Community is clean and quiet. The property Manager, Viviana is nice, efficient and resolves tenants issues with experience, compassion and professionalism. The community is in a great area with easy access to the turnpike and palmetto highway.

The place is quiet and closer to the highways, so commuting time could be shorter if you want to go to downtown, the airport, Doral, or Homestead. The apartments are comfortable, with good amenities like a gym, BBQ, and swimming pool. The bad things are no guest parking available, a bad internet signal, and dirty green zones with pet poo.

So we are on our second year round here... And the reason we renewed the lease is because we are friends with most of the old staff, which is mostly been either replaced or couldn't tolerate it. We probably won't the next, because we are ditching this zipcode for a less expensive one. First off, don't make any holes on the Extremely resistant cardboard of the walls (sarcasm intended, although practically all apartments have that) or you will be charged at least $5 per nail nano hole. Probably this residency is not the only to charge it though- and i wouldn't fault them the holes are annoying to cover. Roaches are not a mist, are a reality. I wouldn't say they are Everywhere, but they have officially rented the kitchens for themselves. There's a guy that comes every now and then and applies some pest control liquid to behind the fridge and in some bathroom corners; probably just water for them to stay hydrated while they sleep on the kitchen. One parking per 2 bedroom, good thing we only have one car- but don't even think about inviting anyone cause there are NO Guest parkings either. Maybe they'll fix it this week or the next... The manager can be nice; she's mostly nice to me. But most of the time she can be cold and uninterested; is very uninterested on helping or answering anything to most people i know and then they tell me about it, and i can imagine it, but i have had good moments with her. Management is utterly excited to fix anything; specially the probably-from-last-century air conditioner, who is broke more than 4 times and 2 during weekends in the last year. If you have the luck for your A/C to get broken in a summer weekend, or friday, don't even bother calling until Monday- they won't bother coming until then either. They remodeled the pool last year! had it locked for 2-3 months when it should have lasted 3-4weeks; i'm still trying to find the actual difference- besides the increased amount of bugs because the filter gets broken often and/or they don't clean it as often as they used to. The point is, is almost always full of small winged flies that are either floating or already sank to the bottom. I don't officially mind it, but sometimes they are a lot and my neighbor sometimes had to come with a net to fish them out himself. The gym is dusty. I don't care. But my neighbor constantly complaints about it and the staff doesn't comply- one of these days i have to go help her with some papers in the business center cause she is unwilling to ask the manager due to being treated rudely on previous occasions. The business center is great though. They changed the computers. I'm not being sarcastic this time. It even has a photocopying machine; if you're not as afraid as my friend to ask the manager how it works, or figure it out on your own, it can do wonders to help you. The neighborhood is nice. Lots of nice neighbors. Lots of kids around. Lots of dogs around. I love them all, so i'm content. They need to fix the kids playground and return it to its former sand ground glory. Kids used to play there, no more since the wood ground. We went the other day and found a big spider web on it to prove its abandonment. I haven't precisely experienced any safety issues myself. I like that it has no outer gate, but i suppose that is a safety hazard on its own. The security wanders around at night, we are friends with 2 of them, and at least I always see them doing their job accordingly. The door is easy to break into, but being realistic- that applies to all doors in this country- or at least 85% of them. They have a luxer one packing system, to solve a problem i heard they had with denounces of packages being stolen(never had that problem myself, just heard it as a rumor and anyhow now is fixed) - never had a problem with it until today, i called them because the manager was already gone for the day and they are great, solved the problem almost instantly after 15min of wait only (sounds like a lot in writing, but i expected a bigger delay because the machine said i was 8th in waiting to speak with support and they were swift on fixing it too!). The problem will be fixed by tomorrow if the parking remodeling doesn't delay it. They are fixing the parking this week and the next. I don't think i want to know how it goes... but maybe it comes out fine! Maybe. It started today, all cars on that section were moved to every-car-for-itself even though i didnt see any changes when i walked by. Maybe it will tomorrow? There's the bbq tables. One grills per table. Two tables. Nothing wrong with it as long as it doesn't rain, cause it has umbrellas but they are made of fabric (?idk why someone would make an umbrella of a non-impermeable material) and anyhow won't cover the grill. Just bring your own carbon and lighter. Never had a problem with it- you shouldn't be intending to grill anything under rain anyways. Washing around here can be a problem if your apt doesn't have laundry built-in; with the increased amount of built-ins on the apts maintenance gives little attention if any to the laundry rooms outside. They Will lock it after 11 or 11something; if you are negligent enough and forget it on the drier or washer until 2am it will have to stay there until morning after 8am or so. Been there, done that. But is cheap. $1.75 per wash or dry, you get $4 if you put in a $20 bill at once. If you go anywhere else you can waste up to $5 per wash or dry, been there done that too. Oh, and the 2nd or 3rd room is a balcony accommodated to be a small office-like bedroom. Is comfy but sometimes is hot because a/c doesn't get well to it unless is 5am and you left it all night on 60. I have seen worse apartment residencies. But if you can't tolerate it, you should get somewhere more expensive. There's no max-price limit out there if you want to afford it. And around this zipcode, there is really nothing under or at $1200. (except maybe if you can get an efficiency from someone around here you know, but that is your deal)

