If I could give 0 stars I would. Bill Patel is the worst owner in north miami history. Check his criminal history it will tell you the truth about who your land lord is . THIEF, CON, ABUSIVE. No wonder his wife left him. He is a miserable thief who is living the last years of his life scamming by renting out inhabitable units to vulnerable people. DO YOUR RESEARCH!!! BE AWARE! The reviews posted are over a 10 year span from different tenants. NOTHING HAS CHANGED IT ONLY GOT WORSE!

Yo vivía en ese edificio y los dueños William paventel y patria wood paventel cuando vienen los inquilinos son aparentemente buenos pero después son unos Locos porque Patrícia el querido enrrique es el guardaespaldas del anterior marido de ella bill que solamente saben robarle el dinero a los inquilinos an teñido problemas con casi todos los que han vivido ahí no devuelven fondo el edificio está minado de cucarachas ratones se moja todo cuando llueve los baños y las cocinas tupidas , la basura desbordada la peste enorme y aparte los dueños o medios dueños no tienen respeto por nadie por favor no vallan a caer en la trampa de rentar ahí

Having been a tenant for almost half a decade and moving to so many homes that I lost count, I can honestly say this has been THE WORST PLACE to live at. I read a review on this place prior to moving here mentioning greedy owners but I disregarded it since I had no better option at the time for Miami but boy was it not only true but even worse that I could imagine. Not only was I accused of not paying rent here MONTHS LATER (100% sure female co-owner was POCKETING THE MONEY), but I've unfortunately had to bear witness the male owner assaulting my own mother and another elderly tenant there. I'm writing this review solely just to prevent another tragedy to befall on a future family cause I know the owner's future isn't bright with their current method of management which will probably put them in jail once the police start knowing how to properly do their jobs

Hi to all, I just move to this building 4 months ago and as far as my opinion I can say that i am lucky to have a beautiful apartment on the water . Owners are very kind, and working day and night in this property , the building is old, and of course you have to expect some problems , if you are looking for a brand new modern complex this is not your place, but if you are looking for a layback , pets friendly, and small building with few families and a breathtaking water views and landscaping grounds , you can stop looking now, because this is your place. So far I'm happy here.

I lived at Mid Bay Miami for over two years. Two years, two apartments, two broken air conditioners, 3 leaking ceilings, one leaking air conditioner and countless other problems, rats, roaches, termites and mold. On first approach, the building looks decent. The back views are great and it is a shame that such a dump of a run-down building occupies this gorgeous waterfront property. Bill Prevetal, the owner and self-proclaimed maintenance man is so dense that he can bend light. I first moved into apartment 31. Bill moved me in knowing the air conditioner leaked, not a small drip here and there, but filling a large bucket of water daily AND a leak in the ceiling in the kitchen. Bill said "I though this was fixed".....well, Bill, it wasn't, and you knew it wasn't. But what should anyone expect from a liar. Bill refuses to call a professional and thinks he can fix everything himself, which he obviously can't. But why would he care, his apartment doesn't have any leaks. So after my AC and ceiling leaks were not fixed and dozens of excuses of why, I was moved into apartment 36. This was even worse. A leak in the bedroom, a leak in the hall, ceiling falling down, mold growing and a slum lord that refuses to hire a professional to fix the roof. So, Bill knew this apartment had leaks, but instead of fixing the roof, he plastered and painted and the first big rain, the ceiling fell apart (see the pics). But Bill was "trying to fix it every day". Why did I stay for so long, well moving is a pain and I choose to be miserable in this slum. In this time I would have to bomb for roaches every month because Mr. Slum Lord is to cheap to pay for pest control. The building has termites and the termites made a nest in one of my couches. When I told Mr. Bill Slum Dog, he said "That's unfortunate" and "It's because I left the doors or windows open" No, Bill, it's because you are a cheap liar and refuse to pay for pest control. So, my couch was ruined and had to be thrown out. If anything breaks, and everything will break, good luck getting it fix before bringing it to "management's" attention a dozen times and sooner than 2 months. The final straw......THE BUILDING IS INFESTED WITH RATS!! They came in during the heavy rains a couple months ago. When I say infested.....I mean INFESTED! You here them in the walls, by the air conditioners, see that at night and see their feces in the morning. But, Slum Lord Bill refused to hire a professional and eliminate the rodents. Instead puts a trap here and there. 10 traps and dozens of rats (probably more)....you can do the math on that. One of the pictures is the amount of rat feces I found when I moved my couch (yes, the same couch that was infested with termites). Lastly, the walls are so thin. You here EVERYTHING the neighbors do, and since there aren't any background checks, you get some real quality neighbors. In #36, I had the pleasure of living next door to a very loud, very disrespectful family of Latins. Yes, a family in a one bedroom apartment. A husband, wife, son, son's girlfriend and a baby, plus there constant influx of loud obnoxious family. Loud music, loud voices, thin walls is not a pleasant living situation. I was "allowed" to break my lease early only after threatening to call the city code compliance and complain about the LEAKS and RATS. Two washers and dryers for 30 units and one is always broken. Do not believe these 4 and 5 star ratings. This place is a mess. Yes, the view is great, and initial impression is not bad, but the positive attributes stop there. Always problems in this building. I am a current tenant, but will be moving the day my lease expires. So many problems....where should I start? Let's talk about the quality of the neighbors. The owners do not do any background checks, cops are here at least once a week for loud music, evictions and who knows what else. This place is a revolving door for evictions. Do you want to live next to people who are repeatedly evicted from apartments??? Let's talk about the noise, the walls are so thin. You hear EVERYTHING your neighbors are doing, watching TV, playing music, fighting (the owners fight and scream EVERYDAY). Maintenance is slow and ineffective at best. You must complain at least 4 times and wait weeks if not months for problems to be fixed. The owner/handyman, Bill Prevatel, think he can fix everything himself (which he can't) and refuses to hire a professional to fix jobs correctly and quickly. I can't state my examples, because like I stated, I still live here and I don't need the backlash. When issues are not fix, the owner/maintenance response is "we are trying our best", when management, stop trying and FIX IT! Let's move onto pests.....take your pic. Do you want roaches? They are here. If it's not roaches, it's termites (every year around March, April and May - termite breeding season), it's millipedes or some giant Leviathan green/brown flying mutant roach/grasshopper/wasp mutant that has eye looking things that glow in the dark on it's back, and now the building is infested with rats. Have the owners called an extermination company? No, the put down sticky traps and a month later.....still rats. I did not spend my time writing this out of spite, I did this to warn you. The owners and slum lords and liars. Don't be fooled, don't rent here.

