Rosie was so amazing. She took the time to answer ALL my questions. I had quite a lot. Her office was so busy when I walked in but she greeted me, offered me a drink and I sat patiently and waited for her office to clear out. She was so bubbly and pleasant. Although I am not looking to move in until the Summertime, this is definitely on the top of my list!!

Definitely not worth the price for the quality of apartment. However, it is close to shopping. Pest control is a joke, they come and spray "sugar water" which make the pests come out in numbers. Very quiet but parking is horrible and you will get towed at your own expense whenever management feels like it. Extra charges are a boat load of crap.

Bermuda Villas is an okay place. The gym is decent and the laundry facilities are standard and at least they offer a pool. The thing that Bermuda Villas need to work on is their staff. I have lived there for a long time and just in the last years they have changed the leasing polices many times. Parking is a nightmare. Here is no parking when you return from work. They change companies that they choice to police parking often. Each change you have to fill and pay for parking. The way rent is paid has changed too. You used to be able to write a check and drop it off at the office. Now you have to pay online and add a $1.99 processing fee for every payment. The garbage is in the center of the complex, so you hear the trash truck early in the morning every time. Back in the day Bermuda Villas was a great place to live, but now... I wouldn't think about it. Ask the tenets there. They are not too happy. Most are moving in the next few years.

The Apartment looks nice in the pictures. But the real thing is horrible... I lived in one of the studios... It was infested with Spiders! Later to find out it had a termite infestation as well!!.. The cabinets in kitchen and bathroom were outdated.. 70's .. Also came to find out my apartment was a portion of a 3 bedroom apartment... That had been closed off to make a studio (1) bedroom. Be careful!! Looks can be deceiving! BEWARE

Lease signed 2013 and still dreading the lease- Studio was leased. I fell in love with the layout of the upgraded studio in the website. When I went to the office, the studio could not be seen. However, I needed a place quickly. I was able to move in within the week. Turned out, the unit was not upgraded, which I was okay with, considering unit costs $865 monthly with water included (fabulous price in Dadeland area for studio) and I was in a rush to move in. However, the unit had few roaches dead under the cabinets when I inspected the place. I told Nico (property manager) and she ordered for pest control to fumigate. I saw bearable (not really) roach activity. Eventually little roach activity. Then after 3 months, roaches appear all over in the kitchen and some in the bathroom! Pest control supposedly comes every other Friday and leave a card in the unit to notify you that they were there. However, it does not seem like much spraying is done. PLEASE NOTE: I am a neat freak. Floor is swept and mopped several times weekly, dishes always done, food put away (although lately I have been buying outside because of the infestation, I don't even want to use my stuff), bed always made, bathroom flawless, and no pets... so clean you can eat off my floor if you wanted to (if roaches were not there). Roaches should not be in here. I was ordered to clear all cabinets for pest control to fumigate and seal all holes, which is a big inconvenience, since it is like if you are moving. Fumigation did happened as dozen roaches were dead in the kitchen when I got home but holes were not sealed which defeats the entire purpose of fumigation. This is not a place I would recommend for others to live if you can afford other places, this is not a good choice to be cheap, unless you absolutely have no choice. The studio is tiled, beige walls, white bathroom with outdated sink, very small kitchen with little counter space, beige appliances and cabinets (full fridge and stove with oven), water is included and apparently at the time of my lease, only cats are allowed even though plenty of tenants have dogs. Walls are very thin, I tried to hang a wall accent with screws and screws fell off. Although there is a wall the separates your bed area from the living room area in the studio which is very nice because it keeps your space private. Pool area is great and laundry facility too, the gym is nice too. There is wifi in the pool area. There is a carwash station in the back of the complex. Honestly, I have considered breaking the lease and moving elsewhere. However, I cannot afford to pay what I paid to move in so I am stuck. I have 6 more months to go =(. This area in Miami is not cheap, per say, even for people earning 30k-35k a year, so finding an affordable place is HARD around here in the metropolitan area. You would have to look further south, nearing Homestead or North Miami. NICO GREEN- very nice lady and firm with her words. I don't have an issue with her.If you complain to her either through a call or phone, she will reply very quickly with s "Solution" (I put in parenthesis because a solution to the roach problem in the building would be to tent the entire building as roaches live in between the walls). However, as property manager, you cannot expect her to be completely honest about the pest issue if you are looking to move in. Business is business and she needs to have movers in. Located behind dadeland mall in miami and very close to hwy 836, FIU South, UM, MDC-Kendall. HOPE THIS HELPS!!

I've lived here for five months now and my friend had lived here for a couple of years and we both love it! The rent is cheaper than a lot of other apartments in the area and it's nicer too. The appliances are old but still work and the grounds are really well kept. My apartment is really quiet and safe. I've also not seen one bug in the apartment which is amazing since every place I've lived in Miami has had that problem. The move in process was stress free too and they don't ask for first, last and deposit like many other places. I couldn't be happier!

