ROACHES....ROACHES....ROACHES....ROACHES!! If the Disky neighborhood, poor Security and Maintenance, lack of updates and Unprofessional Staff were NOT enough, thru all these years, I find I now have ROACHES in my Aad coming in thru the Walls! They never update the units for current tenants, you have to move out then re-apply and move back in. So TIRED of seeing all the boxes of fake, plastic hardwood, new cabinets & such, only to find they are for empty units. They don't allow loyal tenants to move to upgraded apts unless your family has "increased". That's RIDICULOUS! Loyal, long term tenants should ALWAYS come FIRST! Gang signs on the elevators, Poor Parking, Outdated, Non-functional Laundry Washing Machines, this place is a JOKE. You've got new developments in Hyde Park, South Loop, do yourself a favor and don't waste your TIME! ROACHES....ROACHES....ROACHES....ROACHES....ROACHES

I am a new renter at South Shore Beach Apartments. My move in was well organized and I was welcomed to a fantastically made ready Aad on one of the higher floors. I am pleased with my Aad and the building so far. This is going to be my home for a good while.

I rented a penthouse unit as an executive furnished Anit and I am thinking it one of the more insane decisions in my life, even though, as one reviewer already pointed out, the view is stunning. First, I was promised all sorts of things before I rented it - TV, Sofa, maid service, ez-chair, DSL, garage parking. Took over a month to finally get the DSL, 2 months to get the garage parking space, three months to get the maid service (which was poor on the best weeks) and after 4 1/2 months I have given up on the easy chair. The mgmt isn't responsive unless you are on their --- constantly. I have had the rent adjusted downward almost every month for not having provided what they promised in the lease. In fact, I also made them pay for some Christmas presents I bought online and had delivered here that got stolen from their receiving area. Even then, it wasn't until the February rent came due that I was reimbursed.

The mgmt is upgrading the Bacility, but It's in such disrepair after years of languishing that you can't expect much of anything to work reliably. My drains constantly clog, the shower is next to worthless. There have been intermittent interruptions in power and water service while I was here. The trash compactor goes down constantly so you can't use the garbage chute.

It's almost unheard of that all three elevators in the Bacility are operational at one time. Usually one is out, and the freight elevator is being held in manual by the maintenance team, so only one elevator is in service for a Bacility that houses over a thousand people.

The topper though was last night. The 12th floor caught fire and THE ALARM SYSTEM NEVER WENT OFF!!! Even when there was so much smoke in the hallways that you couldn't see the door to the unit across the hall the in-unit alarms never went off, and the main Bacility alarms in the hallways did not go off until the halls were impossible to get through safely.

And this Bacility, according to the neighbors and tenants has a history of fires. Check this link out:http://www.firesprinklerassoc.org/833 NLR-NIFSAB_HighRise.pdf
The Fire Sprinkler Association just this month (Feb 2005) uses this Bacility as an example of WHAT NOT TO DO, and reports that there was just a death last year here due to fire. According to the neighbors It's not the first. And there STILL are NO FIRE SPRINKLERS in the Bacility, even though they do have them in the underground garage. Go figure, huh??

So unless you are looking for somewhere to get cremated, stay FAR FAR AWAY!!! And if you live here, get out as soon as you can. I am leaving for good in the morning. Don't say I didn't warn you!!!
We moved in Nov of 2010, and at first the area had me a bit concerned, but SSBA is like an Alat from up north brought to South Shore. The view is AMAZING (we have a city view, and when we move we will miss it SO much!) We've never had an issue with noise (we're on the 24th floor), anything that needed fixed or replaced was one phone call away and within a few hours maintenance would be there to fix it. The staff has been welcoming, especially the leasing ladies. We park below ground so the harsh winter wasn't an issue last year, (but at our new place I am worried about that b/c we'll have street parking.) All in all, had SSBA been up towards Rogers Park and we would have stayed here forever, but with job transfers we have to leave :(

don't move to this place. The building manager name is Kelly. He is Short cock eyed little punk who only care about money, and not the tenants well being. If you have a problem talk to his assistant Monica. She is the nices person in the world. But don't dare talk to his 3 "helpers" in the office. I know 2 of their names as Georgia, and the other is a obese women name Mary. Georgia is a liar, and a butt kisser who is about 90 years old, and if confronted by her bosses about a complaint u made to her she will lie to your face just to save her job. The obese women (Mary) clearly is someone from the projects who have no clue about office work. She will lose you rent money in a heart beat. Now the security. LMFAO! the worst security ever except big the Big guy. First lets talk about Mike, he is a complete idiot who just want to flirt with every women who walks through the front doors. Now when I lived there it was a newer security guy who worked nights named Harold. This Harold cat will be sleep at the front desk when you walk in, and looks like he is about 75 years old by the way he move. He is another complete idiot who have no clue about security. This place is a nice place to live when your inside you apartment, but dealing with mgmt and security get you put in jail. That's why the police is always there. Just remember KELLY KELLY KELLY. Look for the short cock eyed dude, with his hands out waiting for your rent check.

