I hate that I'm leaving a 1 star review but the 40 East Oak building management truly deserve it. In my two years of residence they have been consistently rude, unwilling to address issues and disruptive to my living experience. I've had to have my bathroom redone 4x this year because of a leak that they won't fix - and they won't give any reduction in rent or admit the issue exists. Other management issues: - Rent rates are not consistent - do not sign here without pushing back. My friend lives in a significantly larger unit and pays $150 less per month than me. - They increase rent for residents who want to resign but keep open units at lower rent rates (my rent increased $75 monthly but the open identical unit on my floor was offered at lower than my previous rate). - Elevators are often down - particularly the freight elevator which is the only one that leads to the laundry room and gym. Door staff is wonderful - they are the only upside!

I'm moving out this month but it is not because I did not love my place (needed a 2 bedroom that allowed dogs). Either way, this location is run with the same customer service as a hotel. Very responsive business office and one of the best door staff you will ever meet. Building is extremely well kept and the maintenance crew is very accessible. Would highly suggest the location for anyone seeking a quiet 1-bed or studio.

DONT FORGET THAT HEAT RISES!!!!!!!!!!!!! Great place to live! I lived there off almost 4 years and you seriously can't beat the location. I moved out two years ago after not renewing my lease due to change in building management and an obvious increase in their prices. But, at the time this was the most affordable studio apartment in the Gold Coast, not to mention you are living on Oak St... Not many negative things to say about the building itself...yes it is vintage, however I believe it still was nice given it's vintage charm and rooftop sun deck....great door staff and OK property management. HEAT and all utilities including cable and internet included besides electricity....great incentive, however I have one word of advice to anyone wanting a "higher" unit...DONT FORGET THAT HEAT RISES!!!!!!!!!!!!!

Great location and historic building. Could be better managed. The owners recently hired a new management company that has advised to raise most people's rents between 10-20%. I just got a double-digit increase. When I moved into the building I was told that rent increases have been historically modest and that this was the reason there was a full occupancy of the building. Some key disadvantages of the building that should give pause to owners for raising rents so dramatically: no guest suite (even though there used to be one); very poor temperature control of units-most of the year it's too hot or too cold; lots of large spiders, silverfish, and centipedes crawling around the units; no elevator available to the basement laundry facility when service elevator is locked for moves.

Good building but not as well maintained as it used to be; this year the management company raised rents by $100 without offering any explanation, whereas rents have always traditionally been raised about $20-$50.