My husband and I we are renting 1 bed / 1 bath in this building and we are very happy, with the maintenence and care that the owners/managers has for this place. The manager is very sweet and always try to accomodate us in our needs,she and her husband reside on site and is very handy to have them close everytime we have a problem, because they always available and respond fast. Building is old,...and of course has some problems,sometimes... but Bill & Pat are always there to fix it. I really recommend this place, the area is quiet, great if you have pets, beautiful landscaping and waterfront views. neighbors in this building are very good too, (only now, because last year was some kind of problematic neuro-depresive-crazy resident, but thanks to the manager, they are out of the building )

Beware, beware, beware of the resident manager -------. She runs ALL of the tenants out of the place. She is mean-spirited and evil. The landlords are kind-hearted but maintaining is very slow.

I've been living here for the past 6 months and I love my apartment. The view of the bay from my balcony is breathtaking and moreover, the landlord/ property manager are the nicest people ever. F

Je suis Francaise et j'ai l'habitude d'aller a Miami plusieurs fois par an. Je loue depuis 4 ans un appartement au MID BAY CLUB et j'en suis absolument RAVIE !!! C'est calme, il y a une vue magnifique sur la mer ; la piscine est tres agreable et autour, il y a des transats et des barbecues a disposition ! Les appartements sont confortables sans etre de tres grand standing et il y a un excellent rapport qualit /prix ... voire bien mieux !!! Chaque fois que j'amene des amis a l'appartement, ils sont charmes par l'ensemble et egalement par la gentillesse des proprietaires qui sont vraiment aux petits soins pour leurs locataires. C'est tres agreable et securisant !!! L'immeuble est tres bien place pour les differents deplacements que j'aime faire : south Miami, Everglades, Outlet in Fort Lauderdale, downtown Miami ou Fort Lauderdale, la 95, la 1 ( 2 blocks) ... rien n'est loin ! Je recommande fortement cet immbeuble !!! Et les amis a qui je l'ai deja recommande ont ete ravis de leur sejour au MID BAY CLUB !!! I'm French and for more than 4 years now, I'm used to rent a flat in MID BAY CLUB and I'm absolutely happy, glad, enthousiasted to choose this place. I like it because : parking is very easy, it's very very quiet, from balcony, you have a so nice view on the sea and on Miami Beach. At the swimming pool, you could use transat and barbecue. Owners are very kind and very helpfull as soon as you need something ! All my friends who come with me at MID BAY CLUB spent a very good stay and are impatient to return to this nice place ! Owners and manager are very present and for security, it's really a good thing ! I'd recommanded this place many times and people always where very happy ! Plus, I think MID BAY CLUB well positionned because close to the 1, to the 95, between downtown and Aventura mall ; not so fare from outlet in Fort Lauderdale, Everglades and air boats ... great place to live !