UPDATE: August 23rd 2013- Now I understand what a previous reviewer meant when they had an absurdly different viewpoint of the villas. This is pretty obviously a renovated complex of an extremely low income neighborhood. I also understand why the apartment manager was insistent at the beginning that there are NO pests right now and any pests would be brought in by me. Do not believe her. The cockroaches are present at the bottom of all the renovated closets and kitchen furnishings. The ants attack frequently, and the deposit that you pay is not meant to be returned. Living here for a year, I had to deal with an ant attack when my entire bathroom was taken over by ants for a whole week. I thought that was just Miami. Now I cant get rid of the cockroaches. They hide beneath the somehow off the floor furnishings, behind the refrigerator and the oven. I tried to inform the pest control as I am not around during day time to talk to Nico, they responded by spraying a few times outside the kitchen. I am not sure they even understood what I was trying to say. There was also a time when the heating broke down and supposedly the maintenance guy was unable to order the parts for a week. I had to stay in the chilling December cold without heating and the gentleman was not only unapologetic about it, he insisted that the only way to sort this was if he could stay longer that night ( it was 11am) and not on the next morning.Minor things like the kitchen furnishings giving up, I could put up with, since I am pretty good with tools around a house. But after living long enough, this house becomes pretty much unlivable. Also, listen to the other reviewer who said not to take a house next to someone with pets. Ask before you move in if your neighbor has pets. Most of the cockroaches and ants come on the wall where I share plumbing with my neighbor who has a dog. October 2012-I have moved in recently, but I can certify that it is a good place. People are very friendly, Nico is very helpful and the rent is not astronomical. Individual units are on the most part very nice. Mine has a dishwasher included in it too. The floors are tiled which is great, no special carpet cleaning. There is a car wash at the back. The whole complex is very quiet. The pool and other landscape are beautiful. The neighborhood is upscale and the complex is very safe with staff being around almost always. The downsides-The furnishings are not of very high grade. I have had the closet doorknobs come into my hands a few times. However, I have not noticed any of the things mentioned by the previous poster. Sometimes on quiet nights, you can hear the highway. But most nights with the AC and fan on, it is not noticeable. The parking is outdoor. I am in one of the back units so the GPS is sometimes not able to get the correct location and my guests and visitors have a hard time unless I give them the main address of the villa.

I have read some of the reviews posted here, and for the time that I spent living there, I can relate to some of the issues mentioned. It is true that the appliances are old, the cabinetry is ancient and the bath tubs and sinks are painted over rust, but for the people who rent these type of apartments is more than adequate. I've had a chance to glance through open doors and seen how some of them live. As much as management should better keep these premises, is really a question of whether they should take a loss by doing so. I assume that with the experience in the business, they have concluded that it is better to keep a fast responding maintenance crew on staff to take care of collapsing appliances and (half butt) patching damages to maintain prices competitive than remodeling apartments. Insects can be a problem since they accept tenants with pets, and if your next door neighbor has one, he/she might most likely refuse fumigation and you will inherit their pests. Parking can get crowded at night time. On the positive side, development is much quieter than others and landscape is extremely well kept.

I've lived at Bermuda Villas for almost 2 years now. Here's the honest to God truth, the Buildings are very well kept, they have a GORGEOUS Pool are and a Brand new Gym that make me feel as though I am at a luxury resort. The pool has great amenities: BBQs to use, a Jacuzzi, nice classy lounging chairs and tables. The buildings are always kept clean, painted when needed, grass is always mowed. The construction of the buildings is top notch. I never hear any outdoor noise in my unit. I genuinely feel the majority of the neighbors are pleasant, polite and friendly. Now for the downers: The office hours are 9 - 5, but on Friday they cut out early as heck because I've stopped by around 3:30 and no one is there. Why this is a bother? Well to use the Laundry machines you have to re-charge a card with cash. The machine to add funds to your laundry card is in the Leasing Office, which closes at 5pm! Which is when most people go to work! So its always a hassle and a half to charge my laundry card. We have a HUGE laundry room that you need a residents key to get into, why isn't the machine in the Laundry room?! This would make sense. The other incredibly -------- thing is the Pool hours. Pool closes at sundown. I don't get it. The good thing is there is plenty of security always patrolling the area, since i have lived there I haven't heard of any robberies or break ins. Its an incredibly quiet neighborhood, which I love and appreciate. Walking to distance to everything. Aside from the petty things i mentioned, I'd highly recommend this place to anyone.

The on site management had never contacted us that there was a problem. Apparently he was running around with some of the other children in the complex and even though hes a young teen now, can be easily lead. Anyway, 60 days prior to our year lease we get a non renewal of lease form. No written explanation or verbal for that matter. Rent was never late, we are 2 middle age working professional adults. apparently in this state there is no recourse for this either. I would never have stayed here but the condo we were renting from an owner was seized by the bank and this was all that was available on short notice. If you have children, especially with any disabilities, you are not welcome here.
