DO NOT MOVE HERE I wouldn’t wish my experience at Motion at Dadeland on anyone. Within months of moving in, our apartment turned into a nightmare. I’m talking about a full-blown roach infestation — not “one or two,� but roaches everywhere: in the bed, crawling across the floors, in the kitchen drawers, the bathroom, the walls, even in the hallways of the building. It got so bad that we were forced to leave our own home for weeks. Imagine paying luxury rent to literally flee your apartment because it’s overrun with insects. And if that wasn’t enough, when we moved out, we discovered mold all over the unit. Just sitting behind furniture, spreading on walls — completely unacceptable and a huge health concern. Management’s response? Slow, dismissive, and nowhere near the urgency you’d expect for something this serious. We were promised weekly fumigation — it didn’t happen consistently. We kept sending proof, photos, updates… and things STILL didn’t get resolved. Meanwhile, the roaches kept coming. The apartment was basically uninhabitable, and we lived out of bags, unable to sleep or function normally in our own home. Then, shockingly, management still tried to charge us early termination fees for wanting to leave conditions that NO tenant should ever have to live in. If you are considering signing a lease here: DON’T. RUN. This building has serious problems behind the walls, and residents are left dealing with the consequences. Motion at Dadeland was the worst renting experience I’ve ever had, and I wouldn’t recommend it to anyone — not even as a last resort

As an international student from UM, I have to admit Motion is convenient for living especially when you don't have cars. Target is right across the street from the apartment and there are Publix, Trader's Joe and Whole foods within one railway station distance. However, except this only pro, I wound definitely not recommend you choose this apartment. Motion's elevator breaks down frequently, the hallways are full of marijuana smell, the sliver fish and cockroach are everywhere in my unit, and my packages have been stolen several times. I don't think such an apartment is worth $3,600/m for 2b2b.

I have lived in the building since 2020, I had to renew my lease in May 2023 and the minimum increase was 12% of the total rent, considering that it is not a cheap building, they can be more cautious and take care of their current residents. The problems are not lacking, the grills have not worked for more than 8 months, the smell of weed in the corridors is DISGUSTING, the noises inside the apartments are absurd, from the gym machines, the people from the shopping center, cars, the metro rail, no parking for guest, tickets by pay by phone, etc... will make your apartment an unwelcoming place... For some reasons residents do not last in this building. If you are looking for a place that you can call "HOME" this is not the place to live.

If I could take away stars I would!!! First of all, like everyone, we were originally excited to move into this building. THE DAY WE MOVED IN, I spoke with someone in the elevator who was moving out and told me, "The building is great, management is terrible" a few months later I came to agree. I have a very young family with two small daughters so safety is high on my list of priorities. From homeless people wandering the building to drugs falling onto our balcony to gates being constantly broken and cars being stolen. Elevators are constantly broken and packages are dropped off in a small room where your package may be opened and contents stolen. We have not felt safe AT ALL. Building management is not PROACTIVE but REACTIVE, they will wait until something happens to you then ask why were you there, victim blaming at its finest. We pay $150/month for preferred parking on the 3rd floor which gets us front row to any car thieves as experienced late August (see attached email from the building confirming) which turned out to be the car directly next to ours being stolen. Gate was broken at least 2-3 weeks before building management decided to hire "Security" to control the wide open gate access from 6pm - 6am, because everyone knows car jackings only happen after dark. That reaction could've been quicker. Since then, gate has broken twice, first was address quickly, however this second time, not so much. Gate has been broken since mid December and per the attached photo taken yesterday, Monday, Jan 3rd, 2023 @ 9:42PM, we just get cones and still no guard to make sure only paying, authorized tenants can access. VERY, VERY SAFE. We reached out voicing these concerns and more on 11/6/22, took management 10 days to realize they should respond since the contact we had "no longer worked here" even though no auto-reply was received. So you just fire someone and don't forward the emails to someone who can address? Great. At this point we were convinced, let's leave before the danger gets any more serious. Per the signed agreement, we are required to provide management with a minimum of 60 days notice prior to moving out so we did, advising on 11/6/22 we would be leaving 1/9/23, fair right? WRONG, management denied us from releasing us from the agreement even though State of Florida requires Property owners keep my family safe. Here we are, a few days away from leaving and we are hit with the normal bill, we reached out so the bill can be prorated until the 15th but instead we are hit with a late penalty of $450 and an email saying pretty much F*ck you, pay the penalties and full rent plus another month's rent. We have done everything to make it a smooth termination to the lease agreement as management has not held their end of the agreement but clearly they just want the money. If I was you, reading this before applying to live here, I would consider any other building in near the dadeland area such as Crest at Pinecrest or The Residences at Thesis or Pearl at dadeland, anything BUT MOTION AT DADELAND to save yourself the aggravation of not being considered as a human being requiring life safety. Please see all photos/screenshots attached and confirm for yourself, again rent elsewhere, we did not feel safe living here. Good luck on your search. J.E.

Had an ongoing issue with next door neighbors, never got resolved. With loud noises next to my daughters room, like scream, slamming doors, throwing objects at anytime of the day special at night. Overall with the rest of our experience has being ok.

My experience in the building has been great, but you cant even have visitors over because there is no parking available in the building or the surrounding area. I cant even get a permit for a 2nd car.

Motion is beautiful. Amenities and apartments are modern. Views are unbeatable. Convenience is superb. However, there is no guest parking, so when you want to host, youll have to send your guests over a block away to pay for parking in the Dadeland North Metro Rail Parking Garage. Good luck.

Motion at Dadeland has been nice so far. It's very clean and well kept. There's no guest parking which is the downside of the property. I've never been anywhere with no guest parking before. Housekeeping and Maintenance staff are super nice and helpful. Some of the leasing staff are not as approachable.

Already described previously. The building is great, maintenance is quick, but the staff is generally non-responsive. Hard to get any kind of help without forcing them to answer to you face to face. (Except Simon, love him)
