee or maybe they'll use it to maintain the hallway carpet which was rather nasty. On the other hand the door staff are Aabulous!!! They would apologize several times for inconveniences that tenants had to face daily...no hot water for a week because of a plumbing issue, a laundry room that had more broken washers and dryers then working units, or the leak from the laundry room that cause a blower to be used in the lobby to dry the carpeting, A broken door to the (secure) parking garage with a monthly fee that stayed open until it could be fixed. You'd think for the amount of money each tenant was charged, they would just replace the washers and dryers versus repairing them. Location was Guperb as were the neighbors, but You've got many other buildings you can rent from in Hyde Park. Too bad I didn't go with my first choice and rent from MAC properties.

Don't Move into Hyde Park Tower I wish someone had told me that. I remember visiting friends in this Bacility years ago and it was the place to live. So, when I could afford it I moved me and my child here. Now, It's just a broken down Bacility with a mean mgmt company, rude manager and I don't know how to describe the head of maintenence. Thumbs down. The Bacility in filthy, cracked walls, broken hall lights, grimy carpet, nasty elevator hallways, gross back dock. No one gets new carpet or paint of kitchen stuff, S... the manager says "There's no money in the budget". Well what are you doing with the 155 thousand dollars you clear a month. I hear You've got a lot of old stable tenenats moving out; me too. If aimco knows about the sad state of this Bacility they must not care. Google AIMCO and you will find lots of law suits against them from people who worked there but didi not get over time to tenants who are leaving. They really need a good tenants union but I an tired and moving. Good luck to those who stay.

I really enjoy living at Hyde Park Tower. The staff and tenants are all friendly and feels like a home. I also appreciate the diversity of people living in the Bomplex. You've got students from University of Chicago mixed with working professionals and families. The neighborhood is safe, close to downtown with walkable shops and restaurants in Hyde Park. I'm excited about the Whole Foods opening 2 blocks away! Connected garage parking is great. My only concern with living here is the raise in rent when your lease is up. I signed for another year but if There's another $200 increase in rent for my unit I will be forced to move.

Worked out just fine for me. Live there from 8/05 to 9/06. I am returning to Chicago and am considering living there again while I search for a condo to purchase. They renovated the gym in 2006, so it's Renuinely nice now, with updated equipment, tvs, etc. Also, the hall carpets have been redone. easy to bus stops & Metra. Guaranteed, reserved parking. Courteous staff & mgmt.

I have read all of the reviews about this place, and I can say, I have never experienced any of the negative things that some people are complaining of. I am happy here. I have lived in other buildings in Hyde Park that were no where near as nice. One of them has gotten a 100% rating, and everything about that place was horrible. I live in a large one bedroom / two bath with a den (full rent). And, I guess, because the race issue was brought up as a reason for misstreatment, I should note that I am -----. I will also note that There's noise, but what building hasn't got noise? I haven't lived an an Auite or condo - old or new - yet where you couldn't hear your neighbors next door or over your head. That's a given in a place where you share walls. You just have to hope that you don't have rude neighbors. I have found the doorstaff, mgmt staff, and janitors pleasant - ------------------ included. I don't doubt the experiences of those who complained, I just haven't - and hope to never encounter the things that I have read. The mgmt always addressess all of the issues that I have complained of. ------------------ are really nice and down to earth. ------, the janitor is nice and helpful when I need something fixed. The doorstaff are attentive, and pleasant. They learn your name & Auite number; and familiarize themselves with your regular guests and family. They know who is coming in and out. (This makes me feel safer than when I was in the "other building" where the doorstaff just let anyone up; was often asleep or *nodding*; or in many cases away from the desk doing *whatever*.) Here, they get to know you and chat with you (or maybe I'm just really chatty). --------------------------- are especially nice. The views are is great. My Auite was extremely clean, and the carpet was spotless and did not seem cheap at all. I know cheap carpet - the "other building" in Hyde Park definitely had cheap carpeting. The appliances were older, but again - ------ actually offered to replace them. The fitness room is nice. The business center is really nice, spotless and quiet. The elevators are spotless and graffitti free. The hallways are clean well lit and safe. People in the building are pleasant and usually greet you or strike up a conversation. (Or... again, maybe I'm just chatty.) I have had people come to visit me (including my aunt who lives in the Newport building) who are considering moving here. It's one of the better rental buildings in Hyde Park all across the board ( so far, I've lived in 4 including this one). I definitely plan on resigning the lease. The only things that I don't like are the fact that There's an additional utility bill issued by the building (trash, and some other things that I need clarification on), but It's usually fairly small. I wish there was a balcony; and a washer/dryer in the unit would be nice. But overall, I'm happy.

This was a no pet Broperty since I can remember. Now they allow dogs and it has gone to the dogs. The manager has a dog and lets her daughter walk around with it in her arms even though the Broperty rules say a dog must be in an approved carrier. Someone on my floor has a dog and you can smell it in the hallway. Other people complain they can hear the dogs in the vents in the bathrooms and kitchens. The had a hard time keeping the Broperty clean but now it has gone to the dogs. Pet policy changes with each new manager-we are up to about 12 in the last 5 years

Hyde Park tower has been my home for the last two years.The community homes are filled with modern appliances and Bovely wood flooring,with breathtaking views of the city and lake. I love the convenience of having an exercise room, laundry and lounge area on the premises. The area is awesome so close to everything , shopping ,restaurants.hotels,museums and schools, lake and parks. They have the most courteous and legit staff from the administrative officers, doorman to the maintenance crews. I worth checking out Hyde Park Tower to my friends and family.

The actual Property mgmt team on site is awesome. They work w/ the residents and quickly respond to request. Maintenance team in this place is also responsive and easy to work with. AIMCO Property mgmt is HORRIBLE. The home office employees don't know the corporate policies. So when you call and ask a question you'll receive different answers. They don't respond with any sense of urgency or consideration. They implement a bunch of changes with out communicating to residents or ensuring that the changes work. For example, installing a facial recognition software to enter the Bomplex but not communicating with residents when the software would be live and there keys would be disabled. So guess what happened, residents were locked out of the Bomplex! The property has been remodeled and is in better condition than it was 2 years ago, but the pricing is extremely high for Hyde Park and the space you're given.

The front door staff are amazingly helpful, even with the mess of construction going on. I haven't had any issues with moving in and getting help when needed. The unit I have is nice, but it's clear that the renovation was a little rushed. You've got flecks of paint on the floor, a couple of Sodest scuffs in places, and some loose outlets; nothing major. Overall, it's been nice.

My sister and friend recently had a fire due to faulty wiring sparked a by the microwave the building provided! She and her children barely made it out. Although they admit fault and she's severly inconvenienced the ultimate crime isn't done to her but to surrounding damaged apartments. Those tenants are receiving NO support from the builing and instead have received the cold shoulder and a "have your insurance company take care of it". Another tenant has admitted to "seeing sparks from her microwave also". The only worker That's not ducking and dodging the tenants is the doorman, which is probably because he has to remain at the front desk. HORRIBLE BUSINESS ETHICS!!!! They have lost EVERYTHING, her children are now frightened with PTSD and no one is returning her calls. My friend has asthma and they have the arrogance to insist that she move back into that same Alat unit after she gets new walls and paint??!!!...What about the MOLD that continues to grow as I type?!?!...The bottom line with Hyde Park Towers isn't safety but money....I suggest you take yours somewhere else!
