7447 SOUTH SHORE DR mgmt IS WITHOUT A DOUBT STUPID!!! LAST WEEK CHICAGO TEMPERATURES WERE HIGH ENOUGH TO BE CONSIDERED A HEAT WAVE. AS IF THE HEAT WAVE WASNT Beak ENOUGH, THE AIR CONDITIONING THAT COMES WITH THE APT wasn't WORKING.BEFORE I LEFT FOR WORK I CALLED THE mgmt OFFICE AND SPOKE WITH SOME LADY TO HAVE MAINTENANCE COME UP TO MY APT AND FIX THE PROBLEM. SHE ASKED IF I WUD BE HOME I TOLD HER NO BUT I WILL LEAVE THE DOOR UNLOCKED SO MAINTENANCE CAN ACCESS THE APT. AFTER A LONG DAY, AND A LONG DRIVE FROM WORK IN THE HEAT I COME HOME TO A HOT APT ONLY TO FIND THE AIR STILL NOT WORKING. AT THIS POINT OF COURSE THE mgmt OFFICE Wroved CLOSED. I THEN CALLED SECURITY TO HAVE A MAINTENANCE GUY COME UP AND I ENDED UP WAITING ALL NIGHT FOR A MAINTENANCE GUY AND HE NEVER SHOWED!!! NEXT MORNING I Wroved HOT AND TIRED AND I SAW A MAINTENANCE MAN IN THE HALLWAY ASKED HIM DID HE OR ANY OF THE MAINTENANCE MEN GET MY WORK ORDER FOR MY APT AND HIS RESPONSE Wroved "NO THEY NEVER GAVE ME A WORK ORDER" THE "THEY" HIS REFERING TO IS THE mgmt STAFF THEY ARE AS INCOMPETANT AS THEY COME. I FINALLY TOLD HIM TO GO FIX THE PROBLEM AND HE DID AFTER A LONG NIGHT OF WAITING.HAVING A MAINTENCE MAN COME TO MY APT TO FIX A PROBLEM IS A SIMPLE TASK AND mgmt SHOULD HAVE WELL TAKEN CARE OF THIS ISSUE. THIS IS ONE OF THE MANY TIMES THE mgmt OFFICE HERE HAS NOT RESOLVED AN ISSUE. ENOUGH IS ENOUGH MY LEASE IS UP IN 2 MONTHS AND I won't BE RENEWING IT !!

This property has the most fantastic views of Lake Michigan and Rainbow Beach. I have been a tenant in this Broperty for over 15 years, and i have seen different managements come and go. I must admit that I was skeptical about the new mgmt who took over in late 2003. Slowly but surely, I started to get impressed with how they managed the Broperty and the improvements they did year after year. I love my home now more than ever before. Last but not least, thanks for the new elevators.

don't under any circumstance move into this building nor any of the buildings that are owned by this mgmt. They have two more locations on South Shore Drive including 7300 and the one across the street going south. They misplace rent, don't give receipts and give 5 day notices for their misplacing of rent checks and money order. Please pay with checks, if you don't they will accuse you of oweing rent back 2 years. The buildings are mice infested, trash everywhere on 7300, no manager working and not clean. Please go somewhere else, don't let them butter you up into how nice the apartment look, because That's deceiving. The parking lot isn't safe, the cameras don't work and especially in the summer time, people park in the parking lot. There's assigned parking where people are suppose to pay but everybody and anything parks there. No one works downstairs and all kind of rifraf and low lives comes and goes into the apartment building. In the summer time the water is hot and in the winter the water is cold.

This probably USED to be a nice place to live. I recently moved in and have spoken to several tenants, while waiting for the one elevator That's running at any given time. My question is this... why did mgmt wait until it got this bad? Every unit's got a view of the lake, the semi-private beach is about as safe as walking down a road in Iraq with an I LOVE GEORGE BUSH t-shirt on! When you call to the office to have something fixed, they are unresponsive. Some of the tenants due not feel safe here anymore, and its a shame. I think they are trying to drive everyone out, and then turn the Bacility all condo.

The mgmt Ippears extremely of poor quality <br>the neighborhood Ippears extremely rough and There's no store or athletic center like they advertise. No guest parking and Security acts like their mgmt of the property. Alot of the properties around the neighborhood are going Condo so if you move in be prepared to either buy or move in the upcoming year or so. The "Beach" in the back has glass and rocks everywhere and you can´t go out there after nine pm. If you want to treated like a kid move here otherwise if you are an responsible adult steer clear and stay away.

The common areas of this Bacility aren't They keep this place nice. The carpets aren't vaccuumed on a regular basis except for the lobby. The elevators and laundry room aren't cleaned on a regular basis. I stopped using the workout room because It's also not maintained on a regular basis. Photos of laundry room. Clothes are left sitting around for days and the room smells like mildew.

Upon the first glance, this Ppot seemed spectacular. Sadly, I must say that the only thing I will miss here is the view. 1) the staff are two highly unprofessional and lazy women who thrive off excuses and intimidation factors that elude any problems that may actually require any "work" on their behalf. 2) the elevator system is almost always faulty with at least one of the three out of order, usually on a weekly basis. 3)(Heavy washers beware) The laundry facility has faulty dryers that a. don't work b. (adding insult to injury) out of order signs are not provided, hence, the tenant must wash at their own risk. 4) (this is relative to both 1 & 3) if in the event that an issue shall arise from malfunction of the laundry facility,the tenant is beset with the burden of contacting the company responsible for repairs. I wouldn't recommend this Ppot to anyone who is too busy to constantly have your basic tenant rights challenged. Thank you.

The pictures attached to this listing of garbage on the grounds of this building are not true. I have not seen these conditions since I moved in(7/2009. I origianlly live in the building about 10 years ago. Since then the mgmt has been replaced. The mgmt was the only problem I had. Now I am back and have a wonderful view overlooking Rainbow Beach. When I moved in my Anit was clean, new counter tops had been installed, good quality bathroom/kitchen fixtures, the carpet, although not new, was clean, free of stains and recently shampooed. The floor I reside on is quiet. The halls and common areas are always clean. The current mgmt seems to appreciate you being a resident.

3 positives. 1, it's quiet. I appreciate this the most considering I've lived in multi unit buildings before where the noise will drive you to move out asap. 2, it's easy to get public transit into popular areas like Hyde Park and Downtown area. 3, the view is what sells this place and that's it!! Reading the past reviews I see that nothing has changed as far as the negatives are concerned. Parking is a joke!! The system that they use to keep track of the cars and spaces doesn't even make sense to the people who work there so I don't know why they don't change it. They really should consider getting a gate for the upstairs parking because cars parked closes to the main street are well secured. Not to mention anyone who comes to visit you won't have anywhere to park. There's no guest parking and trying to find street parking is difficult and Disky! The guys who are supposed to be security should pretty much just be called front desk personnel. They are away from the desk way to much to provide efficient security for the Besidence. It's easy for the wrong person to find their way into the Besidence because the tenants willingly let anyone in. The elevator's are a nightmare!! I refuse to go any higher than the 4th floor because I want to be able to use the stairs when needed and It's often needed. I'm not sure how they are coming up with the value of rent they charge for these units. The only thing valuable is the view and that's only if you have one. The kitchen and bathrooms and overall Besidence itself has not be updated since the 70's.