I live here now and I hate it. For 1 they keep advertising renovations and they have done NOTHING!!!! All they have done is paint the parking lot and the buildings but the inside is same old dusty crap. The A/C vent in the "master" bedroom never works, there roaches my sink is always leaking, you can hear everything happening at your neighbors house including the roaches/insects crawling in the walls and then they have the nerve to raise your rent. I can not wait till my lease is up. Only good thing about this apartment complex is the neighborhood.

Roach motel!! This place is DISGUSTING!! Nothing I did got rid of the roach infestation. Imagine sitting in your living room, looking up at the ceiling and seeing pregnant roaches crawling. Its so infested I NOW know what a pregnant roach looks like!! Absolutely repulsive. Do not move here, the leasing office is complete scum bags. I also believe they were messing with my FPL, my FPL here was always over $200 my new place is much bigger, and my FPL is $70 a month, and NO ROACHES. So I KNOW the roach problem wasnt me! Imagine, going into your babies room and moving his tv stand to vacuum and finding at least 20 roaches. This place is disgusting. And their park is full of red ants, do your child a favor and never take them there.

Because of this experience, I will never move into a place without reviewing it more. For one thing, as others stated its not really a 2bedroom, the second bedroom NEVER got cool. Also, when we moved in so many nails were sticking out of the carpet my boyfriend had to hammer them down, thankfully our toddler never got pricked by one. The covering on all the cabinets literally peeled completely off (Kitchen and bathroom). One night while coming home from a date with my boyfriend (Thank GOD our son was at his grandmothers), a bunch of thugs were standing in our parking space cursing and screaming demanding where one of our neighbors lived. He was clearly on drugs or drunk, because he kept saying how he needed to get into the guys car, and our apartment numbers our on our parking space, any sober person would have seen that. And kept yelling how he was going to bash in the guys car windows. Another safety issue we had was one day while I was taking my son on a walk, somebody had tried to break in and completely destroyed our door knob and lock. Maintenance had to drill the whole thing out. One of our neighbors threatened us and when we looked up his record online he had TWO pages of burglary charges, home invasion, kidnapping, illegal firearms, drugs. When we alerted management they did nothing, they said those people were in the process of being evicted(they never were). One night around 2am we had two men banging on our door, no idea who they were or looking for. So if youre going to live here, get an alarm, and use your right to bare arms. Now onto the actual apartment! Along with the cabinets completely peeling off. The ac unit froze countless time, maintenance never showed up when needed, thankfully running the fan on would melt it, after you chip off the blocks of ice of course. ROACHES!! I literally cried in my living room many nights, that no amount of bug poison, bug traps, bleach, cleaning supplies, vacuuming, would kill the roaches. They were even on the CEILING! I would look at the digital clock of my microwave and see roach shadows over the numbers. The exterminator showed me a photo of one our neighbors homes, and the top of their closet door was literally BLACK from roaches. Do you know what a pregnant roach looks like or hatched roach eggs? I unfortunately can say I DO. It was humiliating having people over because God forbid they noticed. As any sane parents would do, we broke our lease and moved. None of these reasons were enough for them to allow us to break our lease 2months early.