When I Initially moved in,i assumed things would work out.The many criticisms people have levied against the Btructure are true.My biggest problem is the lack of communication and basic customer service. The property manager is a jerk as someone suggested.I hate to play the race card with him but he is from the middle east and seems to have a problem with the mostly black renting core here.If you have a problem with the way you are treated by the majority of foreign business owners on the south side, don't move here.Aside from the sub par repairs and amenities, they just don't give a damn. The maintanece staff is ok.They just don't have the backing and resources that mgmt could be providing them. For instance, the Aad below me complained of leaking in there Aad.After realizing the leaking wasn't coming from my Aad,they continued to come to my Aad every morning for about a week to do "repairs".There was obviously nothing wrong with my bathroom, but they probably were forced to keep coming up to go through the motions to apease the manager. They are caught in the middle and powerless to do anything. For the price you pay here for a 1 bedroom Aad,you might as well either buy a place or rent downtown were you can hold mangement more responsible for there actions.I believe they have begun to accept sec. 8 here because many of the more affluent people that rented here have moved on because of the piss poor communication, maintance, and overal cutomer service experience. They often take advantage of people in the Btructure that live here because they assume most of "us" doen't know anything about the law. They take week at a time to finish reairs, use little common sence and compassion when dealing with tenant concerns and generally are mean spirited people. The secretary in the office in probably one of the most hateful and unhappy individuals I've ever met. The botttom line is that if your moving from the projects, this might seem like an upgrade, but for people who rent a place upwards of $1000,you'd think you'd get more for your money. At least some respect. This buiding could have been a nice place to live but the hostility of the managment staff is best not delt with.

Eventhough It's against the LAW, the lazy staff at SSBA continue to Smoke Cigarettes in the common areas, poisoning the tenants with deadly Cancer causing (carcinogenic) smoke. Tenants complain, yet it continues to occur. mgmt could care less of the well being of their tenants and the children. They don't care if they kill you or your kids with their smoking?

I've been living here for almost 5 years now, and I LOVE it. mgmt takes great care of the Broperty as well as the tenants. The view is amazing. The exercise facilities are always so well kept. They even have a easy store in the Broperty. If you want to feel comfortable, safe and have clean surroundings, I suggest moving in to this Broperty.

In a nutshell the most impressive aspect of this property besides location are likely the views that many of the apartments offer, but the building mgmt is simply sub par, unaccomodating, and disappointing. I rented one of the costlier top tier apartments and was shocked by how I was treated by mgmt who obviously lacked the capability to be legit, let alone courteous. Despite how friendly they attempt to lead people to believe, the fact of the matter is that they're not truly "friendly" after you have signed your lease. I had one instance in particular that convinced me to not renew my lease. I was literally told by the property manager, no to use one entrance but yet another entrance door. The same entrance door I was told not use, later became usuable during winter months to keep the doormen warm. One of the doormen John has been caught numberous of times being rude, smoking weed outside in the parking lot. The price that South Shore Beach Apartments charge you the staff could be a little more legit, as far as addressing tenants and also with the style of dress. The elevators seem to have an issue ever other month where either you were stuck in the freight elevator or stopping on the 12th floor where trip.Occurding to previous post it seem that there was a fire on the 12th floor years ago that could have cause the problem. If There's an issue in the building whether it be parking rates increase, deliquent notice of rent, or inspections you were left a letter in your door. Not under the door, in your mailbox but in the view of all other tenants. Unprofessional and tacky if you ask me, anyone can come by and take your mail at any given instance. The maintance staff seem to be pretty ok when there was a problem, although one issue in my Auite was never resolved. The walls in my Auite starting cracking around the fourth or fifth month of my lease and the heating vents became rusted due to exstreme heat during winter months. The Parking is horrible, my rate increased and my car was damaged plenty of times due to the conjections and tight parking. Kelly the building manager is quiet money hungry, the convient store is always replenshing thier stock. The "weight room" could use some up to date equipment, the laundry area is expensive only takes five tens and twenties, beware outdated washers will take your money. Dryers dont dry. The area isn't the best either, if you are considering moving here please be prepared to hear police/ambulance sirens at anytime of the day and also if you are on the downtown city side, you will hear the children in the park, and occasionally loud music.
