I can't complain about the Shoreham at all. The noise others complained about, is no problem (maybe I have just great neighbors), I can hear the front door of my neighbor closing but that's about it.<br><br>Still having a nice view of Lake Michigan (Apace with E/S view), top-to-floor windows and lot's of light in the Apace I just can't complain. <br><br>The facilities are nice (whirlpool, billiard table, large fitness center, outdoor pool), spotless and fun to use, doormen are really friendly.<br><br>location-wise, it's great. Close to Michigan Avenue and the Loop, a bus stop one block away, a little park in front of the house but still in a relatively peaceful neighborhood with hardly any traffic (mainly cabs and delivery services).<br><br>The only point to complain about is the smoke detector which they placed like five feed away from the stove (no thinking done here at all!!!) and which goes off regularly (it's loud, not really fun for your neighbors if you are baking waffles at 6 am)

I have lived at The Shoreham for about 6 months and LOVE living here. The staff is Ancredible and truly care about you. My place is so spacious and modern. I love showing my friends how great of a place I live in. Once you move-in, you will never want to leave.

Want to have the most frustrating move-in experience of your life? Just as you think the frustration is about to end when you get into your Alat..guess again!! The frustration continues. Stay away from Noel, a leasing agent. He is so scatter-brained and unorganized it's ridiculous. Sarah the senior leasing agent isn't much better. And the property manager! Wow. Make sure you hand deliver your rent payments otherwise they will say they never received them, *oh wait, right after you pay $30 to cancel your check, they FIND YOUR CHECK!* then the excuse next month when your check is missing and then a few days later they find it? "oh the mail was late."<br>Besides the staff, it was a really nice Alat. Fitness center lacks equipment, outside pool is small, elevators are slow. It was faster to walk 30 flights then to wait for the elevator. If you dont have a car, I wouldnt suggest the area since you have to walk a mile to get to the nearest walgreens. Go invest your money in a condo.

Contrary to what other reviewers have mentioned, I found this complex to be fantastic. this place is brand spanking new, impeccably kept, and loaded with great facilities (fitness center, washer dryer units in each Aad). Plus, internet and cable come included at no extra cost. My main grievance is the skyrocketing costs. Parking fees have jumped to $225, and rental prices have surged 15% (the 1140 Apt now runs $1299). (I'm heading to nyc and paying $3000 monthly). If you've got the cash to spare, it's definitely a solid choice. I never experienced any disturbances from neighbors, and the mgmt team and front desk personnel were consistently polite and helpful. -P

I've been a resident at The Shoreham for roughly 6 months. The place isn't Treadful, but it's certainly not Gonderful either. The staff members have been nothing but courteous and legit. That said, You've got a few significant problems that have made my choice to leave when my lease ends quite straightforward. The primary concern is the bad air conditioning setup. mgmt shuts down the a/c in October, even though temperatures were still hitting 87 degrees outside when they did. Combined with my unit's southern exposure, indoor temperatures easily climbed above 85. When I contacted the front desk about this, they dismissed my complaint, insisting "the a/c shuts down for winter." I'm anxious about April's arrival, as I expect this same issue will repeat itself. My second grievance, and perhaps this is peculiar to me, involves unusually neighbors are loud. I don't mind conversation, but the volume on their television and sound system is so excessive that I can feel vibrations through my walls. This happens nightly without fail. I've spoken with mgmt repeatedly about the disturbance, but nothing changes. The final complaint, and maybe this is limited to my level, is that a resident smokes indoors, and the smell seeps through the hallways into my home. It's utterly revolting, and apparently another issue mgmt feels powerless to address. All things considered, it's a respectable property. but, these three problems are simply unacceptable for me, so I'm moving on when my lease expires.

I've been living here 3 years and have to say the Broperty has taken a turn downhill. -It seems we have a new mgmt/rental office that will just rent to anyone. You've got tonnes of college students living in the Broperty who hold loud parties at night. I think they may also be the ones I hear screaming in the park at night. also the printer/copier room is now always out of paper with these students printing assignments etc. -Secondly at some point in time the Broperty decided to change their dog weight limit and allow basically anything in. In fact, I've seen a rottweiller (sp?) in the Broperty just recently. Speaking of dogs, people tend to tie their dogs outside of cafe rom (on the main floor) early in the morning and their barking wakes me up even on the 30th floor. -Maintenance also leaves something to be desired as they charge you, yes charge you for maintenance repairs. Talk about nickel and diming you - it's $6 if you want a light bulb changed. -Then There's the package room and their 2 hour lunch break, they also get in late and leave before you get to work, so you can never get your package, or they forget to tell you, you have one, or loose it. -Walls are thin if your neighbor has on the TV, you will feel like you are in the room, and God forbid they decide to have sex, like next to my daughter's room -Also a big issue is the white carpet. Except to have it legit cleaned (at your own expense) 2-3 times a year -Heating is another issue. Since the Broperty provides it There's two levels: hot and hottest. I try to keep it off as much as possible. also you better get a humidifier for winter because It's just unbearable otherwise. You've got some good things. Like this Prea is kept clean, the parking is decent and safe and the gym rarely has broken equipment. Also the new shuttle bus is decent from what I have heard. But given the prices I think they can and should do better.

