I hate that I'm leaving a 1 star review but the 40 East Oak building management truly deserve it. In my two years of residence they have been consistently rude, unwilling to address issues and disruptive to my living experience. I've had to have my bathroom redone 4x this year because of a leak that they won't fix - and they won't give any reduction in rent or admit the issue exists. Other management issues: - Rent rates are not consistent - do not sign here without pushing back. My friend lives in a significantly larger unit and pays $150 less per month than me. - They increase rent for residents who want to resign but keep open units at lower rent rates (my rent increased $75 monthly but the open identical unit on my floor was offered at lower than my previous rate). - Elevators are often down - particularly the freight elevator which is the only one that leads to the laundry room and gym. Door staff is wonderful - they are the only upside!

I'm moving out this month but it is not because I did not love my place (needed a 2 bedroom that allowed dogs). Either way, this location is run with the same customer service as a hotel. Very responsive business office and one of the best door staff you will ever meet. Building is extremely well kept and the maintenance crew is very accessible. Would highly suggest the location for anyone seeking a quiet 1-bed or studio.

DONT FORGET THAT HEAT RISES!!!!!!!!!!!!! Great place to live! I lived there off almost 4 years and you seriously can't beat the location. I moved out two years ago after not renewing my lease due to change in building management and an obvious increase in their prices. But, at the time this was the most affordable studio apartment in the Gold Coast, not to mention you are living on Oak St... Not many negative things to say about the building itself...yes it is vintage, however I believe it still was nice given it's vintage charm and rooftop sun deck....great door staff and OK property management. HEAT and all utilities including cable and internet included besides electricity....great incentive, however I have one word of advice to anyone wanting a "higher" unit...DONT FORGET THAT HEAT RISES!!!!!!!!!!!!!

Great location and historic building. Could be better managed. The owners recently hired a new management company that has advised to raise most people's rents between 10-20%. I just got a double-digit increase. When I moved into the building I was told that rent increases have been historically modest and that this was the reason there was a full occupancy of the building. Some key disadvantages of the building that should give pause to owners for raising rents so dramatically: no guest suite (even though there used to be one); very poor temperature control of units-most of the year it's too hot or too cold; lots of large spiders, silverfish, and centipedes crawling around the units; no elevator available to the basement laundry facility when service elevator is locked for moves.

Good building but not as well maintained as it used to be; this year the management company raised rents by $100 without offering any explanation, whereas rents have always traditionally been raised about $20-$50.

40 E. Oak is a great place to live. Compared to my walkup apartment a few blocks north where I used to live, 40 E. Oak is like a palace. Everything is very clean. I got new carpets before I moved in. Everything works well, and if for some reason something goes wrong (my shower head cracked) the maintenance team fixes it the same day you make the request. Door staff is friendly and my neighbors are very quiet. It's a vintage building, so I think the walls are cement and block all noise. I have never heard my neighbors. My apartment is near the elevators, and even that is quiet. As far as studios go, mine is pretty big and I like that the kitchen area is separate and you can close the double doors and not have to stare at your refrigerator when you're in bed. It makes it feel more like a small one bedroom than a studio. The biggest negative is that there is no dishwasher. The kitchen also gets hot because there are no windows there, but the pros definitely outweigh the con. Heat and internet and TV are all included. My apt is very bright with great views. If you have the option of living here, I would recommend it!

This building is in a great part of Chicago and has many features that make it ideal. It can get a little noisy outside with the nightlife on Rush St, but I rarely could hear any noise inside the building from my neighbors. The sun deck is great, laundry is large and I've never had to wait for a washer/dryer. Fitness facility is above average for when it isn't nice enough to run on the lake shore path that is just minutes away. Heat, cable and internet included. You pay electric (with your rent) that averages $25/mo (higher in the summer with A/C, unit provided, meters are separate). The office and maintenance staff are professional, friendly and responsive to requests. The 24 hour doormen are friendly and ensure a secure building. No parking is available but only a 7 minute walk to the Chicago or Clark/Division redline stops. Pictures are of a corner "convertible" xx11. Square footage is way over-estimated by the management company (the only issue I've had with them) Real square footage is around 530.

Forty-East Oak is in an excellent location - one block from Michigan Avenue! It is in the midst of many excellent restaurants, shops, and nightlife spots. Lake Michigan is one block away and I have lake views from my particular apartment. The restaurants on Rush Street are the must go to hot spots in the city! The building is only a couple of blocks from the Chicago stop (CTA RedLine). Stunning views of the skyline from the rooftop sundeck! The building itself is very nice. Between the building and the high-end shopping right outside your door - overall its a great place to come home to. Anytime the weather is nice you will see people enjoying the sundeck, sunbathing, reading, socializing... There is a nice fitness room too - they recently just added another treadmill! The staff is supportive, friendly, and has always gone the extra mile for us. Quite honestly, two years ago when we were deciding between our two favorite possible rental choices, the staff was one of the big reasons my husband and I moved in here - and we have not been disappointed since. I work as a nurse at Northwestern Hospital and my husband is a 3rd year medical student at Northwestern University and we are in walking distance to the campus. If you are looking to reside in the Gold Coast and don't want to spend all your money on rent then I would check out Forty-East Oak. The location cant be beat!

I've lived in this building for several years now. It's in the best part of the city, and close to everything - fabulous restaurants, superior shopping, excellent transportation options (El, bus, taxis) abound. If you love a neighborhood you could walk everywhere - this is one of the best addresses in the country. Go to http://www.walkscore.com/ and plug in 40 East Oak..... this location is considered a "WALKER'S PARADISE" :) The building is well run, and well managed, with an excellent staff - all my needs have always been taken care of, with no questions asked - truly great customer service. In fact, I recommended this building to a friend, who will be moving here from Los Angeles, and she was impressed with what the building had to offer, plus she LOVED the vintage feel. Not to mention the world-class shopping on Oak Street (Prada, Barney's of New York, Hermes, Marc Jacobs etc......)! TO DIE FOR MAD SHOPPING! :) :) :)

I lived at 40 east oak for 6 years and I can honestly say I miss living there (Due to a job transfer in March I had to move out of Illinois). The building is located in the Gold Coast, which is perfect for someone who is single (the famous Gibson's and Tavern on Rush are all a block away). The doormen are fantastic, which are staffed 24hrs a day. In particular, Jason and Ron.... anytime I needed something they were always attentive. When my parents came to stay for the weekend (40 oak has a guest suite) Jason helped with directions wherever they needed to go. The management staff were kind and courteous. The second year I was there I had a leaky shower head and I went to the office and told Veronica, and literally within 10 minutes the maintenance staff was in my apartment fixing it. I had a one bedroom (which was about 900 Sq.ft) and it was a perfect size for me. I now live in a 10 year old building and I really miss all the vintage charm, like the built-ins..... I had a great bookshelf... My living room windows faced south, so the views were quite good....I enjoyed biking on the lake so the building's bike storage was a perk! ....there is also a decent gym and the sundeck had incredible city views. The only con is that street parking is not in abundance.. but where the building is located you can walk pretty much everywhere and public transportation is very close.. Since I have family that live in the Chicago suburbs, all I had to do is get a zipcar (there are six cars within 2 blocks of each other). so all in all it was a great experience and I miss where I lived and I miss Chicago :(
