My husband and I have lived at The Palmer Dadeland for 9 months, and this place has been nothing short of a nightmare. It looks nice — that’s the bait. The reality? Roaches in common areas, including walls near the trash room and hallways far from it. The weed smell is constant. Hallways, apartments, even the elevator smells. Complaints are ignored. Dog rules don’t exist. Leashes are optional, apparently. The “concierge” might as well not exist. Food deliveries are left unattended at the front because no one is ever there. If you’re thinking of moving in, be warned: you can only move in on weekdays. No weekends. Not even to bring boxes. When we moved in, Saturdays were allowed — now they aren’t. On top of that, there is a maintenance worker towing trucks on weekends if they’re left unattended. When my husband and I fell on hard times and needed to move out early, management showed zero humanity. They refused to work with us or allow us to bring boxes down to move faster. Erica, who was shockingly rude and dismissive, kept repeating that it was the “11th hour” and that we needed to “figure it out.” No compassion. No help. Once you experience financial difficulty, you see their true colors. You are only as good as your last rent payment. Late once and you’re treated like trash. The garage is unsafe. Cars get hit or broken into. This place is all control, no care. I wouldn’t recommend it to anyone. Look elsewhere.

This place has good amenities and the maintenance staff and concierge are very nice. other than that we had a serious Cocaroach issue that lasted nearly 3 months to resolve. Additionally not everyone that has a pet cleans after them so many times you end up with their poop on your shoes. Outside of the west building it usually smells like the zoo because of the urines from dogs. The administration is ok but you have to be careful with what they promise.

The office staff are helpful to a certain extent especially when you're looking for an apartment and or moving in. They don't read emails consistently or listen to voice mails. So getting a timely response is tough. The maintenance team is great and they have a great response time.

Everything has been pretty fantastic. The upkeep of the premises, the other tenants, amenities, etc. My only complaint is the communication with the administration. They have a messaging app that they rarely check and they aren't great about responding to emails either.

Great amenities and office staff. Lots of activities offered and I have had no issues so far. My biggest complaint is that guests have to pay for parking. I find that to be absurd for people to have to ask their guests to pay to visit them. Otherwise, great property so far

Amenities are very well maintained and lobby is very clean. Apartments are somewhat bigger than the newer apartment buildings you have seen recently built. Hoping this is changing but my last experience with the leasing office wasn't great. Had a leasing agent intentionally delay my deposit to transfer bc she was trying to get commission from a new tenant wanting to move into my unit. She has since been fired for another incident not related to me.

Building is beautiful and great amenities. Everyone is very friendly. But the office staff is impossible to get hold of. Never answer their phones or emails. Need to go in person if want something. Very frustrating as they never seem busy in there to not answer phones and emails. Huge disappointment with lack of responses. Talked to manager about it and still nothing has changed. Terrible customer service

I have mixed feelings. On the positive side, when an appliance needs service they respond quickly, but just about everything else is negative particularly the management, receiving, security and maintenance of the building. I would rate worst I have seen in 10 years living in luxury rentals. The elevators are broken most of the time. Hallway carpets are not cleaned. The garage is very dirty and dangerous. Zero security at night. No receiving service and the general manager is horrible. They are lucky because of shortage of supply compared to high demand in the area. Constantly smells like pot and some unit owners have several dogs barking day and night, but the worst is really the management.

My experience is not what I expected. The building looks beautiful all around and the process to fill out all documents was smooth but when it came to communication about issues in the apartment, that was poor. I still have a mold issue that has not been taken care of and would hate for any future renters to have to experience that.

Very nice and well maintained community. With well kept amenities and easy access to public transportation, shopping centers, restaurants and major highways. Apartments are modern and bright with high end fixtures
