I've had a great experience living at Biscayne 112. The property is well-maintained, the amenities are solid, and the location is super convenient. A big shout out to the manager, Michael-he's always professional, responsive, and genuinely cares about the resdients. Highly recommend!

This place is everything I wanted. I love the amenities, I love my apartment. The staff is amazing, I had no issues with my move ins. I’m very happy with the building. Very happy with everything. And I’m excited to decorate!

Dear building owners, I am writing to share my experience living in your building for the past 5 months. First and foremost, I want to highlight that I have always paid my rent on time and maintained a respectful and responsible relationship. From the beginning, I have encountered issues with parking. As I have two vehicles, I pay around $150 for this service. Unfortunately, on several occasions, my designated space has been occupied by other tenants. Coming home after a tiring workday only to find my parking spot taken is quite unpleasant. However, what is even more concerning is the lack of action from the management to address this issue. Another aspect that negatively impacts my stay is the building's construction. The walls are incredibly thin, meaning that I can practically hear everything my neighbors do: conversations, furniture movements, and even private activities like dogs barking and intimate moments. This lack of privacy and tranquility has begun to affect both my and my partner's quality of life. Furthermore, I have noticed structural cracks around the building's premises, including on the ceiling of my kitchen. This is a legitimate safety concern that puts our well-being and that of other residents at risk. I have attempted to communicate my concerns to the management via email, but unfortunately, I have not received any response. The situation became more tense when I expressed my dissatisfaction to the building manager. Instead of addressing my concerns seriously, I was downplayed and told that I was paying a low rent. When I expressed my desire to terminate the contract due to these unacceptable conditions, the manager presented me with a document in very small print and refused to send it to me via email for me to read it calmly. I hope that you take my review seriously and consider the necessary improvements to ensure the comfort and safety of all tenants. As someone who values their home and seeks a peaceful living environment, I find myself needing to explore other housing options. Si estas leyendo este comentario y estas pensando venir a vivir a este lugar, créeme, te lamentaras desde el primer día. Te voy a explicar paso a paso por lo que pasaras. Primero que nada te darán una oferta de precio de renta lo cual no te parecerá mal. Lo que no te dicen es que ese precio de renta subirá unos 400 o 600 dolares más de cuanta cosa te pase por la mente que te podrían cobrar. La estética del edificio es de un lugar que tiene 20 años en deterioro pero en realidad es una edificio nuevo muy mal administrado y explotado. Las puertas traseras no funcionan, los elevadores en muchas ocasiones no funcionan y te toca tomar las escaleras, no existen parqueos para visitantes, todos los parqueos a la redonda del condominio son de pagos, 10 dólares por tres horas. No pienses por un segundo dejar el carro estacionado abajo porque llaman la grua y te remolcan el carro que como si fuera poco debes pagar 145 dólares para recuperarlo, lo cual ya me paso aun siendo residente. Si tienes varios carros como yo debes saber que pagaras 150 dólares mensual por cada carro que tengas. Una total locura. La atención hacia los residentes por parte del personal de las oficinas es super deplorable. Si tienes algún problema en el departamento y solicitas un servicio créeme que terminaras arreglandolo tu mismo ya que demoran en venir una eternidad. En estos momentos solicite un mantenimiento hace casi una semana para la secadora de ropa y aun no han venido. Solicite que cambiaran el filtro de aire y nunca lo hicieron, terminé comprándolo yo. Me parece una falta de respeto esas negligencias en un lugar que pagas casi 4000 dólares al mes por un departamento de dos cuartos y dos baños. En el estacionamiento pusieron obstáculos para la velocidad lo cual es de pésima calidad y siempre están sueltos arriesgándote a que en alguna ocasión te pueda dañar alguna parte del carro. Las puertas de entrada están protegidas por puertas automáticas, puertas que abrirás con un acceso que te dan en la oficina una vez pagues 100 dólares por la pegatina y los 150 dólares mensuales del carro pero lo curioso es que no te darán esta nombrada pegatina ya que la impresora que las imprime esta rota por lo cual si llegas del trabajo super cansado como yo a las 5 de la mañana o a la hora que sea vas a tener que esperar en la entrada hasta que alguien que si tenga esa pegatina entre y tu puedas entrar detrás. Por favor que alguien me diga que este lugar no es un infierno. Después que veas todos estos problemas verás que este lugar no será tu hogar, más bien será un tormento en tu cabeza cada vez que pienses que vives aquí. Como es lógico cuando decidas ver la forma de irte te aquí y alejarte lo más que puedas te dirán en la oficina de forma muy déspota que como ya firmaste un contrato tendrás que pagar dos meses como castigo para poder irte lo cual sería en mi caso unos 7000 dolares. Locura total. Para finalizar y como si fuera poco. En caso que seas de los que tienes varios carros como yo y los uses solo una o dos veces al mes, debo decirte que estas en riesgo que esos carros sean remolcados aunque estés pagando su estacionamiento. Según la oficina los carros que no se usen a menudo serán remolcados jajjaja. Este lugar es digno de risas. No te molestes en reclamar o hacer algo al respecto. Ni se inmutan en hacerte caso y cambian las reglas, los precios y lo que les de la gana a su antojo de un día para otro. Resumen: si deseas vivir un martirio diario ven a este lugar pero si deseas paz aléjate lo más que puedas. Me lo agradecerás.