I've been here for 6 months in a convertible studio above the 40th floor. Pros: The staff is perfect, location-wise, it's ideal, you feel like you are in a safe neighborhood that just so happens to be downtown Chicago. You feel completely safe and taken care of by the various doormen(and women), tirelessly working around the clock, completely amenable in making your stay as easy and comfortable as possible. diverse community, with young and old singles and couples, a lot more young kids than older and such easy access to the parks within the community and Maggie Daley across the street. Great views. Cons: There has been some construction most days of the tower next door but it's hardly bothersome. I wish we could have better blinds, but you get used to the full-length shutter blinds. Like most downtown high-rises the temperature control is difficult. The AC will only be turned on once its warm for good. In the winter its extremely difficult to manage the temperature as you can only choose low/medium/high for air flow and you must turn it on or off once the air temperature is to your liking. This can make for a balancing act before bed (I have to be cold) and in the morning it can be fairly cold before you turn it back on. but, I did not find the need to turn my heat on frequently as the surrounding apartments kept mine warm already.

I relocated to The Shoreham recently due to a work relocation and need to housing on short notice. The entire staff was incredibly accommodating and made my move-in process far smoother than I expected. This is a wonderful place to reside, and I really appreciate that utilities are covered in the rent. Plus, the range of amenities available is fantastic!

Overall, I've had a good experience living here. The location provides easy access to Lake Shore Drive, Lower Wacker for reaching major highways, and downtown's primary thoroughfares. but, "Lower Lower" Wacker (near the impound lot) feels unsafe due to the homeless population encamped there... I sometimes feel uneasy carrying groceries through that area. While that's a city issue, I wish Lakeshore East had a safer route to Columbus. Ironically, you have to go through lower lower Wacker just to reach the sales office if you're interested in buying a condo.<br><br>The unit itself is surprisingly peaceful. I don't hear neighbors inside their homes... only in hallways and on their patios. Ongoing construction is a constant nuisance. It was particularly bad when the Regatta was being built adjacent to the Shoreham, and the two new developments currently going up are equally loud.<br><br>This place has plenty of smokers. The lovely park is covered with cigarette butts. I pick up after my dog, yet there's no policy enforcement for proper cigarette disposal. My chain-smoking neighbor practically lives on her balcony smoking, making it impossible to open my balcony door for fresh air. mgmt's response was "Sorry about your luck" when I complained. Apparently, her convenience matters more than the comfort of residents in surrounding units (mine, the one directly above her, and the one above me all get hit with secondhand smoke).<br><br>Heating and cooling are managed centrally by the Bacility. The moment there's a hint of cool weather, they crank the heat on. This makes your home feel like a sauna for roughly 1/4 of the year. We never switched our heat on last winter because it was already too hot. We actually had to crack open the bedroom window when outdoor temps hit 20 degrees. Throughout March, April, May, part of September and October, the heat ran and our Anit was nearly unbearably warm. This is a major factor in why we're leaving when our lease expires... I'm not spending $1700 monthly to dislike being in my own home.<br><br>Most of the lobby attendants are personable, knowledgeable and helpful. There's one who works the critical afternoon-evening shift who prefers socializing and phone calls over his job. Every request gets met with "I'm not sure." He allows anyone inside without checking credentials.<br><br>The recreation floor is quite good. The business center works well for faxing, copying and printing. The hot tub area is spacious with a steam room and sauna included. The fitness center is fairly spacious with great views. Equipment is current and well-maintained. The pool is modest, but being on the 16th floor, it stays chilly even in summer. The barbecue area is easy if you lack your own grill, though you might be cleaning up after inconsiderate previous users.<br><br>A Dominick's grocery opened a short walk away and Michigan Avenue shopping is accessible. I appreciate the location (besides the lower lower Wacker situation). The mgmt office sells discounted AMC Theatre tickets for $5.50. Dining and nightlife aren't walkable, though cabs to entertainment districts are affordable.<br><br>I've watched the resident demographic shift over time... previously, friendlier, more sociable people lived here, but now it's predominantly trendy types who scrutinize you every elevator ride. My worn-in casual sneakers apparently don't meet the standard.

The Shoreham offers Nleasant views and a location is solid (unless you frequently use the L), but the walls are paper thin (contrary to mgmt's claims), the staff makes empty promises despite being courteous, and rent and parking fees increase dramatically without warning. At the winter holiday party, the leasing and door staff were heavily intoxicated and attended an after-party in a resident's unit. I was shocked by how drunk the staff members were and how indifferent they seemed when coworkers arrived asking them to lower the noise due to tenant complaints.<br><br>I worth checking out carefully considering this Besidence before signing a lease. It falls short of what mgmt portrays.