THIS PLACE IS A DUMP!! They are NOT renovated, unless you call new carpeting and a paint job "renovated." There are cracks and permanent stains on the tile; the Formica in both the bathroom and kitchen is either coming up or scratched, cracked, and ruined; the laundry machines have NO HOT WATER; the machine to load your laundry card is almost always out of order (so good luck being able to do your laundry on the fly); parking is a NIGHTMARE (only one reserved spot per 2-bedroom & GOOD LUCK finding a guest spot); the living room HAS NO WINDOWS and the only way to get light into it is through the guest bedroom; they let people put 3-foot-tall amps in the pool area and party well into the evening-- even on Sundays!; my husband had some guy that lives here come up to him and ask him where he could buy some weed; guys with pants that drag down below their asses and tattoos everywhere looking like ------ gangsters walk around the complex drinking beer; people sit down in the common areas and smoke weed several times a week; the second bedroom of the 2-bedroom was an addition, so the A/C barely makes into there because of bad design; the kitchen appliances are outdated and barely work (our dishwasher just rinses our dishes rather than washes them)... I mean, the issues are ENDLESS!!! We're moving the MOMENT our lease is up! One year of this crap is enough!

Stay away from this community!!! Don't be fooled by their old and untrue "Remodeled Units" sign. Everything about this apartment was just a nightmare: from the building in itself to the management. Their "2 bedrooms" is more like a 1 bedroom with a small office. The 2nd bedroom was what used to be the patio area that was turned into an additional room. The small room had poor a/c ventilation and the shoddy construction is very visible to the eye. Their carpet is cheap and easily ruined. It s a braided Berber carpet; anything, even your heel can make it come undone. Overall the interior of the apartment was old, with poor attempts made to refreshen the unit. They just keep painting over 30 years worth of paint layers which cause the paint to chip. The bathroom was just nuts! Hot water only lasts about 20 minutes and the pipes are always making noises and leaking. If they would have allowed me to view the apartment before leasing it I would have declined. That was my first mistake. The parking here is a nightmare; for the 2 bedroom you only get 1 assigned parking space and the visitor parking spots are few and far in-between. Inconsiderate neighbors and visitors will park in your assigned spot without thinking twice. The management office does nothing to try and control the parking situation. You have some individuals that have 3-4 cars and have them constantly parked in visitors. Beware if your family comes to visit and they park somewhere other than the designated spots: the security guard will place a huge sticker on your window, in order words you get penalized for their own lack of management. The only thing that the security guard does is protect the office spots and put stickers on cars that have no other place to park. Don't even bother going to him for anything, he'll say he can't do anything about it. My experience here was horrendous. I thought that I could overlook everything because the location was soo close to my job at Baptist and good proximity to FIU but, I could no longer take it when someone tried to steal my new car within the same week of it being bought and then it got keyed shortly thereafter. When I tried to speak to management it was a lost cause. Not only is the property manager nasty, rude, uncompassionate but to top it all of they are crooks! They will say that they didn't get your payment on time and charge to a late fee. If you try to fight it will just make it worse- they will stick you with attorney fees. Please stay away from this place. It's not worth it. I was able to find a townhome for just 100 bucks more in a better area and better management.

I lived in Cherry Grove for the past 2 years and recently moved out to a different location because of the distance from my workplace. I have one thing to say...I MISS MY OLD APARTMENT.I never had any major issues while living there and any minor issues where handled very proffesionaly by the manager and quickly by the maintenance staff. I wish my new rental home handled things the same way or I may be moving back soon. I recommend the community because of it's ammenities, apartment size, location, and attention from management.
